If you need to stay by Temple University it's a good location. It's not that far of a drive to a lot of the sites in the city. Just be aware it's a rough neighborhood. There were some communication issues with Annie. She thought we weren't coming so the room was not ready when we arrived. Check-in instructions weren't sent until we had arrived and I had contacted her. She was nice enough to thank us with wine for our patience. We actually never got to meet her but her place is just as described, just a bit dusty. The bed was sort of broken on one side and sheets had an odor the first night. Bring ear plugs because it can be noisy. But other than that it was an okay place to stay. Parking was also never an issue.

Had a great experience staying at Annie's place. Everything was as described and the bed was very comfortable. She has a very good book collection, too! The area was by a subway which gave easy transportation downtown, but if you Uber it's not expensive at all. I would definitely stay at Annie's place again when in Philadelphia.

My flight was delayed so I didn't arrive at the time I told Annie I would. She was out when I got there, but she had already put the key in a lockbox and sent me a very descriptive text with everything I needed to know. After 30 mins or so she came home. She was very nice and gave me the tour in the apartment which was great. She had the top of her fridge dedicated to me and provided everything you need in a bathroom. My room was clean and it was pretty much everything I expected from the description. I was planning to stay 1 week at Temple University which is 2 blocks from Annie's apartment. When I first got there, I was told by my Uber driver that the neighborhood isn't the safest, so I was a bit scared. Turns out that it's almost true, but not quite. One important thing to know is that since the apartment is basically ON Temple University campus, they have lots of college police in the area, so it is actually really safe. If you go a few blocks west (past Broadstreet) this might not be the case. I asked several people at Temple about this, and they all agreed. I, as everyone should, read the reviews carefully before I booked. Most of them are positive, but a few are really bad. After my stay there, I really believe that the bad reviews come from crazy people. Because in my opinion: 1) Annie is super awesome and helps with everything. 2) The place isn't nearly as bad as you might read and hear (although it is good to know where to go and not to go). 3) The room and apartment is exactly as presented in the description. So I seriously don't understand the bad reviews. I really liked it there and you should probably trust the statistics when you read reviews. A few bad ones and mostly good ones usually means that it's all good. I highly recommend to stay with Annie :)

This apt room was very unwelcoming. One sheet on the bed, the fitted sheet. The coverlet shown in the photo was the only cover. Both black. Adjacent to the bed was a small shelving with old toiletries, everything covered in heavy dust. The small vanity, not shown in the photo, was sticky and covered in grime. Is it possible that the bedding had been washed? I doubted it. Of the three lamps in the room, only one worked. There was no available closet for hanging clothes. A sticky note on a hallway door led to a bath towel, stained. (I had brought my own washcloth.) There were no hand towels or hand soap available in the bathroom, shared with two other women (one being the hostess). The bathroom rug was dirty. The floor too. I used nothing in the kitchen, as it was very dirty. The amenities and cleanliness were in a setting of gross immaturity. The apt is a three-story walk-up with a large, iron gate on the outside of the building for protection. Both of my airport shuttle drivers relayed the dangers of the neighborhood -- the first would not leave me until I was in the apt; the second indicated that he almost did not come to pick me up, because he knew the neighborhood to be so unsafe. If the room were free, I could not recommend it.

Annie was the perfect host! I was coming to Philly for an interview and she was very accommodating. I was worried about being able to go to sleep early because I had to get up early, but Annie was so quiet and I slept very well. The bed is SOOOOO comfy! If I ever need to go to Philly again and need an airbnb I will request Annie.

Annie is very welcoming and the stay at Annie's was quite pleasant. Location is good - not far from city centre (ca. 30 min by public transport), close to the subway. Room is big indeed, bed is very comfortable. Annie explained everything regarding the apartment upon my arrival and she anwsered all questions I had. She was also kind to allow me for late check out as my plane was departing at 6pm. Overall my experience at Annie's is very good!
