Brand new construction built in 2016! Please read the descriptions of sleeping arrangements for larger groups. While we can host groups up to 13, the house would be best suited for 8-10. However, it's also a wonderful home base for a large group that wants to enjoy a weekend together. Every booking comes with a personalized concierge planning service by yours truly. Just ask for help with vineyards, breweries, restaurants, hikes, bars, best coffee, brunch, etc!

-Minutes from downtown and all C'Ville has to offer. Just under 2 miles to the Historic Downtown Mall and makes a great home base for doing vineyard/brewery tours.
- Fresh linens and towels provided. Please book for the number of guests in your group so that we can properly set the home to accommodate everyone.
- We offer a turn-key stay. The house will be stocked with everything you would need for basic cooking during the weekend (cookware, utensils, dishes), a coffee maker and coffee bar (fresh coffee, sugars, creamers), toilet paper, paper towels, toiletries and lots of other extras to make your stay more comfortable. If there's something you're specifically looking for, just ask if we have it or if we can provide it to make your stay more comfortable.
While we can accommodate up to 13 guests, please read the layout details for more info on how the sleeping arrangements would work. While the house would be best suited for 8-10 people, we understand that large groups like to all be together so we have provided an option for that. We typically keep the main living level completely free of sleeping options to make it the gathering place for the group but we are happy to add beds there if the group chooses!
Entry level (sleeps 4 guests when the sofa is used as a twin bed- proper bedding is provided)
Hallway from entrance leads back to a sunny secondary living room/sleeping area. We will have a queen bed on one side and a brand new large sofa that can double as a twin bed for sleeping, as it has one continuous down-filled cushion (comfiest sofa ever!) There is also a twin bed tucked in the corner of this room. Brand new Pottery Barn bedding throughout. There is a mounted Smart flat-screen TV on the wall.
Main living level:
Boasts an airy and large open-concept living/dining/kitchen area. Three bar-height chairs for the bar that separates living room from kitchen, 3 counter stools at the kitchen island, and an 8-seat farmhouse dining table means a total of 13 can easily sit in the same area together to eat. There is a 50" mounted Smart TV with cable, Netflix, Roku, etc. There is a half bath off the living area. We provide a spare twin cot and bedding folded up on this level that would accommodate person #13 in a large group or that person could choose to sleep on the sofa on this level, which is also incredibly comfortable.
Kitchen: fully stocked with dishes, utensils, glassware, cookware, coffee maker (and coffee, sugars, creamers).
1st bedroom (master): King bed and 1 additional twin beds and 1 twin cot remains folded in the corner with bedding on top for your use. Twin beds can be easily stored by us (we typically ask which layout you would like before your stay) in the walk-in closet if you don't need them to open up the room. The large walk-in closet is excellent for a large group to store bags and clothing. There is an en-suite full bathroom with walk-in shower and double vanity. There's a mounted flat screen Smart TV on the wall
2nd bedroom: Guest room with a beige tufted upholstered queen bed with Pottery Barn bedding and a closet. This room has a ceiling fan.
3rd bedroom: 2 twin beds with upholstered headboards and a closet. This room has a ceiling fan.

You will have the whole house to yourselves! This property is exclusively used as a rental, so you won't feel like you're living in someone else's 'space'. We will be available for questions or to help with anything you may need during your stay.

We live less than 10 minutes from the house and we are available any time day or night to answer questions or respond if you need maintenance assistance at the house. In the event that we are not immediately available or out of town, we always have designated back-up property managers that we pay to be on-call when we are out of town for work or personal reasons.
While we do allow parties and gatherings (such as bachelorette parties, weddings, alumni groups, etc) we do ask that you be respectful of the neighbors. We ask that there be no loud music after 11pm each night and we also ask that you don't make an excessive amount of noise when you are outside of the house as you are coming and going. Noise travels overly well outside of the house, so we don't want to be labeled as "the party house".
We also have a very tight parking situation directly surrounding the house. As we are trying to keep the peace with our neighbors- who have been gracious enough to allow us to do short-term rentals, we ask that you follow the strict parking rules. We have everything spelled out in the Welcome Book inside the house, which even includes a map that I drew showing where the best parking is (Beware: it looks like a bad pre-school art project). Feel free to ask me more about parking if would like more clarification before arrival! Basically there is a small driveway that fits one car. And then there are 2 first-come, first-serve spots directly to the left of that for anyone in the community to use. We ask that you only take ONE of those up, if one is available. And beyond that, we have another area for as many cars as you would like! It is essentially the same as walking a block to get to your car, and it is parking within the community and not on a through street. So feel free to stop at the house in the driveway to unload your things from all the extra cars and then follow the gorgeously drawn map to the auxiliary parking area. We truly appreciate the attention to this as we want to stay friendly with the neighborhood!
We also cannot have any signage, balloons, etc put on the front of the house by guests, due to community rules.
Accidents and spills happen, so just let us know if anything major occurs so we can help handle it.
Strict no smoking and no pet policy inside the house!

I am the owner of WKNDR Design (Interior Decorating + Design Services, many of which cater to Airbnb owners and furnished rental properties) and my other half, Jason, is a professional baseball instructor. When we aren't traveling, we split our time between Charlottesville, VA and Rockport, MA. We love great food and wine and our favorite thing to do is enjoy the quiet between the hustle and bustle of our lives. Our favorite place to jet to for a quick, relaxing getaway is Puerto Rico and we will never say no to a beach picnic with friends in Rockport in the summer or strolling the Downtown Mall with a cup of coffee in Charlottesville!
