· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

ANY EXCEPTIONS TO THE PROPERTY RULES, TERMS, AND CONDITIONS MUST BE APPROVED IN WRITING IN ADVANCE.

Excelente lugar, tranquilo, justo lo que estabamos buscando. El depto muy bien equipado, cocinar fue una delicia. Lo recomiendo. La piscina era muy agradable, mi hijo la disfruto mucho. No lo duden, es una buena opción.

Mi experiencia fue genial, el departamento muy lindo, completo en todo, un detalle nada mas con un lavabo que estaba tapado, pero fuera de eso super bien, comodidad total, como estar en casa. Lo recomiendo 100%

Todo fue mejor de lo esperado! La atención de Pao previa a la llegada fue perfecta. Encontramos el apartamento súper limpio y con todo lo que necesitábamos y más. Muy bien equipado. Lo mejor, la terraza con el jacuzzi! Pasamos tardes increibles ahí con mis hijas. Las camas son muy cómodas. Volvería a ir sin duda al mismo. Esta súper bien ubicado, todo te queda cerca. La playa del hotel Bahía Príncipe es impecable, muy limpia y el mar lleno de peces.

This apartment is part of a large complex within the Tao Residential Community in Akumal and there are some great amenities to go along with the place. If you're in to having access to all-inclusive beach clubs but also want the freedom to travel around to Tulum or the town of Akumal then this is a good choice. The apartment was very nice and has everything you could want. It was really nice to have a washer and dryer after traveling for a week through Mexico with only a carry-on! I'm interested in seeing what this community looks like after they finish building out the space. It would definitely be a good choice for a family because there was so much space. We didn't use any of the beach clubs because we were too busy snorkeling around the town of Akumal and taking day trips to Tulum to hang out in their beach clubs so we can't speak to their quality. I think that my friend and I both wished that we were closer to Tulum so that we could enjoy the nightlife a bit more since the 1/2 hour drive could be an inconvenience. That's just us though. It was definitely a nice spot though!

Great experience staying at the Tao residential community in akumal. The apartment was fantastic, great location convenient to akumal, tulum, Sian ka'an, and many attractions in the Mayan Riviera. The apartment is newly built and furnished and had a lovely roof top and a private balcony. Pao was a phenomenal host, she arranged a tour for us and was incredibly helpful throughout our stay. Overall an excellent experience.

We had a great time at RAM PH2. The place was clean, accurately depicted, and had everything we needed. Rooftop grill and washer/dryer were great perks. Comfortable beds, adequate air conditioning. A few small complaints- the jacuzzi is more like a big bath tub that fills with lukewarm water. However, the rooftop was still a great place to hang out at night and look at the stars. Tao residential complex is somewhat remote. You have to drive everywhere- to the beach, town (Akumal, Tulum). We recommend renting a car. We used collectivos, which were cheap communal taxis, but we had to walk ~15-20 min to the main highway to catch one every time. There are shuttles within TAO complex that take you to the beach and included resorts that you catch from the TAO wellness center. The sign says they come every hour on the hour, but seemed like they came whenever someone noticed people were standing there for a while. Overall, we had a great time, but do a few things differently next time we come to Tulum!

This condo and the Tao community are truly beautiful, serene and peaceful. The condo has everything you need to cook and enjoy peace and quiet after a busy day of beach and activities. The beds were super comfortable and having a washer/dryer was much needed. The Wellness Center is top notch and I did yoga every day, swam laps in the beautiful pools and worked out in the gym. And it's an easy walk from the condo. Having access to the Bahia Principe resort was perfect as it kept our son happy and we were able to enjoy the pools and beach chairs, umbrellas, etc... Be sure to go to Akumal and hang out at La Buena Vida on Half Moon Bay, it's a gorgeous setting and the food/drinks are very good and inexpensive! I have to Warn you about Budget Car Rental in Cancun. DO NOT RENT FROM THEM!! It was a nightmare and they upcharged us over 400% for insurance... and to top it off charged us an additional $35 because there was sand in the car... really?? Otherwise it was a perfect trip and the people of the Yucatan Peninsula could not be nicer.. Thanks Pao!!
