This Cabin can be rented as 2-Bedroom (Sleeps 4-6) or 3-Bedroom options (2-BR upstairs & 1-BR Downstairs with Separate Entrances, Sleeps 6-8). For the privacy of our guests, WE DO NOT RENT DOWNSTAIRS SEPARATELY.

CHECK-IN/OUT TIME: Check-in time is 4.00PM & Check-out time is 11.00AM. All times are EST when checking out or leaving the property, please lock all doors & windows. (Cabin should vacated before check-out time). Early arrival or late checkout may be available for an additional fee and must be pre-arranged. This option is not guaranteed.
AVAILABLITY: If the property becomes unavailable prior to occupancy due to circumstances outside of Homeowner or its Agents control or prior knowledge due to: Termination from vacation rental program, major mechanical failure, or loss of utility (Electricity, Gas, Water), Agent reserves the right to relocate Guest to a different rental property, reschedule, or issue a credit for future use. If there are no comparable options the Guest will be given a full refund without penalties to either party.
MAXIMUM OCCUPANCY: Full guest count must be disclosed on the Airbnb reservation. An additional charge or $25.00 per person per night for guests not listed on the reservation will be assessed.
Three Bedroom Rentals: Sleep 8 persons (Maximum occupancy 12 (including visitors)).
Two Bedroom Rentals: Sleep 6 Persons (Maximum occupancy 10 (including visitors)).
You must immediately notify us, by phone and in writing, if the number of occupants changes. Additional charges may apply.
VISITOR(S): A visitor is an occupant in the rental property that is not staying overnight. If you are expecting visitor(s) you MUST get written approval from us prior to their arrival (additional charges may apply). The charge per unapproved visitor is $10.00 per person per day.
EVENTS & GATHERINGS: The Property shall be used for residential vacation rental purposes only. Special events such as parties, receptions, and other group events are not permitted without our express written consent. Additional fees may apply. Violation of this policy will result in a fine of $2500.00 and forfeit of their rental fees and forfeit of their security deposit and immediate eviction.
OCCUPANCY: Guest understands that we will only accept reservations from responsible adults 25 years of age or above. Guest who initiates rental will remain responsible for all other guests, children, or visitors during occupancy of the property.
CHILDREN: Please supervise children. Do not let children play with window blinds, keypads or any other cabin equipment. Children and young adults must be accompanied by an adult guardian or parent during the entire stay.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of rental money and deposit, and the party will not be permitted to check in.
SMOKING is prohibited inside the Cabins. Please smoke on the outside porches and decks and use an appropriate receptacle for cigarette butts etc. Please do not throw smoking material on the decks, porches, lawns or grounds. An additional fee will be charged for cleaning the yard of cigarette butts and trash.
PETS are not allowed on the property or in the cabin. In the event that pets are found to be inside the cabin, additional cleaning fees will be charged.
FIREARMS: NO Hunting of wild game. Firearms or ammunition are not allowed. Fishing is allowed on the creek.
GRILLING: Outdoor grilling is permitted only on the concrete slab in the designated area. Grilling or Cooking on decks, porches, or wooden walkways is prohibited. A gas grill is provided for your use. Guests must have propane tank refilled as needed and are responsible for supplying their own grilling utensils. Propane grills should be turned off after each use. Guests may not add any charcoal or other charcoal derivative to the propane grills. Please leave the grill clean upon your departure. No refunds are made for non-functioning grills.
Fire Hazard & Extinguishers: When leaving the cabin, turn off the range/oven and unplug the iron and other electrical appliances that could cause a fire hazard. Fire extinguishers are located inside the cabin near the kitchen door (indoor) and near the entrance door to the downstairs bedroom (Outdoor).
FIRES, BONFIRES & ATVs (Quads): NO outdoor burning or OPEN FIRES on the property grounds. Fireworks are strictly prohibited. No all-terrain vehicles, dirt-bikes or other motorized off-road vehicles are allowed to operate on the property grounds.
HEELS: Heels are not to be worn inside the cabin due to the damage they cause on hardwoods.
HEATING & AIR-CONDITIONING: Our property is equipped with an ecofriendly high-tech Smart Thermostat. It will automatically keep the cabin at a comfortable setting. In a rare event you need to adjust the settings, the “Touch Screen thermostat” is located on the left wall in the living room. Drag your finger across the screen to move the slider. Never use a sharp object such as a pen. Do not spray any liquids directly onto the Smart Thermostat. When doors & windows are open, turn off AC/Heating (by changing the setting to above (for AC) or below (for heat) than the outdoor temperature.
DO NOT pick flowers, cut plants or harm any vegetation. DO NOT damage or alter the landscape in any manner. Guests must follow all posted signs.
HAZARDOUS CONDITIONS, AND MAINTENANCE ISSUES should be reported to the homeowner promptly for correction.
KEYLESS ACCESS NUMBER (Unlock Code): We will issue your own unique access number (via Email), once we receive full payment for the reservation and within 14 days prior to your arrival. Do not give out the access number to anyone you do not trust. Access number is unique to your reservation. Locks will auto-lock at regular intervals. Always have your unlock code ready with you. You may change this code to your own shorter code by following the instructions included in the email. The access number is valid ONLY for the period of your reservation & will not work before or after the reservation. Please keep the unlock code secure. You will be responsible for unauthorized users during your rental term. Do not let kids play with the locks or press keys unnecessarily or enter incorrect codes repeatedly. This will make lock go into security lockdown mode & make it inoperative for up to 12 hours.
INSURANCE: We encourage all renters to purchase traveler insurance. PROPERTY DAMAGE INSURANCE COVERAGE is not a traveler insurance policy.
RIGHT OF ENTRY – Guests acknowledge, understand, and agree that the property owner reserves the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs and maintenance calls, alterations, and improvements, as the owner/agent deem necessary.
INDEMNIFICATION AND HOLD HARMLESS: This property is privately owned; Guest agree to indemnify and hold harmless the Homeowner & Agent(s) for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest use & occupancy of the rental property. This is including, but not limited to, any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest. Furthermore, the homeowner is not responsible for any encounters with wildlife and/or insects that may occur.
Guests should keep the property, appliance, furnishings and all linen in good order. Use appliances & furnishings for their intended uses only. We do not permit towels or linens to be taken out of the property. Stained, misused, or missing linens will be replaced at Guest expense. Do not take pillows and bed linen outside or to the decks. Do not take outdoor furniture indoors or indoor furniture outside. Outdoor furniture will scratch the Hardwood floor.
HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Housekeeping is available for a fee.
WATER and SEPTIC: The property is on a deep well and septic systems. The mineral content in the water could be high. When water turned on for the first-time water may have an odor. By letting the water run 5-10 minutes will clear the odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $500.00.
INCLEMENT WEATHER: No refunds will be given for weather related issues. Road conditions can change quickly and/or remain impassible for extended periods of time. If guest becomes hold over the full nightly rate will be charged for each additional night. It will become the guest responsibility to pay for any additional services requested. Guest arriving during this time and checking in understands they are proceeding at their own risk and should make the proper arrangements. Guest who do not show, turn around, or depart early will be voluntarily forfeiting the reservation. During inclement weather, the exterior porches and steps may accumulate ice and snow creating a hazardous condition. The Guest is responsible for removal of any hazards, snow or ice due to inclement weather. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we recommend four-wheel drive and/or chains during the snow or icy weather. We do not refund due to road conditions or acts of God.
UTILITIES: Air conditioning, heating, water (well), telephone, cable TV and internet requires electricity to operate. No compensation will be given for temporary outage of electricity, gas, water, cable, internet, or telephone service. Outages must be reported to the Homeowner and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities are out of control of the Homeowner or its Agents.
Speed Limit: Maximum speed limit on unpaved Abrams Falls Road is 15MPH.
HANDICAP FRIENDLY: Our property is "handicap friendly". However, it may not meet Americans with Disabilities Act requirements.
The Property is equipped with furniture, appliances, Washer & Drier, pots, pans, dishes, silverware, coffee maker, toaster, brooms, and vacuums, bedspreads, pillows, Blankets and towels. You must furnish your own paper products, cleaning supplies. You should also bring any items that you feel are indispensable for an enjoyable vacation. For the convenience of our guests, this property is equipped with TVs, telephone, and Wi-Fi internet access. We are not responsible for the malfunction of utilities, equipment, or furnishings. You cannot rearrange furniture or take any items out of the property.
ABRAMS FALLS CABIN IS A REMOTELY MANAGED PROPERTY. The property owner or the manager does not live on site. No one will meet you at the cabin upon your arrival. Therefore, we need to have a copy of your valid picture ID and mailing address before sending out access codes to the cabin. We do have a local team and a housekeeper that maintains the property. The property is equipped and monitored by advanced automated controls, sensors, an outdoor CCTV system, and a keyless entry system. You may not relocate, disconnect, interferes or modify the electronic equipment.
At any time during, before, or after your stay with us, your information may be shared with (URL HIDDEN) and/or any other similar hospitality industry information providers.
OWNER CLOSETS: The owner of the property may keep personal items in one or more locked closets & cupboards. Please respect the wishes of the owner and do not enter those closets. Access to these closets is not included in your rental.
TELEPHONE, CABLE, AND INTERNET USE: All calls within the continental USA are free. You should not charge any international calls, call 900 numbers, internet downloads, or pay-per-view shows to the property you rent. More importantly, you should not use the telephone, the internet, or cable to access inappropriate material. You will be billed for the charges made by you during your stay plus an additional $50.00. The property is equipped with a high-speed broadband fiber-optic internet connection. You can only connect to the internet via the Wi-Fi hotspot. We are not responsible for its performance, Data-throughput rate, and security of the connection, compatibility with your device or any other operational issues.
TRASH: ALL GARBAGE MUST BE BAGGED including cans, paper, boxes, and plastics etc. Bagged trash must be taken to the Animal Proof trash receptacle located near front parking area and latch it properly so animals can’t get at it. Do not leave any garbage in the trash cans under, around or in the cabin. Please do not leave any trash or trash containers outdoor. Trash cans provided are not bear & animal proof. You are responsible for clean-up if a bear or an animal gets into the trash. Please do not throw trash off the decks.
Any trash that will not fit in the receptacle must be taken in to a Washington county Solid Waste Convenience Station. The nearest location is at: 5168 Gate City Highway (U.S. Highway 58/US421) (Approx. 3 miles from the property) Directions: From Abrams Falls Rd, turn Right to Rich Valley Road. Go to end of the road (2 miles) & turn Left to Gate City Highway (US Highway 58/ US421), the collection center is ¼ miles to the right. Operation Hours: Monday -12:00 p.m. - 7:00 p.m. Tuesday - Friday 11:00 a.m. - 5:00 p.m. Saturday - 8:00 a.m. - 5:00 p.m.
If trash left on property or outside the receptacle, guest will be charge $50 trash removal fee.
CLEANING: Please wipe up spills immediately to prevent staining (counter tops, floors, furniture, patio & decks and on walkways). When you depart try to leave the home in the condition that you expected to find it when you arrived. We have a very short period of time to prepare the home for the next tenant.
You are expected to leave the home undamaged, clean, and ready for the next arrival. The following must also be completed: 1) Wash and put away all dishes; 2) Remove all food and trash from the property; 4) Wipe appliances, counters, etc. clean of excess spills; 5) Sweep carpets and floors; 6) Leave all used towels in the bathtub or shower and bed linen on the beds. (7) Properly arrange all furniture, and 8) Clean decks and the GRILL if used.
• When leaving the cabin, guests agree to:
o Keep the doors/windows closed and locked.
o Return furniture, kitchenware, remotes, and phones to its designated location and to turn off the range/oven, LIGHTS, fans and TVs.
o Unplug the iron, coffeemaker and any other electrical appliances guests plugged-in.
o If downstairs room wall heater used, set the wall heater thermostat back to 50°F.
Failure to complete these requirements could result in a reduction of your security deposit refund and/or additional billing.
ITEMS LEFT IN PROPERTY: We cannot be responsible for any personal items left in the home you rented. Please be sure to thoroughly check the home before you leave for any personal items. If after check-out you request us to search the home for a forgotten item and the item is found, the item will be returned by mail C.O.D. with a service charge of $20.00. Items found and not requested to be returned within 30 days after your departure will be discarded.
CANCELLATIONS: Reservations may be changed or cancelled with full refund up to sixty (60) days prior to the Check-in Date. Between sixty and seven days before check-in date, any cancellations or changes will forfeit half of the rental fee. Cancellations or changes within 7 days of check-in date will forfeit 100% of the rental fee. Bristol NASCAR Race Week and special Holiday Reservations are not eligible for our refund policy thus nonrefundable and non-changeable. We reserve the right to make changes or cancellations after the booking at any time, although we will endeavor not to make a major change or cancel the booking within 24 hours of the arrival date, except by reason of force majeure. If we have to make a major change to your arrangements after booking we will offer you the option of accepting the change or canceling the booking and receiving a full refund of any monies we received for your reservation. We do not accept responsibility for any expenses or costs you may incur as a result of any change.
AGENCY DISCLOSURE: Perera Investments, Inc., serves as the agent & representative of all property owner(s) in its rental program, & is acting at all times, in and for the best interests of the property owner(s).
VIOLATING AGREEMENT & EXPEDITED EVICTION: Homeowner or Agent may terminate this Agreement if Guest violates any of the conditions set forth herein. Upon notice of termination of this Agreement, Guest shall vacate the Premises immediately and forfeit all rents. A material breach of this Agreement by Guest, which, in the sole determination of the Agent, results in damage to the Premises, personal injury to Guest or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest tenancy. Violation of any of the rules contained herein will result in IMMEDIATE EVICTION & forfeiture of rent.
DENYING PAYMENT, ADDITIONAL FEES, or FINES: If Agent must obtain legal advice or counsel for matters arising from payment discrepancy involving a Guest(s) or Payment vendor such as a credit card company, Agent will seek rightful payment or collection. If disputes are transferred from Agents management to a collection team or attorney, Guest(s) of record will become responsible for all charges proved to be their responsibility including cost of collection services.
DISPUTES: This Agreement shall be governed by and interpreted in accordance with the laws of the State of North Carolina, and shall be treated as though it were executed in the County of Mecklenburg, State of North Carolina. Any action relating to this Agreement shall be instituted and prosecuted only in the Mecklenburg County Superior Court, North Carolina. Guest(s) specifically consents to such jurisdiction and to extraterritorial service of process.
PAYMENT GUARANTEE & ACCEPTANCE: By submitting a reservation over the internet, by mail, by email, by fax or by phone Guest has entered in to a binding contract outlined by the Terms and Conditions of this Agreement. Upon submission Guest is authorizing "Perera Investments, Inc. d/b/a Abrams Falls Cabin" to invoice the guest for charges relating to the rental and use of property. Guest accepts and understands all liability and costs associated with damage due to guest(s) negligence, misuse of property and/or missing items. Additional charges above and beyond your security deposit and damages not covered by the property damage insurance policy will be invoiced to the Guest(s) and sent via regular mail to the mailing address submitted by the Guest(s) at the mailing address provided. Upon receipt of invoice, payment must be made within 15 days of receipt. All sales are final. Guest(s) understands and agrees to the refund and cancellation policies outlined herein.
ALL CANCELLATIONS MUST BE MADE IN WRITING, E-MAIL, FAX or CERTIFIED MAIL.
ERRORS: We have tried to make sure that all descriptions and prices listed in our rental brochure and on our website are accurate; however, we are not responsible for errors.
If you do not agree to all these Terms, you are not authorized to rent the Abrams Falls Cabin. Perera Investments, Inc. provides the vacation rental and services to you conditioned upon your acceptance, without modification, of the Terms. This Agreement may change from time to time and it is your responsibility to review them when conducting business herein.
BY CLICKING SUBMIT ON THE WEBSITE, OR YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THIS AGREEMENT. THIS AGREEMENT IS ENTERED INTO ON THE DATE OF PAYMENT ACCEPTANCE.
