4 Bedroom thatched cottage, carefully combing character with modern facilities to make your stay as comfortable as possible. Sleeps 8 (max 6 adults)

In a great location on the edge of a seaside village, just a third of a mile from the cliff walk and about twice that to the beach. Also good for Norfolk Broads, seals, and many other attractions.

**Please note bathrooms are ensuite. We have cottage gardens, but there is a large playing field a short walk away for children to enjoy**

Our cottage comfortably sleeps 6 adults and 2 children and is located near the sea in the delightful village of Happisburgh. Sorry but we don't accept bookings for more adults.

We have two downstairs bedrooms for those not wishing to climb stairs.

Bedding and towels are included in the fees.

We cater for little ones and have a highchair, travel cot, and stair gates available on request, including bedding for the cot with a mattress, at no extra cost. Please bring beach towels with you if require.

Please note that both bathrooms are ensuite, one on the ground floor and the other to the Master upstairs. The ground floor bathroom has a walk in shower.

The cottage is approached from the rear via a short farm track, then over our neighbour's shared driveway, both of which have a right of way over them - but not for stopping, parking or unloading.

We will brief you via a phone call before you set out with important essential information. Please consult our updated handbook carefully for greater detail (we'll email this to you when you call for the access code) particularly if you have more than one vehicle.

The cottage has one parking space, with additional parking a short walk up Blacksmith's Lane towards the village, at the community car park behind the bowling green.

Please note we only take minimum 3 night bookings, and 7 nights during peak periods (roughly school holidays). We have to ask this so we can manage costs like cleaning (which we subsidise) and keep Church Farm cottage as a viable holiday let. Check in days is Friday afternoon 4pm, check-out 10am. Please contact us for more details.

If you wish to use the wood burning stove you can buy wood, kindling, firelighters, and matches at nearby garages.

Smoking, candles, and BBQs are not permitted inside our outside I'm afraid due to our Thatched cottage insurance. You can smoke on the farm track if needed
We politely ask that you strictly observe this and parking stipulations as part of the terms of use with no exceptions.

Please ask if you would like a later check-out, or earlier check-in. We like to help when we can as our guests are important to us - although sometimes this isn't possible.

We have a check-in for 4pm and a check-out of 10am. This is to allow our property manager and her team to change the linen and clean the cottage for our next guests.

House rules

In general please respect our neighbours and our cottage.

IMPORTANT NOTE: All the land around the cottage is privately owned by the neighbouring houses, except for our parking space.

We have right of way over the shared driveway to our space, but please do not park, unload, or play, anywhere else. See later section on parking.


•There is one car parking space only for Church Farm Cottage
•This is between the open, barred gate, and the gate over the step.
•If you need to unload a second car please park on the verge (by the field not the wall), opposite our wall, and move the vehicle promptly as there is continuous use of the track and driveway.
•Do not park, or stop to unload on the driveway or farm track
•There is a community car park a short walk up Blacksmiths Lane for additional vehicles.
•Once more, please in no circumstances other than dire emergency park on any land nearby as we do not own the land next door - this is a very important term of your use of the cottage.


•Smoking is absolutely prohibited anywhere in the property or on the grounds, as are BBQs or bonfires
•This is because a Thatched roof is vulnerable to fire
•You may also invalidate the insurance policy for the cottage
•You will be held personally liable for any damage or worse that occurs


•We do not allow house parties. If in any doubt please contact us.
•The maximum number for occupancy of the cottage is 8 persons
•The number of guests beds you book forms your contract of use with us

This is a wonderful cottage and a great place to stay. Very family friendly and Cheryl and Barnie are great hosts with excellent communication and really tried to make sure we had the best possible stay. Thank you very much.

This is the most wonderful place for a very very peaceful break. The surrounding countryside is so beautiful, the local pub very friendly and the night sky quite stunning. The house is so well equipped and I am sure we will be back.

Stunning house on the edge of pretty village. Loads of room for 5 adults, 2 kids and a dog. Really helpful host who gave me a call a few days before. Wish more hosts would do that.

Although this was a stay in May, the weather turned cold and we were pleasantly surprised to find that the heating came on. Well equipped kitchen, comfortable throughout. Please don't let your dogs foul the neighbours' grass verges and clear-up if walking along the lanes. We saw examples of both the above and suspect that it will reflect on the owners of holiday properties. Gunton Arms, n Cromer Road, 10 minutes north of North Walsham has a dog-friendly room and serves food throughout the day.
