Our 3 brm, 2 bathroom,kid-friendly, recently renovated home w modern beach-style decor, & mod-cons including spa is an easy, scenic 7 min walk to the beach, main st, Umina Beach Caravan Park and Recreation Precinct. Can comfortably accommodate 2 families. Strictly no smoking and no pets on the property.

Our property is unique in that not only is it close to the beach, shops, cafes/restaurants and Umina Recreation Precinct but it is big enough to comfortably accommodate and entertain 2 families with kids, which can bring the costs down.

The house has 3 bedrooms, 2 lounge rooms with 2 TVs, 2 bathrooms, 2 decks and state of the art kitchen.

There is a large undercover entertaining deck with spa, an indoor toy/play room for the kids, toddler bikes and scooters, boardgames, an outdoor boat cubby house and free wifi, to keep everyone entertained.

The house can be kept cool in summer with a reverse cycle air conditioner in each lounge room along with ceiling fans and huge windows and doors that open all the way out onto decks. The main entertaining deck even has an outdoor fan and heater. Three bedrooms have ceiling fans and the main also has an air conditioner.

Finally there is free wifi, as well as all telephone usage (all mobiles, STD calls covered - please no international).

Guests can access all parts of the property (except back studio cabin and back locked garage). Access includes rear lane access, carport, outdoor spa, front and backyard.
Guests can also borrow 2 kayaks (not for open ocean but good for Brisbane Water or Patonga) and a learner malibu surfboard.
All kids' toys, books, small bikes and scooters.
A Porta-cot, high chair and bottle steriliser are also available free of charge.

Atención a los huéspedes

You will have the house and front yard completely to yourselves to enjoy in total privacy. Over the ANZAC weekend (before ANZAC day 2017) there will be 2 other friendly guests living in our back studio. You will see from pictures that this is a fairly private area and you need not come into contact with them. Our local property manager and friend is close by should you need anything but otherwise you can let yourselves in and check yourselves out using the key in the key safe.

Otros aspectos destacables

House Rules: Unfortunately no "schoolies" or "under 25's". STRICTLY NO SMOKING AND NO PETS ALLOWED ON THE PROPERTY.This property is NOT a party house. Council, Police and the local community have strict requirements in regard to nuisance noise and offensive behaviour. Under Section 268 of the Protection Environment Operations Act 1997, a Complainant may be successful in obtaining noise abatement order from the local court against the Offender. Heavy fines apply.

The house has a brand new kitchen, living (with new 60 inch LG Smart TV) and deck area along with backyard and cubby house, and is totally enjoyable to live in. However parts of the property have not been completely finished. One pathway down the side of the house is paved but the other is not (but it is safe). Other small unfinished touches are some skirting boards, main bedroom with a small patch on the ceiling unpainted, surrounds of front door unfinished (but safe) and an un-renovated but functional bathroom with bath and shower. Overall the home is beautifully and comfortably decorated with new AEG appliances (2 ovens and induction stove top) and huge polished scribbly gum island bench top to sit around whilst preparing meals.

We love our renovated home and yard and hope that you will too and hope that guests will treat it with respect as they would their own. Please keep new appliances, timber bench tops, outdoor spa clean and follow instructions on how to use/clean them correctly. We understand accidents can happen, so where possible clean up spills etc as best as possible and please notify us so we can fix them prior to the next guests' arrival. Our neighbours are lovely and we hope to maintain a good friendship with them so please follow usual noise restriction rules.
On Monday nights it would be appreciated if the bins went out on the street as collection is Tuesday mornings.

I stayed at Susannah and Jeff's home for a long weekend while a couple were staying in another listing on the same site, the Studio. It's a beautiful home with everything you could possibly need. The appliances are all modern. The newly renovated bathroom is beautifully decorated. Some aesthetic renovation tidy ups were yet to be completed when I stayed, but everything was very operational. It was all as described in the listing. I didn't see much of Umina Beach as I was caught up, but I did use the amenities of the town centre and they're extensive. I'm sure people come to this scenic part of the world for the lookouts and walking tracks as well as the known beach.
