Large 2 bedroom/2 bathroom apartment with car parking for two cars, well located in Woolloomooloo, at 88 Dowling Street, only minutes walk to the Potts Point, Domain and the city. The Royal Botanical Gardens, Opera House, and Circular Quay are all within walking distance.

The Woolloomooloo area offers a multitude of waterfront experiences, trendy bars, and spectacular views. Picturesque alfresco dining along the length of the finger wharf, is just a few minutes walk from the apartment.

Located on the top floor, with high ceilings, the large living and dining area opens to a terrace balcony that runs the entire length of the apartment and provides views to the CBD, Botanical Gardens, and the Sydney Harbour Bridge, as well as providing an outdoor space perfect for warm summer nights. Both bedrooms open to the balcony.

The main bedroom has a king sized bed with ensuite bathroom, and walk in wardrobe, the second bedroom has twin single beds, built in wardrobes and is serviced by the second bathroom.

Fully furnished with full kitchen facilities including dishwasher, there is a full sized laundry room. There is also TV with hotel cable TV network + DVD and stereo system.

Within the complex are a pool, sauna, and spa

Your accommodation will be clean and fully serviced, ready for your arrival. On departure simply leave the keys locked inside the property.

Please be aware of the following Terms and Conditions and that as a guest you have acknowledged by clicking on 'request to book' via Airbnb that you are confirming that you understand the following Terms and Conditions and your guest responsibilities under the 'house rules'!

Arrival/Departure:
Check-in time is from 2pm, check-out time is by 10:00am. If you require a late check-out, please advise at least 24 hours in advance and your host will do the best to satisfy your request, although this cannot be guaranteed.

Keys can be collected from an Kingsford office (en-route between the airport and Sydney city), or alternatively your host can arrange to have you met at the property on arrival, however this service may not be available at certain times and a charge will apply for this service. Guests are required to phone representative 1 hour prior to arrival, without exception. This is to ensure that there is someone available to serve you. Your host takes no responsibility for waiting times when checking in.

Your host may be acting solely as a booking agent for certain properties. In these instances you will be provided with the appropriate arrival/departure information. The host takes no responsibility for the actions of the accommodation provider.

Guests Responsibilities:
It is the responsibility of every guest to read and abide by these terms and conditions. It is further the responsibility of every guest to abide by the following ‘Guest Conditions’.

a) Unless reported at the start of a guests stay the most recent guest will be held responsible for any breakages and/or damage to the property and its contents. If not reported the host will charge a $90 administration fee on top of the replacement/repair cost of the damage.

b) Loss or theft of any item is also the responsibility of the guest. This includes the loss or damage of keys, security passes and car park remotes. Any expense will be passed onto the guest.

c) It is the responsibility of all guests to report any issue with the property in which they reside. This includes any disturbance, damage, loss or any possible criminal matter. After hours contact numbers will be provided.

d) Guests are required to show due care and ensure that doors & windows are locked at all times when not in use.

e) Guests should be aware that in most situations there will be neighbours who permanently reside in the building and/or local area. Guests are required to respect the right of every person to have quiet enjoyment of their property.

f) Guests are required to behave in a sensible manner and to keep any noise to a low level between the hours of 11:30pm and 6:30am every night of the year.

g) Guests are expected to keep the property at a level of cleanliness that could be considered acceptable to an average person. Any unnecessary damage resulting from poor cleanliness will be the responsibility of the guest and charges will apply.

h) Guests are expected to leave the property in a condition that would be considered acceptable to an average person. If cleaners are required to make additional charges these will be passed onto guests.

i) The host reserves the right to deny occupancy to any guest at any time before or during their stay. No full or part refund will be provided unless agreed to in writing.

j) The host will charge an hourly rate for administration and workload resulting from guests not abiding by the above conditions. This rate will be provided upon request.

k) The host is under no responsibility to contact a guest before lodging any charges, however the host will typically endeavour to do so, and to have these charges finalised within 30 days of departure.

l) "Pets" are not allowed.

m) The number of tenants must not exceed the maximum number allowed, as shown on the booking form provided by the guest. If a property is reported to be overloaded the tenants will be asked to vacate with no refund made.

n) This property is privately owned. Please respect the owner’s property and do not remove furniture or move furniture around.

o) The description of the premises, position and furnishings are to the best of the host's ability and are in good faith. No responsibility or refunds for alleged misrepresentation can be accepted.

p) Guests must take all garbage to the appropriate bins on departure. Air-conditioning must be off, used dishes & glass ware loaded into the dishwater and ensure the door is locked on exit.

q) It is the responsibility of all guests to read all information provided when checking into the property.

r) Property is non-smoking.

s) The property is to be used for the sole purpose of accommodation. Parties, gatherings, meetings, photographic shoots, commercial use or any other non-accommodation use is strictly forbidden.

t) Should any of the above responsibilities not be adhered to, additional charges will apply.

Wonderful location, spacious, quiet. The apartment is extremely comfortable, though it could use some maintenance. The view of the Botanic Garden, the Harbour Bridge, and the Sydney skyline is spectacular.

Great location for exploring the city. Parking spots were very helpful, as I had to commute to the northern beaches a couple times during the stay. Good nearby food options, and close petrol station and bottle shop. Amazing location for driving across the harbour or to the airport. Great views from the balcony.

Andrea was always very receptive to my questions before I arrived and responded in a timely manner. The apartment itself is very big and was spacious and comfortable for my group of 4 travelers. It has a great view of the city and harbor bridge. I really liked the neighborhood itself and proximity to public transportation. Overall, everything was as advertised so read the detailed description of amenities. Having washer/dryer inside apartment was excellent. It was a bit inconvenient to have to pick up key from a different location and to have to pay extra for internet (this was my own oversight as this information is disclosed on the listing)

Andrea’s offering at 88 Dowling Street is a spacious and functional apartment with easy access to all the major Sydney attractions. The two bedrooms and living/dining area all open onto a common balcony with a stunning skyline view of Sydney’s central business district. During our 7-night stay, we were able to cook meals and keep up with laundry for our family of four. The apartment is ideally located on a quiet street; yet it is just steps from the ocean and within walking distance to the Opera House, the Royal Botanical Garden, the Art Gallery of NSW, the Harbour Bridge, and departure points for ferries to various beaches and the Taronga Zoo. A wide variety of shops and restaurants are located nearby. Although we never met Andrea in person, she was always available through online messaging. Even after we reported a minor plumbing issue, she had a repairman on site within a few hours. Thank you, Andrea – we thoroughly enjoyed our stay!

Great location, with sensational view of the city of Sydney, Habour Bridge and walking distance to all. Close to shopping, restaurant and pubs. Would highly recommend this apartment if you are visiting Sydney. Also Andrea was of great assistance and most informative at all time.
