WHERE IS THE APARTMENT LOCATED? AND HOW FAR IS IT FROM THE AIRPORT?
This condo apartment is located in "Arista Place" in Barangay Santo Niño, Parañaque. Baranggay Santo Niño is a typical lively Metro Manila residential neighbourhood, where you'll get a taste of the daily lives of local Filipinos. Arista Place is a gated residential condominium complex, which is designed with an Asian Tropical theme. When inside, it's the perfect place to feel like you've escaped the bustling city, but yet had never left it - which is ideal for those who want to come back to a place to relax and chill after a crazy day around Manila.

HOW MUCH DO I PAY?
When selecting your dates, you will be shown the exact amount you'd pay in your chosen currency. Weekly and monthly stay discounts are already pre-calculated upon booking or enquiry. So the quote you see is the total amount you'd pay and would already include any discounts if applicable.
WHAT DOES THE SPACE CONSIST OF?
For the price of a 1 bedroom, we are offering a two bedroom property very near the airport. The space consists of 2 bedrooms with balcony, a living room, 1 toilet and bath, a dining area and a fully functional kitchen.
DO YOU ACCEPT MORE THAN 2 GUESTS?
The space can comfortably fit 4 guests. We however allow up to 7 guests in the property as long as the guests don’t mind squeezing in. We provide extra mattresses in the unit, and extra bedsheets. The amenities may be used by 5 registered guests. (Please take note of the fees for the amenities below).

IS THERE A WASHING MACHINE?
There is no washing machine in the condo apartment. However, there is a laundry service available inside the condo complex, found downstairs of the club house. They charge 30pesos per kg for clothes.
IS THERE 24/7 SECURITY?
There are CCTV cameras monitoring just outside all apartment units and throughout the complex, and we have security guards on watch 24/7 just for your peace of mind. There are also security guards at the mini town center infront.

SWIMMING POOL ACCESS:
Guests can use the swimming pool from Tuesdays - Fridays 7am - 9pm only, at a charge of 224 pesos per person for the day (for only up to 5 guests).
Please note the pool is closed on Mondays for maintenance. Saturdays and Sundays are only for long term renters and condo unit owners. This is the regulation of the condo complex.
Gym (56 pesos per day)
Badminton Court (112 fee per person per day between 8am - 6pm then 200 pesos per person per hour between 6pm-9pm.)
Registration and payment at the Property Management Office (which is downstairs in the Club House) are required to use these facilities. Please be sure to make payment directly upon registering.
Parking space rental (25 pesos for evey 3 hours, 150 pesos for overnight parking between 10pm - 8am). Upon arriving at the condo complex's entrance gate, kindly let the security gaurd know you'd like to hire a parking space. They will then locate you a parking spot either in front or in the basement (Lower Ground floor) of our apartment building. Please prepare cash upon registering with the security gaurd.
There is an elevator/a lift for any wheelchair users or those with mobility issues. From outside the building, there is a ramp to the basement (Lower Ground), where there is access to the elevator/lift that can take you to the apartment.
There is a convenience store (small supermarket) located on site, downstairs of the clubhouse.

Otros aspectos destacables
The rate showing in the listing is for 2-3 guests. We don't charge the usual Php350.00 per person over 2 guests, as we understand that our guests book in airbnb for the flexibility of being able to stay together as a group and for the cost savings. As it is understandable though that there will be additional costs for a bigger group, we just charge a small group fee (not per head fee) depending on the size of the group to cover the extra cost of electricity and water usage and cost of laundry for the additional bedsheets.
Here are the group fees. Please take note this is a flat fee per night and NOT per person:
Groups of 4: Additional Flat rate of Php150 to the nightly rate
Groups of 5-6:Additional Flat rate Php300 to the nightly rate
Groups of 6-8:Additional Flat rate Php400 to the nightly rate

We can only allow early check-ins if the previous guest confirms they will be checking out at a much earlier time, and we are given enough time to have the apartment cleaned and prepared, or if the date before doesn't get booked, but we won't know this until much closer to the time.
If anything, we can allow early check ins to the condo complex where you are welcome to use the pool (there are changing rooms in the club house), lounge area (where you can sit and relax) etc., and we also have a storage area where we can store your baggages if you'd like to go off exploring the city, but you won't have access to the apartment until 2pm. If you absolutely require an early check-in to the apartment, unfortunately we suggest booking the night before also.
(Our conditions applies like the same as hotels where they don't guarantee early check-ins to be able to accommodate other guests before.)

I HAVE A FLIGHT IN THE EVENING ON THE DAY OF CHECK OUT, IS THERE SOMEWHERE I CAN LEAVE MY BAGGAGES?
As check out time from the apartment is at 11am, for those of you who have a flight in the evening and wish to still roam around Manila beforehand without having to carry your baggages about, you are welcome to have your baggages stored in our storage area after check out at no extra charge. But please avoid leaving anything valuable as we can't be held responsible.
Usage of the storage area must be mentioned upon booking with myself so I can make arrangements.
Upon booking, please infrom us your estimated check-in time and your check out time (latest check out time is 11am).
Please also provide upon booking, full names of all guests that will be staying, and your arriving flight number so we can keep track of any delays.
Cleaning Fee is for the cleaning and laundry services after each stay. It is not for daily cleaning. Please note that if you wish to make more than one booking with a gap in between, there will be a cleaning fee per stay (after each check-out), as we contract cleaning, and laundry services of bedsheets and towels. This is so we can accommodate other guests in-between your intended dates.
No smoking, only in the balcony (please clean the cigarette butts afterwards & use the ash tray we provide)

Check-in time is anytime after 2pm. Early check-ins are only allowed if the night before doesn't get booked.
Check-out time is "strictly" by 11:30am. Late check-outs are only allowed if that day doesn't get booked.

Gatherings (e.g having a friendly family meal) are allowed, but please align with us beforhand, and please do not leave trash behind or stick anything on the walls/ mirrors.
Please do not hang anything at the balcony. The Property management charges Php2000 for guests who hang clothes outside.
Please respect the neighbours by keeping the noise down from 9pm, particularly in common areas and corridors. You could be fined by the security guards at the complex if you cause a disturbance.
Do not leave anything outside the front door of the apartment e.g shoes, trash/rubbish bags, etc. Again you could be fined by the security guard at the complex of P1,000.
You may invite guests to visit during the day and use the facilities, but please make sure they obey by the rules, and respect the property and its contents, as you will be held responsible for any damages or violations caused by them also.
Please take care of the keys. If our guests lose the keys to the unit, we will request a reimbursement for the cost of the locksmith & keys duplicate (This is around 2,500 pesos).
