The apartment is located in a panoramic position. Facing south-west, it received the sun all day long and it's caressed by a gentle breeze that makes pleasant even the hottest summer periods. The apartment is at the second and last floor. The dining room and the big terrace face south towards Bellaggio and Menaggio and aest towards teh "Beata Vergine delle lacrime" sanctury.

The following conditions of the contract are between you and the owners.
The contract is regulated by the law N. 111 of March 17, 1977, by the European Community law 90/314, by international conventions and in particular by the Convention of Brussels of April 23, 1970 which was made active with the law of Decemb(PHONE NUMBER HIDDEN) n. 1084, by the Convention of Warsaw of Octob(PHONE NUMBER HIDDEN) in regard to international air transportation made active with the law of May 19, 1932 n. 41, concerning tourist packages and by the Civil Italian Code and internal laws where not depart from the present contract conditions.
3.RESERVATION, CONFIRMATION AND PAYMENT CONDITIONS
You can make your reservation directly online. The contract will be considered confirmed by the payment of the total price.
4.SERVICES AND PRICES
Prices do not include consumptions of heating and air conditioned (where available). They include bed linens, final cleanings, incidental expenses and taxes as specified on the payment receipt. Extra services as cleanings during the week, changing of bed linens, towels and kitchen linens, high chair and baby cot, etc. must be paid directly on the spot and they have to be requested at least one week before arrival. The information regarding facilities in the area (such as means of transportation, shops, restaurants etc.) are referred to us by third parties and so it is possible that we are not informed of such eventual changes. It is also possible that there might be problems with the correct service such as gas, water and electricity supply. In these cases and in case of adverse weather conditions, the owners are not responsible.
5.CHANGES IN PRICE AND SERVICES
We have taken great care to ensure the descriptions and prices of our apartments; nevertheless if we should discover any changes or mistake you will be informed without delay and normally at the time of your booking and confirmation. If we discover any changes after you have confirmed your booking, we will immediately inform you. If the changes are in regard to essential points of the contract, you have the opportunity to cancel your booking within 5 days, with nothing at your expense. You will receive in this case a refund of the whole amount paid but no further compensation.
6.ARRIVAL AND DEPARTURE, CURTAILING OR EXTANDING YOUR STAY
Arrivals are between 4:00 p.m and 6:00 p.m., while departures are between 9.00 a.m. and 10:00 a.m.. If you are not able to arrive during these hours, please get in contact with our receptionist. If you are unable to take occupation on the day and time reserved because of strikes, delays during your trip or personal reasons etc, no refund can be made. Also if you have to cut short your holiday no refund can be made for the unused days. To extend your stay please contact our receptionist.
7.CANCELLATION BY THE CLIENT
8.CHANGES OR CANCELLATION BY THE OWNERS
In case of an unexpected incident the owners can change the apartment you have booked with another one of the same value. In case of a reason outside our control amounting to causes of act of God (war, natural disaster, fire of booked home, technical problems) the owners have the right to cancel the contract by giving you a refund of the whole amount you paid. In this case the client renounces to ask for an extra refund to the owners
At your arrival you will have to give the receptionist will a breakage deposit of € 200,00 which has to be paid in cash. Keys will not be delivered until the deposit has been paid. Occupation of the property is strictly limited to the number of people indicated on the contract. The reception can refuse entry to extra people. You shall occupy the apartment by respecting all rules of the good environs and of the house holding as explained by the receptionist. When you leave the apartment you must leave silverware and kitchen utensils clean because this is not included in the final cleaning. At your departure, the whole breaking deposit will be refunded under the condition that the apartment has not been damaged.
10.COMPLAINTS AND ENQUIRIES FOR REFUNDS
If at your arrival or during your stay you should find a difference with what you have booked, please address directly to the receptionist, who will be able to estimate the situation.
11.LIABILITY BY THE OWNERS
If the apartment shows characteristics substantially different from what it is written on the contract and therefore you are not able to spend a satisfactory stay because of this, the owners will give you an alternative of the same value. In the case this is not possible because there is no availability or if you refuse for valid reasons the alternative offered, the owners will refund the whole sum of your stay. The owners are not responsible in the following cases:
a) Negligence or services which do not work because of third parties;
b) In case of causes of act of God or of an event which neither the owners nor its representatives (i.g. the receptionist) can foresee in spite of their solicitude;
c) Theft in apartments;
The Client consents to the use of his personal data only for provision of services he requests, as set out in Italian data protection law (PHONE NUMBER HIDDEN).COMPETANT COURT
For every disagreement depending on this contract, only the Court of Lecco is competent.
The Italian Law 269/98 art. 16 punishes the crimes concerning prostitution and juvenile pornography, even if they are committed abroad.
According to articles 1341 and 1342 Civ. Code I declare to approve all the clauses in the point n. 2 (contract); n. 3 (reservation, confirmation and payment condition); n. 4 (services and prices); n. 5 (changes in prices and services); n. 6 (arrivals, departures, curtailing or extending your stay); n. 7 (cancellation by the client); n.8 (changes or cancellation from the owners) n.9 (your liability), n.10 (complaints and enquiries for refund), n.11 (liability by the owners).
