This is a vacation home in the Catskills with a well-kept, private 3-acre lawn, a wrap-around deck and spectacular views of the mountains. The house sits on a hill overlooking The Pepacton Reservoir just 10 minutes outside Margaretville, NY, and is recently renovated, comfortable and stylish.

This house offers an extremely private and serene setting with its enormous lawn and wrap-around deck. The space is comfortable and spacious enough for a few couples or a family. Outside the views are stunning and inside the furniture is a mix of antique and new.
The house has three bedrooms -- 2 downstairs that share a full bath and 1 upstairs with its own full bath. There's a loft area with a TV/DVD that overlooks a living area. Loft area also has a sofa-bed that sleeps two. There's a newly renovated kitchen with a brand new dishwasher. There's a large dining table inside and a picnic table on the deck for eating inside or out. Full basement has washer/dryer and game area with a pool table. There is a cornhole set, frisbee, badminton and a croquet set for the yard.
The downstairs bedrooms each have an antique vanity, a queen bed in one and an antique full size brass bed in the other. Upstairs is a queen bed with its own full bath.
The deck is partially covered so that you can have meals and relaxing outside even if it's raining and there's nice shade all day in the summer.
The house is bathed in sunlight all day long but window shades come in handy for an afternoon naps. I've covered the roof with solar panels so clean electricity is being generated all day long, winter and summer.
The professional caretaker lives just a few minutes up the road and is an experienced contractor. He knows the house inside and out (he built parts of it) and is available for anything you need.

There is internet but it's through a satellite connection and monthly bandwith is limited. The speed is fine but if you use too much of it and exhaust my monthly limit, the speed will drop to a pretty slow rate. The following will help you avoid that:
- Turn off any automatic online backups enabled.
- Turn off automatically downloading podcasts.
- Be careful not to sync music libraries, photos or other online files automatically.
- Do not stream movies or videos. (You can rent DVDs in town and I have a pretty good library to choose from.)
- Do not stream audio. Though not as bad as video, streaming audio (including radio stations, Spotify and Pandora) can also eat up the download limit very quickly.
- Do not email or FTP large files.
You won't have any trouble surfing the web and checking email. This is great place for quiet and taking it easy and the internet capacity and speed will work just fine for that.
Rules are normal -- be careful and courteous. Be conservative with water and electricity.
-No pine kindling in the wood stove!
-No shoes inside if there's snow outside.
-If using the grill or fire pit on the deck, ALWAYS do it on the concrete stones to prevent embers from getting on the wood.
-The only internet available in this area is satellite and the capacity is limited. The wood stoves (basement and living room) are the best option for heating the house, even in the coldest weather. Do not leave bedroom electric heaters on when gone. The wood stoves work extremely well. You may not need the electric heat at all. (And I'll love you for not using much electric heat because it's costly!)
