This is a beautiful barn conversion in the heart of the Derbyshire countryside consisting of 6 bedrooms, 2 family bathrooms, 2 en-suite shower rooms and a large living area complete with kitchen and dining for 12. The outside courtyard has a private hot tub for your enjoyment.

There is a large private outside area with seating as well as BBQ areas by the river Amber large childrens play areas and a large orchard full animals for the children to see.

Right of Entry
Whilst respecting the reasonable privacy of the client, the owners reserve the right to access all properties at all times, if necessary, for repairs and emergencies.
Care of the Property
The client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.
Breakages or Damage
The client is required to inform the owner of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next client.
The client is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the client.
Rules and Procedures
Clients are required to observe the rules and familiarise themselves with the procedures contained in the information folder provided in each property.
Smoking
Smoking is not permitted anywhere inside the holiday accommodation, near to buildings or in the communal.
Pets
Dogs are permitted subject to prior arrangement with the owners and the following conditions. Pets are charged at £50 per animal.
Dogs are not permitted upstairs or on the furniture. Dogs must not be left unattended in the property at any time.
When out of the cottage the dog must be on a lead under the control of a responsible adult at all times. The client must clear up after the dog promptly, whether in the garden or out on a lead on the estate, and dispose of bagged waste in an exterior bin.
The client is responsible for any damage howsoever caused by their dog and liable to reimburse the owner for any replacement or repair thereby necessitated. The owners reserve the right to terminate the contract if the behaviour of the client's dog is considered unacceptable.
Liability
The owners are not liable for any loss or damage to any client's property or any property belonging to a member of the client's party howsoever caused.
The client or members of his/her party cannot hold the owners liable for any personal injury/death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided.

Fantastic accommodation, with excellent facilities, great location, although difficult to find walks locally straight from the house with the dogs. Play area was amazing and BBQ area was lovely. Would have been nice to have a private BBQ space but other than that it is a great venue for a big group gathering! :-)

Great spot, very family friendly, the kids loved the feeding of the animals and birds. Football pitch, BBQ area and children's playground all well located to keep an eye on everyone. The living space was clean and modern and the full sky sports package was much appreciated on a sports filled weekend.

Lovely location. Immaculate barn conversion. Ideal for a group or a family who want a peaceful stay somewhere rural. Our own large group of noisy adults unfortunately found that the sound insulation properties internally were not that good, so we disturbed each other. But then we were a noisy mixed group. If you are a normal family who all go to bed at the same time then you will have a fabulous time.

10 of us came to stay for a 30th birthday weekend and the property (old milking parlour) was fantastic. It was a perfect size (although it did get very hot when all 10 bodies were in the living room!) & everything was there - from enough bin bags to plenty of dishwasher tablets; the things people never remember to bring from home! The kitchen was well equipped for the amount of people and overall the place was spotless. All our guests enjoyed the rooms (although as a personal preference the beds are far too soft!) and there were no criticisms of the property or decor. The nearest shops are only a few mins drive away and it was very easy to get to only being 10mins off the M1. We hope to come back again!

Vic's place is in a wonderful location, great accommodation very clean and just as described. Everyone loved all the animals and thanks for spending time to allow the kids to be involved with the feeding. Great time had by all, hope to be back on our next visit to the UK.

I'd highly recommend staying at The Old Milking Parlour. It's a gorgeous property that's great for groups and that has everything you should need during your stay. We were very pleasantly surprised when we arrived. Knowing exactly where to go when you first arrive is a little difficult, but you can just park up and ask someone like we did.

This is such a great place! We had a gathering with friends and 6 kids of different ages, and it was perfect. They loved the animals and the play area. Communication with Vic was really good - very quick to respond and always helpful. I would definitely recommend it and we'll be back again soon!
