Beautiful modern country cottage situated in the heart of the Kent countryside. Ideal for a family holiday.
There are a plethora of footpaths/byways for walkers and cyclists with views to die for. Yalding village is a stones throw away with lovely pubs, restaurant, post office and water activities such as canoeing. We are a 10 minute drive from Maidstone town centre and 30 minutes to Tunbridge Wells. Just over an hour from London via car or train and 40 minutes from Dover for connections to France. Whitstable, Hastings, Rye and Canterbury are all about an hour away. Lots of Kent's main attractions are close by such as Leeds Castle, the Hop Farm, Bedgebury Pinetum, and many national trust properties.
The stairs lead directly into a large family bedroom which spans the whole floor area upstairs (there is no landing or door) there is a double bed and three single beds and a tv, and there is an en suite with shower, bath and toilet.
Great views of the beautiful countryside from the windows.
Downstairs there is an open plan kitchen/lounge/dining room. There is a separate bedroom with a king size bed and direct access to the downstairs wetroom with shower. This wetroom is also accessible from the hallway.

Guests may use parking on shared driveway with our home,directly in front of the cottage, and there is a small fended garden area at the rear of the cottage with access from double french windows.
2 private bathrooms and a private kitchen/dining room/living room with all the necessary amenities for self-catering.
Tv, wifi, dishwasher, fridge, microwave, and washing machine in the cottage.
There is a heated swimming pool in the family garden, (only open in the summer months ) which guests may use if the family aren't using it and with prior permission from Wendy, depending on weather conditions. ( There maybe an additional charge for this)

Wendy is around a lot of the time as she runs the smallholding, (followed by her entourage of dogs of the large and small variety, as well as ducks, geese, and the odd sheep, all well behaved of course,) and she is very sociable.
Most of the time, the smallholding so quiet and serene, but Wendy and the family can be seasonably busy, as we make hay, bale straw and lamb the small flock of sheep , but we are all happy to help guests when required.
George ( one of Wendy and Andy's sons) comes into the drive in the mornings and evening during the week, and is very sociable as well and happy to chat.
Wendy and Andy have three more grown up children, who live away from home mostly , but do visit so guests may bump into them too.
Otros aspectos destacables
We live on a small farm so this is an ideal stay for animal lovers. However we ask for you to respect the animals space and to not wander from the garden. We have ducks, geese, peacocks and dogs roaming our garden most days. There are sheep, pigs and horses in our surrounding fields.
We are new to Airbnb so any feedback during your stay is welcomed.
The guests are asked to treat the accomodation with respect and as they would their own home.
Please respect the animals, in the main area of the garden, and entrance yard, for your safety and theirs.
Children must be accompanied in the main garden and must not chase the birds or animals.
Gates must be left as they are found.
No guest pets allowed in the cottage, and our pets are not allowed in the cottage either.
No smoking in the cottage, and if smoking outside, smoke must not be near open doors or windows, and cigarette ends must not be thrown in the garden or lawns.
All lights (except hall ) should be turned off when cottage is unoccupied.
Andy, my husband and I have bought up 4 children in Kent, and lived in this property for 14 years. We have improved it over that time and as the children have left home, found there is too much space for us alone. We love living here and enjoy meeting different people and thought that renting the cottage for holidays would work.
We are still quite busy with the family coming and going, and the smallholding keeps us busy too, but it seems more worth while when we can share it with others and meet people from all over the world.
