This is a self-built, unique and beautiful spiral straw bale studio in our garden with its own secluded patio and reed bed pond. Created with a reciprocal wooden roof. Inside is a double bed and a single, suitable for a couple or two friends. There is a separate outdoor kitchen, shower room and compost toilet. The paved patio is perfect for al fresco dining under parasol or relaxing with a book on the sofas. This can be used day or night as there's a chimnea fire and outdoor lighting.This is self catering, the kitchen comes with all the main essentials you'll need (plates, cutlery etc.) and for your first morning bread, milk, eggs, cereal and juice will be stocked for you. Tea and coffee facilities are in the studio room. Towels and linen for the bed provided as well as shower gel, soap, shampoo and conditioner as it needs to be biodegradable for our reed bed.
Bekesbourne is a small picturesque village with open countryside and orchards. Within walking distance of Howletts zoo and 3 miles to Canterbury's historic City centre, with it's beautiful Cathedral, wide variety of restaurants, theatre and cinema. There are also many seaside towns all within a 20-40 minute drive.

Charming self contained countryside retreat set amongst the orchards and footpaths. ideal for those who love long walks and cycling. We are close to the city of Canterbur and also the seaside towns of Whitstable and Herne bay, Broadstairs, Margate and the harbour of Ramsgate. also close by are the towns of Deal, Sandwich, Dover where you can visit the historic Dover castle and Walmer castle. The coach house - is a newly refurbished self contained separate dwelling where there is a spacious living area with fully fitted kitchen with all the facilities you will need. The bedroom has beautiful high beamed ceilings with king sized bed and en-suite. Guest access - guests are welcome to park on our drive. The neighbourhood - we live a stones throw away from our lovely local pub where delicious food is served 7 days a week. we live 5 minutes away from Preston where there is a garden centre, a butchers another great pub and a small shop.
The old coach house is located Within our grounds of our property.. The driveway is shared between ourselves and guests which there is plenty of room. Downstairs is an open plan lounge and modern kitchen, upstairs is a vaulted beamed bedroom with a bathroom, there is a newly installed hot tub available outside at an additional cost. £20 per day payable before arrival
There are long walks in the countryside surrounding us, we are also a 20 minute drive from the city of Canterbury and the coastal towns of Whitstable, margate broadstairs and ramsgate

    Located in the heart of the Kent countryside in the beautiful village of Littlebourne, Bramble Lodge is an ideal secluded base from which to enjoy a relaxing break with family and friends any time of year. The cabin has 2 bedrooms, a family bathroom, a pleasant open plan living area and an extensive decked area with outdoor furniture, bbq, fire pit and private hot tub. The cabin is situated on our 3-acre idyllic site with resident pygmy goats and micro pigs! We have a 2nd cabin - Oak lodge.
    The lodge caters for 5 people. An open plan living area has a well-equipped kitchen containing electric hob and fan oven, microwave, kettle, toaster, fridge freezer, cooking utensils, a family dining area and a comfortable sitting area with wall mounted flat screen TV with freeview and DVD player. Wifi also available. There are 2 bedrooms, a master bedroom with king sized bed and a separate family room with both a double and single bed. There is a large stoned garden area with BBQ, hot tub and fire-pit ideal for alfresco dining. The cabin is south facing and benefits from the sun from sunrise until sunset. With excellent amenities close by including the local shop, large village green, outdoor play area, local village pub (all within a few minutes walk), stunning scenery leading to numerous beautiful walks and cycle routes, this cabin is ideal for a year-round family break. Situated only 10 minutes from the historic city of Canterbury and on bus routes to Sandwich and the seaside town of Whitstable. Howletts zoo is less than a mile from the cabin and Wingham wildlife park within a couple of miles. Additional information... Founded by St. Augustine in 597AD it was the country's first cathedral. The building is particularly renowned for superb examples of 13th Century stained glass windows. Visitors can view the Crypt, the Tomb of The Black Prince and - most famously - the tomb of Archbishop Thomas Becket. The spot where Becket was murdered is marked in the cathedral. Local walks There are a number of beautiful walks located around Littlebourne. Walks to the nearby villages of Wickhambreaux and Ickham are definitely worth a visit.     Traditional bedroom with double bed and ample storage space in large cottage, built 1733. It has not been overly modernised, but has central heating, modern shower/wetroom, and Wifi. I also have a very friendly Jack Russell! Ideal base to explore East Kent. Due to steps and stairs, not suitable for people with limited mobility. Please note there's only one parking space (on my neighbours' drive), but there's also a layby 100 m from the house. The bus stop is about 300 m away, on the main road.
    Double room in Kentish cottage: open fires, beams, etc. Not suitable for people with mobility problems. The room has a double bed, is carpeted, has central heating and a walk-in wardrobe. Shared bathroom next to room; also a wetroom downstairs. We have a piano and a big garden. Towels, toiletries and a hairdryer are provided. Please note both the pillows and duvet are filled with feathers, and I'm afraid I have no synthetic ones. Breakfast is included: tea, coffee, fruit juice, cereal and / or as much toast and eggs as you can eat - though I'll happily provide other things if you give me enough warning :-) We have a Jack Russel...she's very friendly, but this is not a good place for someone who doesn't like dogs! The house is on a street off the main road in a quiet village between Canterbury and Sandwich. At the back of the house there's a field full of rabbits, squirrels and birds. The house is about a mile away from Howletts wild animal park. Good bus service to Sandwich and Canterbury - every 20 minutes through the day (not so good in the evening or on Sundays!) The bus takes about 10 minutes to get from Canterbury to Littlebourne; the bus stop is 300 metres away, on the main road. Half hourly train service from Canterbury to London (St Pancras/Charing Cross or Victoria); the fastest takes just under an hour. National Express coaches (to Victoria) are usually much cheaper but take about two hours. Apart from being just 4 miles from the world famous tourist destination of Canterbury and its spectacular medieval cathedral, the village of Littlebourne is surrounded by beautiful countryside, and the sea is within a half hour drive to the north, east and south....oysters at Whitstable, glorious sandy beaches of Thanet, Turner at Margate, Dickens at Broadstairs, birdwatching on the sand dunes at Sandwich, a pier and two Tudor castles at Deal, the White Cliffs and Castle at Dover (not to mention frequent ferries to France) - and there's Britain's only official desert at Dungeness, about an hour south west of Canterbury.
    It's quiet and rural. Canterbury is a very busy little town and I love it, but it is nice to get back to the peace and quiet of my garden. I think the most important things to see here are Canterbury, and the coast: Dover, Whitstable, Broadstairs, Sandwich - depending on your tastes and amount of time available.

    Self-contained annex with shower room and small kitchenette including fridge, hob and oven. The property is situated in our garden in the Kent village of Preston which is approx 10 miles from Canterbury. The space is open-plan with a double bed. A log burning stove has recently been installed. Please note that the property does not have wifi or a TV.
    The village of Preston is located in the Kent countryside about 10 miles from the historic city of Canterbury with its world famous cathedral, universities and shops and restaurants. The Granary is a self-contained open plan living area with kitchen facilities and separate shower room. In addition to the main living areas on the ground floor, there are steps to a mezzanine balcony which can be used as a sleeping area for a third guest. Outside is a large decked area and guests have use of the garden. There is a double bed and an air bed can be provided to accommodate a third person.
    The village of Preston is situated in a rural part of East Kent, within 10 miles of Canterbury. There is a small village store, pub, butcher, garden centre, park and church. The seaside towns of Broadstairs, Ramsgate and Margate are located about a 20 to 30 minute drive away, where you can find blue flag, sandy beaches, Turner contemporary art gallery and Dreamland amusement park. Also close by are the cinque port towns of Deal, Sandwich and Dover, where you can visit the White Cliffs and historic Dover Castle. Continental Europe is easily accessible either by car ferry from Dover or Eurostar from Ashford. For walkers, the area is well served by footpaths and many pleasant walks. The property is located on route 1 of the National cycle Network and cyclists can also enjoy the Viking coastal trail, accessed from Thanet.

    A warm and quiet room, seperate from the main house, with own entrance.There is access to the house for ablutions. In the garden there is a seating area which you are able to use, have a BBQ or just relax. Washing machine and dryer. There is also an outside tap to clean off muddy boots etc. If it is a warm day, please dry clothes outside,think about the environment. On entering the house you are in the kitchen, make yourself tea/coffee.
    Anyone walking the Via Francigena with a credencial will get the room for half price ( I will give you the money back) and an evening meal. If I'm around I'll give you a lift to Dover or Canterbury. I walked it in 2017. The gaden has room for tents, so fill your boots.
    There is a pub with a restaurant in the village, and also a village shop. The two nearby villages also have pubs, they are a 30 minute walk away along paths or road. Howletts wild animal park is a 20 minute walk away.

    Donkey Barn is situated in the pretty village of Wingham approximately 7 miles from the historic City of Canterbury, 5 miles from The Cinque Port of Sandwich, within an easy drive of local beaches, Dover Ferry Port and the Eurostar terminal at Folkstone. The property is totally self contained with it's own entrance but near enough to the owners house should assistance be required. Donkey Barn has it’s parking space and private patio. There are numerous farm shops locally offering delivery.
    Donkey Barn has a large main room with a kitchen area, (two ring hob, microwave and fridge tucked away behind grey curtain) lounge area and dining table. There is a wood burning stove for cosying up on the sofa, (£8 extra charge to cover logs/kindling/laying fire and cleaning) The bedroom has a double bed and adjacent is the shower room. One child can sleep on the sofa and another in a travel cot (provided) so a family of up to four can be comfortably accommodated. A TV is set up in both the main room and bedroom.There is a very pretty patio area opening from the main room and adjacent parking. Access to the owners garden is not permitted unless by arrangement. Donkey barn is newly renovated (spring 2019) and we have added luxury touches such as high quality linens, a Nespresso machine and lots of thoughtful extras we like to find when renting accommodation. Continental breakfast is available by prior arrangement at £8 per person.
    Wingham is a thriving, very pretty village with many local amenities including it's the hugely popular Wingham Wildlife park (the lions roar can be heard from Donkey barn!). We have two pubs, The Anchor which hosts weekly live music events and serves tasty 'pub grub' and The Dog, an award winning gastro pub which serves excellent local food. There is a friendly café, The Politicians Daughter, an Indian restaurant and take away. Wingham has a fantastic farm shop selling local and organic produce and we are surrounded by lovely country walks. Within 10 minutes drive is the historic Cinque port of Sandwich (the home of The Royal St Georges golf club) and in the opposite direction is the Cathedral City of Canterbury a UNESCO World Heritage Site with it's famous cathedral, numerous shops, restaurants and bars. The Port of Dover is around 20 minutes drive and the Eurotunnel crossing at Folkstone is under half an hour. Fishing can be found at Sandwich lakes about a 5 minute drive away. Numerous beaches including Broadstairs, Ramsgate and Margate are all within easy driving distance (20-30 minutes) and Westwood Shopping centre, a huge retail and entertainment centre, can also be found within a 20 minute drive.

    Relax and unwind in this artist-run bohemian retreat. Tucked away in the village of Preston, surrounded by orchards, you'll enjoy a peaceful 'get-away' yet be in easy reach of local amenities and Kent's stunning coastline. The studio is blissfully quiet, set back from the cottage with its own entrance under a vine-covered pergola, with access to a large garden. Your host is happy to interact as much or as little as you like, and will gladly share the best experiences the area has to offer.
    Woodsmoke Arts Studios comes with all the usual amenities except TV, so you can be sure to relax and tune in with nature. There is a contemporary yet vintage feel to the studio which boasts high ceilings, large windows, and has a fabulous Swedish log burner at its centre. Built for artists, it has glorious light throughout which creates a sense of space and calm, all adding to the feeling of being on retreat. There is WiFi but the signal can be intermittent and we encourage all guests to switch off their devices and 're-wild'! There is plenty to do to connect with nature, and books and board games to focus a busy mind. There are plenty of places to stretch out and massage/yoga professionals on call to help you relax. Seasonal craft activities can also be arranged. The luxurious double bed has sheets with a generous thread count for you to enjoy a good nights sleep, and there is a pull out sofa bed for additional guests. The 5 meter bell tent can be hired for an additional fee, which will sleep 2-4 extra people comfortably. The studio has its own toilet and separate bathroom with a freestanding tub in which to enjoy a candle-lit soak. Prosecco and cake can be arranged for a treat on arrival, and a continental breakfast comes as standard and can be found in the studio fridge. Tea, coffee, and herbal drinks are also available. There is no kitchen as such, but there is a microwave oven should you need to self cater. Guests have the use of the rear garden, but are asked to keep noise to a minimum in respect of the neighbours and children's riding school at the back of the property. This is a place that welcomes creatives, nature lovers, and folk who won't mind the odd muddy paw print. Allergy sufferers please come prepared, the pollen count can be high and we do have pets and feather filled bedding. If you come across a creepy crawly we will do our best to guide them elsewhere, but we are very much out in the country! Expect to hear birdsong in the morning and owls at night, and sometimes the call of the wild really does drift over the fields as the lions roar from Wingham Wildlife Park.
    Preston is a small rural village with a traditional church, village hall, community meadow, and recreation ground which includes a children's play area. A short walk through the orchards brings you to the picturesque Elmstone, which boasts a beautiful picnic spot and quaint library in a telephone phone box. Within a stones throw of the studio is Preston Garden Centre's fabulous bistro 'Coppers' where you can grab anything from a coffee and croissant to a full roast dinner, and pick up a tropical plant while you're at it! There's also a local shop, butchers, and pub in walking distance, and many more fine eateries and entertaining venues within a few minutes drive. Try The Anchor in Wingham for live music and fabulous pub grub, or Grove Ferry for boat rides or a spot of kayaking. You can paddle up river to nearby Fordwich, as old as the Dooms Day Book, and enjoy Michelin star cuisine for lunch at the Fordwich Arms! Or walk across the fields and relax in front of the fire with a craft beer at the Duke of William in Ickham. Historic Canterbury is a 20 minute drive, as is Sandwich, Deal and Dover. If its Art and Culture you are looking for, hang out in hip Whitstable, visit Margate's Turner Contemporary, or eat fish and chips with an Antony Gormley sculpture in Folkestone, all within a similar distance. There's something for everyone in this region, and with easy access to London, the ports, and channel tunnel, its the perfect place to explore the rest of Europe.

    A delightful self contained rural holiday chalet situated in the 3.5 acre grounds of our smallholding. We are in a small rural hamlet surrounded by orchards and footpaths with a village pub 4 doors away. Close to sandy beaches at Minnis Bay, Margate, Broadstairs and Ramsgate's Royal Harbour. Whitstable and the city of Canterbury are close by. We are also only 30 minutes to the eurotunnel and dover port if you fancy a day trip to france. Sandwich Bay and St Georges golf course are a short drive.
    The chalet is newly refurbished. It has an open plan lounge, kitchen, diner, shower room, a bedroom with a kingsize bed and walk in wardrobe with plenty of space, a second bedroom with 2 single beds which can be zipped together to make a kingsize bed if requested in advance. Outside there is a covered veranda with chairs to enjoy the evening sun. A picnic bench is outside and parking for 2 cars.
    The local pub is 4 doors away which serves food 7 days a week. There are also many good restaurants in nearby villages. There is a butchers and village store in Preston 2 miles away. There are bigger shops nearby in Birchington and Minster or supermarkets at Westwood Cross. The river Stour is a short walk and other good walks through the local orchards are popular.

Fue una excelente ubicación privada con uso privado de un área segura de jardín para permitir que nuestros perros corran. Anfitriones muy encantadores, muy amables y serviciales, y excelente para tener algunos artículos de desayuno (mermelada de croissants de pan de leche, etc.) ya que tuvimos que salir temprano en la mañana, así que fue una gran adición inesperada a nuestra estancia.     Our modern terraced house is just are 3.5miles (5.5km) from Canterbury city centre. With good bus, train and park and ride services. Car parking available also. Neutral décor, with ceiling light & lamp. Built in wardrobe, desk wifi, bedding &towels, hairdryer all provided. We can offer advice about what to do & places of interest locally and in London. Have 12 years experience of hosting. We have a lovely Chow Chow dog that is very friendly called Rupert.
    Breakfast time and menu tba around each guest. We can provide dinner with the family if required. Shower or bath available after 7am or anytime in the evening. We have a sunny lean to and pleasant garden that can be used also.
    We are very near the Unesco Heritage site that is Canterbury Cathedral and the interesting and historic city around it. We have two beautiful Kent Villages of Fordwich and Westbere on our doorstep. Many East Kent coastal resorts are very easily accessed by car, bus or train.

    No Cleaning Fees! Colourful room with large desk, comfy chair and single bed, overlooking wooded area. The cottage, built 1733, has not been overly modernised, but has central heating, modern shower/wetroom, and Wifi - and a very friendly Jack Russell! Due to steps and stairs, not suitable for people with limited mobility. Please note there's only one parking space (on my neighbours' drive), but there's a layby 100 m from the house. Bus stop about 300 m away. Ideal base to explore East Kent.
    A relatively large, simply furnished room with single bed in a large cottage. The house has not been overly modernised, but has central heating, modern shower/wetroom, and Wifi. This room has secondary glazing, and is fully carpeted. Please note there is no wardrobe in this room, but there is a rail where you can hang things up. It also has a nice big desk with a comfortable chair. The duvet and pillow are filled with feathers, and I'm afraid I have no synthetic ones. We have a piano and a big garden. Towels, toiletries and a hairdryer are provided. Some guests find the staircase rather steep - this house is not suitable for people with mobility problems. Breakfast is included: tea, coffee, fruit juice, cereal, porridge, and / or as much toast and eggs as you can eat - though I'll happily provide other things if you give me enough warning :-) We have a Jack Russel...she's very friendly, but this is not a good place for someone who doesn't like dogs! The house is on a street off the main road in a quiet village between Canterbury and Sandwich. At the back of the house there's a field full of rabbits, squirrels and birds. The house is about a mile away from Howletts wild animal park. Good bus service to Sandwich and Canterbury - every 20 minutes through the day (not so good in the evening or on Sundays!) The bus takes about 10 minutes to get from Canterbury to Littlebourne; the bus stop is 300 metres away, on the main road. Half hourly train service from Canterbury to London (St Pancras/Charing Cross or Victoria); the fastest takes just under an hour. National Express coaches (to London Victoria) are usually much cheaper but take about two hours. Apart from being just 4 miles from the world famous tourist destination of Canterbury and its spectacular medieval cathedral, the village of Littlebourne is surrounded by beautiful countryside, and the sea is within a half hour drive to the north, east and south....oysters at Whitstable, glorious sandy beaches of Thanet, Turner at Margate, Dickens at Broadstairs, birdwatching on the sand dunes at Sandwich, a pier and two Tudor castles at Deal, the White Cliffs and Castle at Dover (not to mention frequent ferries to France) - and there's Britain's only official desert at Dungeness, about an hour south west of Canterbury.
    East Kent is stuffed full of history! From the Romans and Vikings, through the Normans and Tudors, to the Napoleonic and World Wars, this corner of England has always been of huge importance. The most important thing to see is of course Canterbury Cathedral, but then there's the White Cliffs of Dover, Whitstable, Broadstairs, Sandwich, Faversham, and dozens of pretty villages with picturesque pubs with good local beer and food! There are also dozens of castles and gardens which are open to the public. Kent is "The Garden of England"; there's very little industry, and it's mainly agricultural. Canterbury, however, has an extremely high student population, and is a very busy, vibrant city, still retaining some of its medieval streets. There is also a large modern shopping centre. The coast is within a half hour drive of Littlebourne to the north, east and south. All the seaside areas and towns around the coast are very different; there are vast sandy beaches, massive chalk cliffs, fishing towns, acres of sand dunes and mudflats, and Victorian seaside resorts with the original piers.

    A beautifully 400 year old grade II* listed building full of history - Winston Churchill once stayed here! Set in the Kent countryside there are stunning walks and cycle rides. The local village (Minster) hosts a number of great pubs, restaurants, tea room and mainline train station. We are surrounded by lovely coastline too and for golfing enthusiast we are just 16mins drive from the hosts of the 2020 Open in Sandwich. A warm welcome awaits guests.
    Our home is old and full of character, this includes some uneven walls and floors. The ceiling height is good throughout but some of the doorways are low so you may need to duck to do through them.

    Two bedrooms, a bathroom and living room located on the lower ground floor of this Huf Haus. The home is set in private land with plenty of parking and lovely outdoor sitting areas. We are within walking distance of two wedding venues, a good local pub and a smart new cafe/eatery. Many other charming villages are a short drive (or long walk) away. A continental breakfast will be provided and guests are encouraged to help themselves to tea/coffee/water whenever they feel.

    We live in a friendly community. The villagers strolling through the fields with their dogs and possibly even pop into the village pub for a swift one. Also in the village we have a very nice coffee shop/eatery set in a garden nursery. We are close to the Kent coast, 20 minutes by car in several directions. We are also 20 minutes from the historic city of Canterbury and 15 minutes from the medieval town of Sandwich. Other towns of interest are the coastal town of Whitstable and Margate, both 20/25mins drive. The port of Dover and the Chanel Tunnel is approximately 35 minutes away.

    My place is close to very tranquil spots and areas of outstanding natural beauty. There are beautiful walks along many footpaths around the village and we are close to the sea side with lots of different types of beaches. We are also very close to Canterbury, Sandwich, Whitstable and Margate. You’ll love my place because it is very cosy and is very peaceful. It has its own independent garden and BBQ.     Hardacre Holiday Cottages BOOKING CONDITIONS In these Booking Conditions, 'you' and 'your' means all persons named on the booking form (including anyone who is added or substituted at a later date). 'We', 'us' and 'our' means Hardacre Holiday Cottages, the trading name of Henrietta and David Kelly of Hardacre House, Mill Lane, Preston, Canterbury, Kent CT3 1HB, United Kingdom. Please read these Booking Conditions carefully and all the other information relevant to your booking, including the information contained in any specific conditions or restrictions set out in the brochure or website description of your chosen property. When making a booking for Hardacre Holiday Cottages you accept that these booking conditions shall apply and be binding unless otherwise agreed by us in writing. In these Booking Conditions, unless the context otherwise requires, words in the singular shall include the plural and vice versa. 1. Making your booking All bookings are subject to availability. The party leader is the person who makes the booking. The party leader must be at least 18 years of age at the time of booking. You undertake by making this booking that the party leader is authorised to make the booking on the basis of these Booking Conditions on behalf of all other members of the party. By making the booking, the party leader confirms that he/she is so authorised and that all other party members agree that the booking is subject to these Booking Conditions. The party leader is responsible for making all payments due to us although you accept that all members of the party remain jointly liable to make those payments. Subject to availability and receipt of all applicable payments by us, the party leader will be issued with a written confirmation (see below) as soon as reasonably possible showing your booking details and the balance of your total booking cost remaining due. Your binding contract comes into existence when the written confirmation is issued and the total deposit due has been received by us in cleared funds. For bookings made within 14 days of occupation, a binding contract comes into existence when we give verbal confirmation of your booking to you and you have made the appropriate payments to us. Receipt and banking of any deposit monies will not constitute acceptance of a booking. We will provide you with your written confirmation either by post, electronically or by email. If you book with us online, we will acknowledge receipt of your booking and then provide your confirmation to you electronically or by email. If you book by post or telephone we will send your confirmation to you by post unless you advise us at the time of booking that you would prefer it to be provided electronically or by email. It is your responsibility to check your emails regularly and to advise of any change to your email address. We have the right to refuse any booking prior to the issue to you of your written confirmation. If we do this, we will tell you in writing and promptly refund any money due that you have paid to us. In this case we shall have no liability to you or any third party. As soon as your confirmation is received, you undertake to check the details carefully. If anything is not correct you must tell us immediately. Failure to do so will result in us assuming the details given are accurate and binding. 2 2. Payment When you book you must pay the deposit amount of 50% of the total amount due and then the balance not less than 6 (six) weeks before arrival, in each case by either BACS, a sterling cheque (payable to Mrs. Henrietta Kelly), (SENSITIVE CONTENTS HIDDEN) or on the Owner’s Direct website. However, if you book less than 6 weeks before the start of your stay, full payment of the total cost must be paid at the time of booking. For any period of extension of accommodation booked and agreed upon by us less than 4 weeks before your original date of departure, your additional booking fee must be paid for in full at the time of booking. When booking through the Owner’s Direct website using any of the following payment systems, the charges are as follows: Each of Guernsey, Isle of Man, Jersey, Northern Ireland, Gibraltar shall be included as countries from which residents shall be deemed to be from the United Kingdom 1.4% for Visa, Mastercard, Electron, Carte Bleue cards issued within the UK 1.9% for Visa, Mastercard, Electron, Carte Bleue cards issued within the EU 2.4% for Visa, Mastercard, Electron, Carte Bleue cards issued outside the UK and EU If any payment due in relation to your booking is not paid by the appropriate date, we are entitled to assume that you wish to cancel your booking. In this case, we will be entitled to keep all deposits paid or due at that date. If you pay by (SENSITIVE CONTENTS HIDDEN) we will make a charge of up to 3.5%, subject to a minimum charge of £2.00 for each payment made this way to defray costs, expenses and charges incurred by us in connection with (SENSITIVE CONTENTS HIDDEN) payments. If your payment is not honoured for any reason whatsoever, we are entitled to make an administration charge of £25. 3. Pricing The prices of unsold products and services may be increased or decreased and corrections made to errors in advertised prices at any time before your arrangements are confirmed. The price of your chosen arrangements will be confirmed at the time of booking. As changes and errors occasionally occur, you accept it is your responsibility to check all details at the time of booking. All prices quoted or otherwise advised to you include all charges and any UK taxes or governmental levies that apply to your reservation at the time of booking. Prices and booking conditions are subject to change and variation at our exclusive discretion and you agree to comply with any such changes when you make your booking. You accept that we reserve the right to pass on to you and you agree to pay in full, after your booking has been confirmed, any price increases due to currency fluctuations or other circumstances beyond our control. 4. Brochure or website details Whilst we aim to ensure that the information provided on our website, in brochures and other promotional literature or material produced and circulated by us is accurate, we do not undertake or warrant any such information and you accept when making your booking that we shall not be liable for any misrepresentation or inaccurate information contained in these materials. There may be small differences between the actual property and its description, as we are always seeking to improve services and facilities. Occasionally, problems mean that some facilities or services 3 become unavailable or subject to restriction. If this happens, we will tell the party leader as soon as reasonably practical after we become aware of the situation. We do not accept responsibility or liability for any changes or closures to local services or attractions mentioned in the brochure or on our website, by our advisers or advertised elsewhere. Whilst we make reasonable efforts to ensure that information supplied to you in relation to your property and its facilities and/or services as well as advertised travel and other services is accurate and complete as at the date given, we do not accept responsibility for any inaccurate, incomplete or misleading information about any property or its facilities and services, except where any such information has arisen out of our negligence. 5. If you change or cancel your booking If you wish to change any detail of your confirmed booking we will do our best to make the changes, provided that notification is received in writing at our offices from the party leader. However, we cannot guarantee that we will be able to meet any such request. This notification must be accompanied by payment of any costs due and/or incurred by us. Please be aware that any amendment will be made at the current brochure price, which may differ from the price in the brochure from which you booked your chosen arrangements. Please note that changes to your dates or accommodation may be treated as a cancellation of the original booking and hence be subject to cancellation charges. If you have to, or wish to, cancel your booking, the party leader undertakes to notify us by telephone and confirm such cancellation by email on the same day. The day we receive your notification of cancellation is the date on which your booking is cancelled. Depending on your reason for cancellation, you may receive a refund of some or all monies you have paid to us for your booking (excluding all booking fees and credit card charges you have already incurred). These refund provisions referred to above only apply if the cancellation applies to all members of your party. All prices are for the entire property and not on a per person basis. Cancellation charges are as follows: Number of days before start date of your arrangements that notification of cancellation is received by us Cancellation Charge (plus all booking fees, insurance premiums, credit card charges or administration fees payable by you) More than 70 days Full Deposit (including any Balance of Deposit due) 29 – 70 days 50% of Accommodation Cost or Full Deposit (including any Balance of Deposit due), whichever is the greater. 15 – 28 days 75% of Accommodation Cost 14 days or less 100% Accommodation Cost 4 Where only part of your party needs to cancel this will not normally affect the total cost of your booking unless any travel arrangements or additional services which are charged on a per person basis are cancelled. In these instances any such per person charges paid will be refunded after deducting any cancellation charges. 6. Cancellations or changes by us We do not expect to have to make any changes to your booking, but sometimes problems occur and bookings have to be changed or cancelled or errors in brochures or other details corrected. We reserve the right to do so. If this does happen, we will contact the party leader without liability to pay any compensation or cost incurred by you as a consequence of any such change or cancellation as soon as is reasonably practical, explain what has happened and inform you of the cancellation or change. In the event of cancellation by us, we will only be required to repay to you the sums previously paid by you. 7. Force Majeure Except where otherwise expressly stated in these Booking Conditions, we regret that we do not accept liability to pay any compensation for any costs, losses, damages and expenses howsoever incurred where the performance of obligations by us under your contract is prevented or affected by, or you otherwise suffer any damage or loss as a result of, "force majeure". In these Booking Conditions "force majeure" means an event beyond our reasonable control, including but not limited to, strike, lock-out, labour dispute, act of God, acts of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services. 8. Our liability to you You accept that our maximum liability to you if we are found to be at fault in relation to any service we provide is limited to any direct expenses unrecoverable by you directly related to your booking which you incur as a result of that failure. You accept that we shall not be liable for any indirect and/or consequential losses incurred by you. We do not exclude or limit any liability for death or personal injury which arises as a result of our negligence or that of our employees whilst acting in the course of their employment, or for our own criminal act. Your personal belongings and vehicles (together with their contents) which are left at the property remain entirely at your own risk and responsibility. We do not accept liability for any loss, damage or injury howsoever caused to you or your personal property during your stay at the property except to the extent that such loss, damage or injury is caused by our negligence. We do not accept responsibility for noise or disturbance originating beyond the boundaries of the property or which are beyond our reasonable control. In the event that a source of reasonably obvious noise has been in existence prior to your arrival and we are informed of this, we will contact you to inform you of the disturbance. We do not accept responsibility for the failure of public utilities, including but not limited to water, gas and electricity. 9. Insurance We recommend that you take out adequate insurance to cover you for any losses you might incur for the duration of your stay. 5 10. Disabilities and medical problems If you or any member of your party has any medical problem or disability that may affect your booking please tell us before you confirm your booking, giving us full details in writing. If we reasonably feel unable to properly accommodate the particular needs of the person concerned we reserve the right to decline or cancel the reservation without liability. 11. The Property You are to arrive at your property at any time after 4.00pm (unless advised otherwise, for example on your confirmation) on the start date of your rental period and you are to leave by 10.00am on the last day of your rental period. If your arrival will be delayed beyond 8.00pm on the start date of your rental period, you undertake to contact the person whose details are given on the location guide. If you fail to do so, you may not be able to gain access to the property. If you fail to arrive by 12 noon on the day after the start date of your rental period and you do not advise the person whose details are given on the location guide of your late arrival, we may treat your booking as having been cancelled by you. No refund of any monies paid by you will be made in this situation. A security deposit will be payable in cash (sterling) on arrival. You will be advised of the amount at the time of booking. The security deposit will be refunded at the end of your rental period (subject to deduction for any costs, losses and damages incurred by us for any breakages, damages, loss of property and/or facilities caused by you). You and all members of your party agree to keep the property clean and tidy, to leave the property and all furniture, utensils, equipment, fixtures and fittings in a similar condition as you found them upon your arrival, and to behave lawfully at all times whilst at the property. You and all members of your party further agree not to use the property for any unlawful or commercial purpose, including without limitation, assigning or subletting it or otherwise allowing anyone to occupy it who has not previously been accepted by us. You are responsible for the actual costs of any breakage or damage in or to the property, along with any additional costs, including cleaning or consequential loss that may result, in each case which are caused by you and/or any members of your party, and we can require payment from you to cover any such costs. You will report any breakages and/or damages to us as soon as possible. We will not tolerate any dangerous, offensive or rude behaviour to us, our representatives or third parties such as neighbours. We are entitled at our sole and absolute discretion to refuse to hand over to you and/or to repossess the property if we reasonably believe you or any member of your party is behaving unlawfully, or if any danger, damage or offence is likely to be caused, has been caused or is being caused by the behaviour of you or any members or your party. These circumstances will be treated as a cancellation by you. You also undertake not allow more people than the brochure states to occupy the property, neither can you significantly change the composition of your party during your occupation of the property. If you do any of these things, we can refuse to hand over the property to you and/or can repossess it. If we do so, this will be treated as a cancellation by you. In these situations no refund of any monies you have paid in respect of your booking will be made and we will have no liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as the cost of securing an alternative property/ accommodation or the payment of any compensation to you). We will not be obliged to find any alternative accommodation for you. 6 You undertake to allow us and any representatives (including workmen) access to the property at any reasonable time during your occupation of the property to perform inspections and/or works to the property (except in cases of emergency or where a problem needs remedying quickly and you cannot be contacted in time, in which circumstances you agree we are entitled to enter the property at any time without giving you prior notice). Pets are not allowed. Registered guide and support dogs belonging to those with visual and hearing impairments are allowed subject to our having been notified in writing at the time you make your booking. Customers with allergies should be aware that we cannot guarantee that a registered guide and/or support dog has not stayed in their chosen property nor can we accept any liability for any suffering which may occur as a result of such animals having been present. 12. Special requests If you have any special requests you undertake to advise us at the time of booking and confirm them in writing. Although we will endeavour to comply with any reasonable requests, no guarantees can be given that any request will be met. Confirmation that a special request has been noted, or the inclusion of the special request on your written confirmation or any other documentation, is not confirmation that the request will be met. Failure to meet any special request will not be a breach by us of your contract. Bookings made conditional on the fulfilment of a particular request cannot be accepted. 13. Complaints If you have any reasonable cause for complaint, we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the property) cannot possibly be investigated unless registered whilst you are in residence. If you feel that the problem has not been resolved to your satisfaction, then the party leader undertakes, within 14 days of returning from your holiday rental, to put your complaint in writing to us. If you fail to do so, this may affect your entitlement to claim compensation where this would or may otherwise have been appropriate. 14. Passports, visas and health requirements We regret we cannot accept any liability if you or any members of your party are refused entry onto any transport or into any country due to the failure on the part of the person concerned to carry or supply correct documentation. If you or any member of your party is not a British citizen or holds a non-British passport, you undertake to check passport and visa requirements with the Embassy or Consulate of the country(ies) to or through which you are intending to travel. If failure to have or to supply any necessary travel or other documents results in fines, surcharges or other financial penalty being imposed on us, you will be responsible for reimbursing us accordingly. We reserve the right to request any personal details, including passport numbers, if required to do so by the authorities or by law. 15. Governing law 7 It is agreed that any dispute, claim or other matter which may arise in relation to your booking will be governed by English Law and the parties agree to submit to the exclusive jurisdiction of the Courts of England and Wales. 16. Communicating with you For the purposes of the Data Protection Act 1998, Hardacre Holiday Cottages and its owners are the sole data controller of all personal data provided to us by customers and prospective customers. In order to process your booking we need to collect certain personal details from you, for example names and addresses of party members, payment details, special requirements such as those relating to any disability or medical condition which may affect any party member's arrangements and any dietary restrictions which may disclose religious beliefs. If we need any other personal details, we will tell you before we obtain them from you. We need to pass on your personal details to the companies and organisations who need to know them so that your booking and any travel-related services (if any) can be provided for example other suppliers or agents, or your credit/debit card company or bank, or for verification of details relating to your booking. Such individuals, companies and organisations may be outside the European Union. Data protection legislation in those countries may differ from that in the UK. We also need to process and store your personal details for our own administration, market analyses and operational reviews. We would also like to store and use your personal details for future marketing purposes (for example, sending you brochures, emails or details of promotions and offers which we feel may be of interest to you). All details you give to us at any time will be kept, but only names, contact details and any booking preferences will be used for marketing purposes unless you are informed otherwise when you provide the information. We may also disclose your details to immigration and/or law enforcement authorities where we are required to do so. If you do not wish to receive any or all of the communications set out in this Section, please let us know as soon as possible by telephone, letter, e-mail or fax. We are entitled to assume that you do not object to being communicated with unless you have indicated otherwise either at the time you gave your details to us or subsequently. Except where expressly permitted by the Data Protection Act 1998, we will only deal with the personal details you give to us as set out above unless you agree otherwise. You are generally entitled to ask us (by letter, fax or e-mail) if and how we are processing your personal details. We are entitled to charge a fee in responding to such a request. We promise to respond to your request within 40 days of receiving this in writing and payment of the appropriate fee (if required by us).     This is a small friendly village with its own shop and butcher. The local pub is accessible on foot from the cottage. It also has a big garden centre. Many walks can be made from the cottage without using the car.

    Central village location opposite shop and chemist, historic village owned pub The Chequers nearby. Georgian townhouse, formerly a gentleman's drapers and hat makers with lots of history. We moved here in March 2019 and we have completed most of the renovation, currently finishing decorating the ground floor/shop front. This will not cause any disturbance to guests. Ash is a great location close to Sandwich, Canterbury and Dover with beautiful Kent countryside to explore.
    Georgian building with shop front, previous uses include cafe, take away and men's clothing and hat makers going back to the 1800s. Small sunny courtyard at rear with seating, access for bikes to the side of the house. Five bedroom house, we are renting out three bedrooms and live here ourselves.     Ash is a fairly busy village with activities like cricket, rugby, it has two pubs, a cafe and a couple of shops and hair salons. The church is beautiful and surrounding countryside typical of Kent. It close to lots of interesting places and attractions.

    Loft style airy annex room, completely self contained , including self check in . Private accommodation ,attached to our house .
    A large airy, ground floor room , attached to our family home but completely private with parking on request , or park in the village just outside the house .... internet and a tv with netflix. There is also coffee and tea making facilities, however no kitchen facilities. There is fridge on the room with fresh milk ..... non of that UHT stuff .....It’s about the comfort here. The house is situated in a very small village and very convenient to Canterbury being just 3 miles away . There is a bus service that can take you to town or a train to take to to Canterbury or London on the high speed link. FORDWICH itself is the smallest town in England as it has a mayor and very small population .... it is a very picturesque village which draws many visitors , there is a town hall , old church and a couple of pubs both of which serve excellent food and have lovely gardens . Whistable , Deal , Broadstairs and Margate with the Tate Modern are all within a short drive alway . The train station is about a 10 minute walk from the house , is just one stop to Canterbury West station and cost £2.70 ....... much less than parking in Canterbury for the day , and so much quicker .... extremely convenient to the newly rated Michelin stared Fordwich Arms fine dining pub / restaurant
    The house is set in Fordwich which is very quaint village, it has 2 pubs The George and Dragon and The Fordwich Arms both pubs have extensive food menus. We are only 25 mins from the port of Dover which makes us a great place to rest if you are going across the channel and need a night in a comfy bed .

Outside Small enclosed garden with seating and table. Also there is a second garden with a grass area, including seating outside our stables, an ideal space for dogs. Escape from it all in this peaceful part of Kent where you can enjoy long afternoon strolls hand in hand with a loved one. Retreat back to this wonderfully equipped cottage after a day out sightseeing, be it at one of the three famous zoos, at the seaside or a stroll around one of our beautiful open gardens. There is so much to see and do, making this cottage the ideal base for explorers. Dove Cottage offers quaint accommodation within a converted farm building, nestled upon a micro-stud for Miniature Shetland Ponies and is adjacent to the Stour Valley Walk. Inside the unique space guests can enjoy open plan living on the ground floor and a charming mezzanine bedroom raised up in the eaves. Making this the perfect home for a couples hideaway!

    Puddledock Lodge is a small cosy lodge home in Upstreet near Canterbury, situated at the end of a private driveway, next to quiet woodland, between my own farm house and small classic vehicle restoration business that operates weekdays from 8.30am till 5.30pm. The Lodge is the perfect escape to nature with woodland walks and beautiful countryside while being within easy reach of local attractions and Westwoodcross shopping centre.
    The downstairs of the lodge comprises of a well equipped rustic kitchen with open plan living space includung a double sofabed and TV There is a downstairs shower room, toilet and washbasin off the living area Upstairs is a large open plan bedroom with double bed, a sitting area with small double sofabed and TV The private decked area at the front of the lodge has a picnic bench and seat, it is perfect for outside dining, relaxing and enjoying the wildlife and unspoilt night sky. Children are welcome. Well behaved dogs are welcome, however please note I have two dogs and two cats on the site. Private parking is available to the front of the property. The property may not be suitable for guests with limited mobility due to steps.
    Puddledock was originally on the edge of Kent, a dock for ships in Roman times. The Wantsum channel between the edge of Kent and the Ilse of Thanet has long since silted, closing the gap between the Isle and mainland. What it leaves is a beautifully diverse countryside now used for farming. There are many local walks to the coast and through the surrounding countryside. Canterbury, Whitstable, Margate, Ramsgate and Broadstairs are all within a 20 minute radius of Puddledock. Dover, being only 23 miles from Puddledock is perfect for day trips and onward travel to Europe. There are several local pubs and restaurants nearby. Historical places of interest including The City of Canterbury, Dover Castle and Reculver Towers are all within easy driving distance. Childrens favourites Howletts Zoo and Wingham Wildlife Park are close by.

    The Old Wash House is set in the heart of the village of Littlebourne. There is on street parking if you're driving and a frequent bus service which runs into Canterbury and Sandwich every 20 minutes from right outside the property if you're not! You are a 5 minute drive from Canterbury with its rich history, art and culture, great shopping and restaurants and dining. The coast is just a 20 minute drive away too. The Old Wash House is good for couples, solo adventurers and business travellers.
    The Old Wash House was built in the 19th century and was the place where the Victorian occupants did their washing! It is now a studio cottage with three rooms: one main living area which doubles up as a sleeping area at night, a small kitchen with hob, microwave and fridge (with ice box) and a bathroom with WC, basin and brand new shower. The Old Wash House was newly decorated in April 2017 with brand new kitchen and bathroom areas.
    We have a Labrador (Flo) and two cats (Ted and Jack) who live in the main house with us and subsequently are often in the garden area. They always love to be made a fuss of and we are always more than happy for you to play with them! In Flo's eyes, there is no such thing as too much pay time! However, if you are not animal friendly, please let us know when booking and we will do our utmost to keep them inside so they do not bother you during your stay.

We live in the house and moved here in March 2019, and have been renovating the house since. Ash is a great location close to Sandwich, Canterbury and Dover with beautiful Kent countryside to explore.

    Busy village, lots of activities like the safari, cricket, rugby, church services, local vineyard, farms, loads of pretty country walks and local places to visit such as medieval Sandwich or historical cathedral city of Canterbury.

    Centrally located in Ash village, near shop, pub, chemist and bus stop. Ash village is surrounded by pretty Kent countryside, with local vineyards, apple orchards, sheep and cows, Sandwich is very close for medieval history and plenty of good restaurants, also nearby is Wingham another very pretty village. Good local, village owned pub providing excellent food and ale. Plenty of activities throughout the year such as the village fete and plays, rugby and cricket.
    Large Georgian townhouse with shop front formerly used as hat makers, mens clothes shop and cafe, currently used as a living/dining space. Small sunny courtyard at rear, access for bikes to side. Five bedroom house, we are renting out three rooms and living here ourselves. 3 bedrooms available to rent - 2 bedrooms on second floor and king size ensuite on first floor listed separately.
    Ash is quite a busy village, it has two pubs, a cafe, hair and beauty salon, vineyard and take away. It has lots of amenities and enjoys sports like rugby and cricket. Lots to do locally from walking in the Kent countryside to wildlife parks and medieval towns. Fishing, golf and horse riding all available nearby, lots of history in the area including Canterbury cathedral and Dover castle.

    A modern double room with walk-in shower, in a detached bungalow, own entrance with garden, Country views with lovely walks , you do need a car as there is no public transportation. Lots of parking and dog friendly. We are on the edge of a very quiet hamlet,10 minutes from sandwich, 20 to deal, 30 minutes Dover, 20 to Ramsgate, 30 minutes to Margate, 30 to Canterbury. We are 10 minutes away from Preston which has two wedding venues , we will gladly give you a lift.
    Great country views all around, there is a cycle rote which passes the property, we are dog friendly, we offer a full English breakfast. It is very quiet.
    Sandwich has st geogre’s excellent golf course , historic buildings, Costa coffee, good pubs and restaurants ideal for eating out which is 10 minutes away,

Para una pequeña cabaña, en realidad tenía absolutamente todo lo que nuestra familia necesitaba y nos sentíamos cómodos. Nuestros anfitriones habían agregado cuidadosamente un ventilador en la habitación de arriba, que era muy bienvenida para las calurosas noches de julio. Baño independiente y ducha eran geniales!     A one bedroom flat on the ground floor of a Victorian house, conveniently located on Minster High Street. Much of the original Victorian character has been retained. The flat consists of four rooms in total. a lounge, a fully equipped kitchen, a sizeable double bedroom, and a bathroom. The wifi is excellent (sky fibre max), off street parking is outside the flats separate entrance, and the flat is ideal for longer stays.
    Minster is a thriving village with a collection of good pubs and restaurants, including the award winning Corner House and the outstanding New Inn. Historic Minster Abbey is just around the corner.

Fully furnished and beautifully decorated with proper beds, sprung mattresses, feather duvets, crisp linens, sheepskin rugs, and hot water bottles. Fantastic facilities in the shape of our fulled kitted out Wendy house Kitchen, and brand new Bathroom Cabin.
    In the gorgeous Kent countryside, the Glamp Site is based at the heart of 'Preston Court' - a 600 acre Farm and Nature Reserve, just outside the lovely Cathedral City of Canterbury. It is the perfect place to take a city break, being just a 54 minute train journey from London St Pancras to Canterbury. The Bell Tents are arranged in a tranquil meadow, bordered by grazing fields, woodland, and the Nature Reserve of Preston Marsh. The outdoor living area is home to a selection of tables and seating with fire pits and BBQs. The Geodesic Dome is perfect if the weather is not so perfect - it is perfect fro a dinner party or romantic meal, and great for stargazing! Guests have the use of 'The Wendy House Kitchen' which is kitted out with a fridge, kettle, toaster, a 2 ring hob and mini oven. All cutlery, plates, cups, glasses etc. can also be found in the cupboards. We provide the basics such as bread, butter, milk, tea and coffee, as well as a selection of breakfast pastries, muesli, granola, cereal and natural yoghurt. Parking is just a short walk across the farm, so just bring yourselves, your clothes and some food! We are very lucky to have several very good local pubs such as the gastro pub 'The Duke William' in Ickham and 'The Rose' in Wickhambreaux, both within easy walking distance, across the Preston Court Estate. The next door village of Wingham also offers a great Indian restaurant and takeaway, alongside another great gastro pub 'The Dog'. This is a walkers/cyclists paradise! Use the Glamp Site as a base to enjoy the surrounding area - no need to see any roads/traffic in this location - just roam the beautiful countryside at your leisure! Please note the owners of Preston Court wish to keep the noise to a minimum, and ask that guests respect the surrounding wildlife and nature reserve setting. Low level music is permitted until 11pm. Dogs are welcome, but please discuss this prior to booking as we are a working farm and Dogs have to be strictly controlled.

    I live two miles from the seaside town of Herne Bay and 7 miles from the historic town of Canterbury. Nice country walks nearby. Small bedroom with double bed. Tea and coffee facilities. I have other guests staying with me from time to time and it is a shared bathroom. I do not have a dining area but if the weather is fine it is ok to eat al fresco as I have garden chairs and table. No tv in room but there is an aerial point.
    Continental breakfast and use of kitchen
    Reculver Towers is nearby, Canterbury Cathedral and Herne Bay is buzzing in summertime

    A pretty, light and airy twin room at the front of our home with views on to the street and the old school house opposite. Close to the historic Cathederal city of Canterbury and the popular seaside town of Whitstable on the north Kent coast. Near to the ancient Cinque Port of Sandwich and the golf courses of Royal St Georges, Cinque Ports, Princes and North Foreland. London only 60 mins away in the car. Dover Port and access to the rest of Europe 30 minutes away. Excellent local birding sites.
    Monkton Street is a family home in a quiet Kent village.
    Monkton is a quiet village with easy access to the local countryside. We love living here as we can easily access all the nearby towns and villages when we need to but enjoy returning to the peace and quiet of home.

Hay una televisión de TDT en el lugar correcto en la pared para que ambos puedan verla. El baño es enorme y tiene una ducha muy buena. El desayuno era encantador: una selección de cereales, zumo de naranja, mantequilla de maní, una amplia variedad de mermelada, miel y mermelada, así como fruta fresca. Lo recomendaría altamente.
