TERMS & CONDITIONS.
All Guests must comply with the House Rules, respect the residential amenity and security of the Property and neighbours, and refrain from anti-social behaviour.
Upon accepting your booking you will be sent a ‘Terms & Conditions' document that you must fill out and return.
The guest named at point one on the ‘Terms & Conditions' document remains the primary contact and assumes full responsibility for other guests and the tenancy of the property.
Following confirmation you will receive from us an email containing details of the booking made.
We have endeavoured in good faith to accurately describe the Property to you based upon information provided by the Property owner. We do not take any responsibility for incorrect descriptions or omissions and we will not be held liable should the Property not match your expectations.
The number of overnight occupants must not exceed the number of guests made at the time of booking.
Please remember you are in a residential neighbourhood and whilst we want you to enjoy your holiday please be courteous and keep noise to a minimum after 10.00pm.
If complaints are received regarding noise or behaviour we reserve the right to evict guests from the property.
Your booking is confirmed in good faith at the time of acceptance, however acceptance of a booking is subject always to the Property owner's approval.
Should the Property owner do anything which results in the Property being no longer available or suitable for the booking (such as selling the Property, taking it off the rental market or changing the nature of the Property), then we reserve our rights to cancel the booking.
In this case, we will endeavour to make alternative arrangements that are suitable to you, or else we will refund to you any rental fees paid to us from Airbnb , but we are unable to refund any booking fees paid by you to Airbnb.
Doonas, doona covers and pillows will be supplied with the Property.
We ask that you supply your own sheets, pillowcases and towels unless the property states that linen is provided for your stay.
We can arrange for the hire of quality linen and towels for you at an additional cost, which must be paid in full before arrival at the property.
For the comfort of future guests we have a strict non-smoking policy inside the house and also in the grounds of the property.
No responsibility will be taken for any personal property left inside or outside the premises at any time.
BREAKAGES AND DAMAGE
In the event of appliances not working or damage to the property, you must inform our office promptly. We will endeavour to rectify as appropriate.
Damage caused by guests is to be reported to our office and the cost of repair or replacement is to be paid for by the guest.
Most Properties have septic tanks so please DO NOT FLUSH DOWN ANY SANITARY PRODUCTS, DISPOSABLE NAPPIES, ETC. If the septic becomes blocked and requires pumping you will be charged.
An inspection of the premises can be made upon demand by our property manager if we believe the terms of this agreement are not being met.
CLEANING AND GARBAGE REMOVAL
In the event there is damage, unsatisfactory cleaning or rubbish at the Property upon your arrival, please report this to us immediately. We will endeavour to rectify as appropriate.
You are asked to leave the property as you found it. Your agreed rental fee includes a regular clean upon your departure. Any extraordinary cleaning required will be charged at $45.00 + G.S.T. per hour which will be deducted from your security bond.
All rubbish must be placed in the bins provided (but bins must not be overflowing). Rubbish must not be left in public or common areas and will not be collected from the roadside if not inside the bin.
Recycling bins are collected every 2nd Monday (please refer to calendar on the fridge). We ask that during summer, weekends and peak periods, you only ½ fill the recycling bin, leaving the other half for the next tenant on this fortnightly collection service.
Please remove any excess garbage / recycling (boxes and bottles) from the Property upon departure. Excess rubbish and recycling can be taken to the hopper at the end of Normanby Road, Sorrento (open 10 am to 4 pm every day from December 26 to January 31 and for the rest of the year, Saturdays and Sundays). Alternatively, excess rubbish and recycling can be taken to the tip at Truemans Road, Rye (open 8 am to 4 pm Monday to Friday and 8 am to 5 pm Saturday, Sunday and Public Holidays) or taken away with you.
Bins left overflowing and any other excess garbage / recycling (boxes and bottles) left behind will incur a removal charge of $35.00 + G.S.T. per bag which will be deducted from your security bond.
If the BBQ is used, it must be cleaned thoroughly.
Please let us know if you wish to bring pets, as some of our properties will not allow animals. Alternative accommodation can be sought.
The tenants will indemnify the owner against all liability which might otherwise attach to the owner as a result of injury, damage or loss (to person or property, suffered by any person where such injury, damage or loss has been caused by or contributed to by any act or omission of the tenants or his agents or invitees)
These conditions are agreed between the parties. Any infringement, permits the owner to amend the rental or immediately terminate the tenancy.
ARRIVAL & DEPARTURE
Arrival & Departure times are dictated by bookings either side of yours.
Arrival time is from 2.00pm & Departure time is 10.00am (unless otherwise arranged).
All guests must vacate the property by the departure time arranged with us.
EARLY ARRIVAL & LATE DEPARTURE REQUESTS
If you require an early arrival or late departure please request this prior to securing you booking.
Upon accepting your booking through the ‘Airbnb' website an ‘Agreement Document' will be emailed to you to read and return to ‘Beach House Rentals' immediately.
The document outlines all of the above points and also requires you to supply the names and approximate age of each person staying.
We cannot accept your booking if you fail to agree to these terms.
