Reglas de la casa

Firstly, we would like to say that we hope you can relax here and really enjoy your stay. As always there are a few housekeeping rules that are necessary for this to work (as this is an organic, sustainable farm system) so please read this document carefully. We have different requirements to preserve the property compared to other accommodation you may have used.
1.Minimum of 2 night stay.
2.Please leave the place as you find it.
3.Contact us for prices for bookings longer than one week.
4.Smoking is NOT permitted on the property.
5.This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6.Noise and Residential Amenity
a) Guests must not create noise which is offensive to neighbours especially between 10pm- 8am.
b) Offensive noise is prohibited and may result in:
i. termination of permission to occupy the Property;
ii. eviction;
iii. loss of rental paid; and
iv. extra charges for security and other expenses which may be deducted from Security Deposits or Bonds. c) Guests must abide by any noise abatement conditions, standards and orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neighbours and local community.
7.Functions and parties
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) No gathering, celebration or entertainment is permitted at the Property without permission.
8.People other than those in the booking party may not stay overnight in the property. Any other person in the property is the sole responsibility of the holidaying occupants.
9.The property and all furnishings are to be kept in good order by the occupants.
10.The occupants are only to use appliances for their intended uses.
11.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. We suggest you bring pool towels.
12.Pool: No children under the age of 15 are permitted in pool at any time, without adult supervision. When using the pool, remember there is a certain health risk associated with this facility. Use at your own risk. DO NOT STAND ON THE POOL COVERS. Pool covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged for replacement. Remember when not using the pool, leave cover on the pool so it will stay warm.
13.Fireplace: The fireplace is a pleasure to use but needs to be treated with respect. ONLY fire wood is to be burnt in the fire. Our fire wood is a precious commodity that takes a long time to grow. Please only use what you need, and close down the fire at night as per the instructions at the property. Please do not throw any rubbish, paper, plastic or other inappropriate materials in the fireplace.
14.Biolytic Septic: The property is on a biolytic septic systems which is ‘worm powered’. These helpful friends need looking after and can easily be killed by fats, oils and chemicals flowing down the drains. Please use the rubbish and compost bins provided for oils and fats and only use the detergents provided in the house. This will keep our little composting friends happy.
15.The septic system is very effective; however, it will block if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and block the septic system, you could be charged damages.
16.Pets are NOT allowed as we have our own beautiful animals, both farm livestock and native fauna, on the farm.
17.Feel free to talk to the animals over the fence. Please DO NOT ENTER THE PADDOCKS for the safety of your selves and the comfort of our animals. Although they are very quiet with the owners, they may become nervous around strangers.
18.Please DO NOT FEED THE ANIMALS garden clippings or food scraps, as some of our plants and food scraps will make them very sick and could even kill them.
19.Parking:
PARKING – Parking is limited to 2 vehicle(s) unless otherwise organised. Vehicles are to be parked on concrete and driveway areas only.
20.Paths have been designed throughout Stoneywood’s beautiful gardens. Enjoy meandering through the landscape but please stay off the garden beds.
21.This is an agricultural area and in the surrounding area there are activities normal to a rural property. Please understand that though you are here for a relaxing weekend we cannot control normal neighboring activities. These may or may not occur and include, but are not limited to:
•Tractor, motorbike and machinery use
•Dam Pumps
•Animal weaning
•Horse riding
22. Although small, Stoneywood is an operational farming property. At times it will be necessary for the owners and others to be present during your stay. Feel free to talk with us about the farm operations, which may include but are not limited to:

•Vineyard maintenance
•Garden and lawn maintenance
•Feeding animals
•Shearing the Alpaca
•Assistance with animal birthing
•Animal grooming
•Assistance for sick animals
•Fence maintenance
•Hay cutting and baling
23. No fires are ever to be set outside on the property. Only the combustion fireplace is to be used for heating purposes. No open fires are permitted in the house. The fireplace in the second lounge is ornamental only.
24.Fire Danger Periods:
All guests MUST LEAVE the property PRIOR to any official CFA CATASTROPHIC FIRE WARNING DAYS
•The day that the authorities declare a catastrophic fire warning, we will refund:
any unused portion of rent from a guest currently registered;
any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the “Storm Warning” is lifted; and
any advance rents collected or deposited for a reservation that is scheduled to arrive during the Catastrophic Warning period.
25. Storms:

If there is a storm or natural disaster other than bushfires, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Storm Warning area" and/or
•A "mandatory evacuation order has been given for the Storm Warning" area of residence of a holidaying guest.
•The day that the authorities order a mandatory evacuation order in a "Storm Warning," area, we will refund:
any unused portion of rent from a guest currently registered;
any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the “Storm Warning” is lifted; and
any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Storm Warning" period.
26.Cancellations
Any cancellations must be notified 2 weeks prior to the arrival date. You will receive a full refund less 10% for booking fee. Cancellations within 2 weeks of the arrival date will be refunded only if we are able to refund the period booked. Non arrival without notification will result in no refund.
I (name/names , the holiday rental Tenant, have read and agree to abide by this agreement. I/we take responsibility for all persons and their actions, staying at Stonywood between the dates of (Date to Date) and will be financially responsible for any damages caused by the guest party during this stay.

We had a really relaxing time, watching the sunset, patting sheep, exploring the property and then retiring to a warm and cosy home. Be sure to walk up to the shack on the top of the hill to survey the landscape and watch the kangaroos.

We had a fantastic time on the farm and Leanne's hospitality was greatly appreciated. The property is magnificient. The pool, cattleman's hut and feeding the animals in the morning made for an unforgettable experience. We will definitely be returning!

We absolutely adored our three weeks at the farm. It was a lovely home away from home, whilst we were selling our home in Doreen. My kids (5 and 6) loved the farm life and Leanne was fantastic showing them how to look after the animals and integrating into farm life. The home was warm and comfy and had absolutely everything we needed for a whole 3 weeks. We would stay there forever if we could - a dream home.

A really lovely stay out in the country. Our host Leanne was very welcoming and it was great getting to know her whilst helping out with the animals one afternoon (at my request!). The house was really well looked after, had all kitchen amenities you would need and was lovely and warm on a cold winters day - we loved sitting in front of the fire. It has beautiful gardens and there's a great walk up the mountain behind the house, where there's a great spot to sit and take in the views. We had a such a nice weekend, just relaxing in this lovely home.

We very much enjoyed our stay at Stoneywood. Clearly, Stoneywood is a much loved property. The house is comfortable and spacious, the gardens are charming and beautiful,...... and the pool was lots of fun for the children and adults alike. Leanne was a lovely host and even invited our children to help her feed the farm animals one afternoon - including a baby calf , which our children absolutely loved. There is a lot to explore on the property - from an enchanted garden, to children's playground, to a stockman's hut with bar fridge! We went for a walk around the entire property one morning and were delighted with beautiful views and we even saw 15 - 20 kangaroos in the adjoining property. Thank you Leanne for making us feel welcome and relaxed. We hope to visit Stoneywood again!

Leanne was waiting for us at the property and we were greeted with chocolates and a smile. It was really great that Leanne was there to run through the workings of the place and give us the low down on the history and personal experience she has with the property. The property itself was clean and tidy and had everything we were going to need for the next 5 nights over the New Year period. The facilities including the swimming pool, swings, sandpit and slide were great for our young 18 month son who had plenty to keep he occupied. We were also lucky enough to be given the responsibility of feeding the young calf everyday and making sure the cows and goats were keeping out of trouble. This really added to our country experience and made the break what it was. Overall we had an amazing time and we would not hesitate to recommend the property and Leanne and I'm sure we will be back in the future.

Leanne greeted us on arrival and gave us a great tour of the extensive property. The house and gardens are amazing and could not be faulted. We had 3 generations staying in the house and everyone had a great time. Stunning views of the local hills are best seen from the bar at the top of the hill. Highland cattle, Alpacas and friendly goats. What more could you need!
