2-3 min. walk to transportation & walking distance to so much.Bright apartment on the top floor of an 11 unit bldg, 1.5 bedrooms w/terrace & a roof deck. Great location close to public transport, Mt. Sinai Hospital, Central Park & awesome spots.
The space is bright and airy & north facing. The kitchen, living room look out to the terrace. It's on the top floor, (it says penthouse but it's not a real penthouse, lol.) The bedroom does not get completely dark at night if you need that. Some light comes through even through the thermal curtains. The sound of the trains may take getting use to, some people don't even hear it. I sleep in a small cozy room near the front door. On very rare instances I am willing to have an additional 3rd guest for an added fee of $45 BUT this MUST be negotiated in advance. The space accommodates 3 people (2 plus me) seamlessly & a 3rd person to total 4 people in the unit demands extra consideration all around.

I have an odd schedule with clients interspersed throughout the day. Sometimes I'm available to show you NY as a tour guide if you want. I love this city and have a unique perspective on it as I've been living here since 1990.

My cats small litter boxes in the bathroom. I use flushable litter and I am quite meticulous as is my cat. But please leave the door open so she can relieve herself.
Please make sure the door to the street closes tight behind you upon entering or leaving the building.
Please lock the roof-deck door upon leaving the roof-deck.

If you wish to bring a 3rd person, I need details and we will negotiate that before we confirm the booking. (If I need extra consideration for a pet, you may understand that for a 3rd person, the same consideration at minimum is appropriate.)
No dogs - sorry, fido has to stay home.
(Cats possibly ok but need previous approval - photos, cat size, etc. To accept pets, there is an additional premium charge $25/night.) I travel with my cat a lot and have even visited a friend in Vegas with two other cats which are both outdoor cats. Mia is shy and very sweet. If she comes out to see you, it would say a lot. Please however, remember to close YOUR bedroom door when you go out for the day. No need for Mia to be all curious about your things.
Please also, it's VERY IMPORTANT to leave bathroom door open for Mia (my cat) to relieve herself since she that is where her litter is kept. I try to keep it clean and often only goes when I am home to do so. She has me trained well.
No parties, not even on the roof deck. No outside visitors, no other overnight guests without previous approval from your host.
Do not engage in illegal activities anywhere on the property.
This applies to both drugs and internet activity.
If you break or damage something, please let me know and arrange for its replacement or repair.
Guests please let me know if a glass breaks, etc.
Do not leave any food out that will attract uninvited pests. My home is pest-free and I intend to keep it that way with your help. Please refrain from eating in the bedroom or ordering takeout after 11PM.
No smoking in the apartment or on the terrace please. - I'm highly allergic and cannot have the house smell just as bad as if someone had been smoking in it. Replacing pillows that absorb such smells will come out of your deposit if this is violated. If you can't kick the nasty habit, our roof-deck has a smoking section on the south side with an ashtray that closes up.
Please Recycle - The building gets a fine from the city if we don't recycle properly.
Please Return all keys. My upper door lock key costs $30 to replace and needs a special card. The square key means going through the management company and has another charge to replace it. Better to keep the keys safe. : )
Kitchen is mostly for reheating, & toast or making tea or coffee. Let's connect to manage each other's expectations if you need to cook.
Please Clean the kitchen after you use it if you do.
Please limit showers to under 10 minutes. Unfortunately the tank is not big enough to fill the whole tub with hot water, (it was a huge disappointment for me to learn this after I moved in as the tub was one of the reasons I bought this place. Unless of course you want a cold bath in the dog days of summer.) Also, please turn the nob to shut off the faucet tightly when you're done as the water will drip all night otherwise.
Sauna usage available at additional charge of $20.00 for 30 mins. (Longer use for newbies is NOT recommended.)
Please refrain from noises such as hair dryers or microwave buttons that beep after midnight. I usually get up very early and need sleep otherwise my immune system doesn't work properly and my allergies act up.

(Especially when I may be low in iron so I can donate blood.)
I love Barcelona, Paris and Rio as cities go, and speak all the languages of those great cities. What can't I live without? As time passes, less and less things.... although there are some things I'm sentimental about. Love books, yoga, technology, music & family & friends of course. Today's life motto: No one's gonna do it for you. I'm pretty much a carry on only traveler and easy going. If someone stays here, they'd be welcome and chill. My place is modest, but has basic needs and then some. (I have two coffee makers, Nespresso, a foamer, and a drip coffee maker.... wait technically I have a single Dutch press maker as well.... Yes I love coffee.) I take it with milk no sugar.
