Comfortable double or twin bedroom with ensuite shower in an 1860s period, listed building in a quiet cul de sac. Close to the Castle, Grassmarket, the Meadows and a short walk to Prince's street. It is on the number 35 bus route from the airport.

There are two double rooms available (listed separately; this one also a second bed ) in a 'B' listed Victorian building set in a peaceful cul de sac, which is so much in the heart of the city that it takes a few minutes to reach the historic bars of Grassmarket, take a gentle stroll down the Royal Mile, relax on the Meadows or hit the shops on Prince's street. So no matter what you have come to Edinburgh for, be it shopping, sight seeing, or the night-life, our location will be perfect for you - we are even on the bus route to the airport!
This room itself features what has been claimed to be one of the comfiest beds ever and an ensuite shower-room! We provide all linen, towels, soap and shampoo and in room tea/coffee making facilities (with biscuits). There is an LCD TV with freeview, radiator with individual control and hairdryer in the room. The room also has a large double wardrobe, chest of drawers and bedside cabinet so you can unpack (or not!) and make yourself feel right at home. It also has a single bed if you do not want to share or want to accommodate a child or other person as well.

Guest Access

You will have access to the main entrance and hallway and private use of your room and ensuite shower-room. We have a private garden that has a table and seating area, which may be accessed with prior arrangement.
There is free, unlimited 24/7 WiFi access and use of the landline (for booking taxis etc) can be arranged.

Interaction with Guests

We love chatting about the neighbourhood and what there is to do in Edinburgh and surrounding areas so we are extremely happy to answer any questions or queries that you may have! As your room is in our house we will be easy to find should you need any advice.

The Neighbourhood

As we are so central there is a huge variety of things to do and see.
Personally I could happily spend the day sight-seeing, even though I have lived here for years there is still more to discover! For example, you could visit Camera Obscura, catch the newest exhibition at the National Museum of Scotland, visit The Georgian House and finally pet the new born lambs and piglets at Gorgie City Farm (all of which are a walk or short bus ride away).
Then there is still the evening, which heralds just as much adventure as the day. I love eating and have yet to try all of the amazing restaurants that are springing up but a must-try has definitely got to be Aizle (107-109 St. Leonard's Street). If you are looking for bars and pubs we are about a stone's throw away so many - you can work your way through the huge beer selection at the Brauhaus or Ventoux in the next streets, play some board games in Cloisters bar or sample whisky at the Whiski Rooms. After which you can stumble onto the Cowgate or up to George street which holds a huge number of different types of clubs.
We are also close to three cinemas, two of which are independent, and all show a plethora of films.

Getting Around

The majority of amenities and activities are within easy walking distance.
However, we are on several major bus routes which go to and from the centre of town and most major areas of Edinburgh, including the airport.
Waverley train station is around 15 minute walk away.
Pay and display on-street parking is available. Although this is free overnight (18:30 to 08:00) and from Saturday, after 18:30 to Monday 08:00. There is a secure car-park about 2 minutes away (although this can be pricey).

There is a rabbit (George) who also lives in the house and he loves cuddles, attention and food. However, if you do not feel comfortable at the thought of him please rest assured that he has his own room which is totally separate from yours.

We didn't get to meet Holly, but Sarah was a really lovely host. The location is excellent, really great during the fringe festival, with easy access to most venues. The room is spacious but cosy and clean. Great having tea making facilities in the room.

We didn't meet Holly, but interacted with her mum who is very sweet. Excellent advice on getting around the city, a comfy room, and a beautiful back garden. Great stay :)

Clean and well-cared-for room in a very good location in the Old Town. Pictures are true and beds comfy. We didn't meet Holly but her mum Sarah was very nice and gave us tips of restaurants and sights. Also very accommodating on time of checkin/checkout etc. Great stay!

We had a lovely stay with Holly's parents in Edinborough. We were welcomed as soon as we arrived and given excellent directions of their surroundings and city centre. Maps were readily available as was a list of best pubs to visit in the city. Sarah was an exceptional host and went out of her way to find out exact details of where to catch the Glasgow Airbus. Thanks Sarah!! The location of the room is great! Within walking distance of GrassMarket, city centre, royal mile and all major sites. Bus stops to the university are also close by and Sarah also helped us determine which bus/bus stop we needed. Very clean room/bathroom. Private. Thank you for a memorable stay in Edinborough. I have lived in Edinburgh for 5 years, after moving from England to study at Aberdeen University, and still haven't left! I am outgoing and always ready to help with directions and recommendations. I have a house rabbit, George, who is friendly and enjoys company. However, he has his own room and is a quiet house guest so he won't disturb you.

I am currently working as a Primary school teacher in Kinross and Perth and am away some of the time. My Parents - Alan and Sarah - will be your hosts when I am not there. They know the area well, have travelled a lot and now renovate properties so you should have plenty to talk about. We are pretty flexible about check-in/out times between us.
