Grand University City 5000+ SF home located immediately next to the SEPTA 34 Trolley with direct, easy access to Center City and walking distance to Penn, CHOP, U of Sciences, and USMLE test center. Located in the lovely Cedar Park neighborhood close to restaurants, cafes, and parks. Nice, quiet space for test takers to study / sleep or a good home base for Penn or CHOP visitors, or tourists to our great city. Free street parking is available.
Our home is an extra-wide Victorian mansion built in 1906 that still has many original decorative elements but updated with modern amenities and comforts. The first floor is shared space and features a formal entry hall, parlor, dining room, living room with gas fireplace, large modern kitchen with pantry, and a half bath. The outside space includes a full front yard and porch, plus a back porch shaded by Hops vines for al fresco dining, back patio, and a lovely planted back garden plus both gas and charcoal grills. With more than 5000 sf, the house is very large.
We prefer to have single guests or just one couple at a time, however if you are traveling with older children (over age 6) or two couples, please contact us as we are sometimes willing to host a larger group. Also note that the entire house (sleeping 8) is available to be rented during the Democratic National Convention (DNC Philadelphia 2016) from July 24-29. Contact us for more information.

Guests have the 3rd floor to themselves with a choice of one of two bedrooms (one with a squishy double bed that is extra comfy for a single or another that has a firm queen-sized bed). There is a private bathroom with a bathtub/shower, fresh towels, and basic toiletries. Bedrooms are equipped with window air conditioning units. Guests are welcome to share the use of the entire 1st floor exterior and interior which includes a full kitchen. The 2nd floor is our private living space although guests are welcome to use the laundry facilities if needed. Free wi-fi access is available.

With 25 years of living in Philadelphia, and 13 in West Philadelphia, we are happy to offer advice on what to see and do to accommodate your interests either in the City (Mutter Museum or Eastern State!) or the surrounding suburbs (Chanticleer or Tired Hands!). We can help you navigate or answer any logistics questions. We are also happy to provide dining out recommendations whether it be to Dock Street Brewery two blocks away for wood-fired pizza or Marigold three blocks away for a gourmet Chef’s prix fixe meal; or farther afield to one of Philadelphia’s amazing restaurants or BYOBs. The State Liquor and Wine store is one block from our home. If you prefer to dine in, you can purchase groceries from the local co-op grocer half a block away, order from one of the dozens of local places that deliver or dine out at one of the great local restaurants including those that serve Vietnamese, Ethiopian, Chinese, Indian, and Mediterranean food within two blocks.
There is no smoking inside the house but guests are welcome to smoke on the front or rear porch.
There are no pets permitted, but service dogs are allowed (and welcomed with notice). We have fostered dogs at the Penn Vet Working Dog Center in the past and may even be able to borrow a kennel, if requested.
We expect guests to treat our home as they would their own and (or) be neat and clean.
Please put the kitchen back in order as you found it. You are welcome to use any spices, seasonings, condiments, baking items.
We request quiet activities after 11pm. If you need to come in late from being out on the town, that's fine just please let us know and enter quietly.
Guests are welcome to use our Wi-fi network provided it is only used for legal purposes and not used for illegal uploading, downloading, or other illegal activities.
