"CURRARONG UTSIKT"; is Swedish for an outlook & from the first floor level there are expansive distant views & ocean glimpses, northward over village & along Currarong Bight towards Sydney & westward.
Only 400m walk from Currarong's main beaches, this modern two storey duplex holiday house soaks in the winter sun; to the rear is dense native forest; rich habitat for birds & wildlife incl. our resident grey kangaroo population (look for them on front the lawns most nights till early morning).
Currarong is a true birdwatcher/nature-lover's paradise .... & as the block backs onto pristine native forest at rear, wildlife is commonplace.....from grey kangaroos on the front lawn at night & early mornings to feeding Kookaburras, Lorikeets & Bower Birds on the front balcony by day.
"CURRARONG UTSIKT" is the north facing two storey home in a block of two. The entry door is along the western side (on right) with dedicated off street parking on the concrete driveway to the eastern side (on left). The rear property 36B, "CURRARONG VILA" is rented separately & faces southward into the forest with entry along the eastern side (on left).
Designed to solar passive principles, by a renowned Swedish architect & built in 2007 to replace a small derelict fisherman's cottage on the site, the brief was to retain the style & character of the original dwelling.
With specially engineered & concealed raked ceilings, internally free of supports to maximise light & space; positioned to capture the warmth of the winter sun whilst shaded to exclude summer's heat & capture cooling breezes, this unique property is styled & appointed in a manner to ensure your next holiday is as relaxed & care-free as possible.
For your convenience, opening windows & sliding doors to both levels are insect screened.
UPSTAIRS - polished timber floors; comfortable & hygienic:
The upper level is floored in local hardwood timbers & flooded with natural light from full width highlight windows along both sides. Devoted entirely to an open plan kitchen, dining & living, the building's ceiling is engineered to follow within the roof line, cleverly creating a concealed raked ceiling totally free of internal supports, subtly increasing height & space within. Accessed through full glass sliding doors, the all weather entertaining deck has distant views & ocean glimpses, northwards up the coastline, over the village of Currarong. Fully roofed for all-weather usage, this elevated deck is furnished with a slatted sun bench, Weber gas BBQ & long slatted table with folding chairs to comfortably seat 8.
This large open plan room upstairs is easily serviced by the two ceiling fans plus a reverse-cycle Air-Con wall unit located high on the rear wall above the kitchen bench - the remote control unit can be found on the wall beside the refrigerator along with broom, mop & bucket.
Appliances have been chosen for their simplicity, durability & .... ease of use.
However, should you require any additional information, please read the manuals in the folder located in the cupboard directly above the fridge.
In this same cupboard you will also find a large cane picnic basket, available for your use when exploring the many glorious surrounding beaches in our area.
Located above/below the sink are eco friendly, allergy-free cleaning products; machine dishwasher powder, dishwashing liquid, QV hand-wash liquid, dishwashing brushes, sponges, insect spray, bin liner bags, etc.
Further along, is a dishwasher, ceramic top cooktop & underbench oven.
Large & medium sized oven bags for easy clean-free oven use are located in the drawers close beside - along with cutlery, oven mitts, placemats, cutting boards & most cooking equipment needed to prepare meals; incl. saucepans, skillets, pie & casserole dishes, stick blender, mix master, hand whisk, spatulas, rolling pin, cake forms, cling wrap, foil, baking paper, etc.
NB: ceramic cooktop is not suitable for wok, deep-fry & stir-fry cooking.
Above bench cupboards are stocked with glassware & crockery in settings of eight or more.
The Island Bench unit with worktop & drawers below (adjacent to dining table) have purposefully been kept empty for guest use..... for anything special you may have brought with you (& hopefully making it easier for you to organise & pack-up when leaving, too). Atop this unit is also a microwave, electric kettle, coffee grinder, coffee & tea plunger & cook-top espresso maker.
Also (provided in basic quantities) is: cooking salt, salt & black pepper grinders, black & green tea bags, real coffee beans, sugar, olive oil, white & red wine vinegar, napkins.
The vacuum cleaner, iron & portable ironing board can be found in the pantry cupboards to the far left side, along with more cookware, saucepans etc.
In case of fire, a portable fire extinguisher is located on the floor beside the refrigerator & a fire blanket located in the cupboard directly above.
A large oak extension dining table with 6 ladder-back dining chairs provide for comfortable dining (additional folding chairs are supplied).
Includes a large square antique coffee table, pair of 3 seater fabric lounges, 2 fabric easy chairs & a low open book/ entertainment shelf unit running along most of the side wall with space for books & magazines.
A flat screen television sits on this unit:
Operate TV by using the white remote control device & start by pressing the red 'Power' button.
Press: 2 for ABC2; 356 for Prime7; 8 for Win9 & 5 for channel 10.
Alternatively press 'P' up & down to change programs.
DVD: Using the white remote control device; turn on TV as above & then press 'Source' - the screen will show 'component 2'.
Turn on the DVD player by pressing the red 'power' button on the grey remote control device. Load the DVD & press 'play'.
When you want to watch TV again, simply press 2, 356, 6, 7, or 5 on the white remote control device for the desired channel.
Additionally, an HDMI cable is connected to the flat screen TV - use this with your laptop to play DVD's etc. direct from your laptop.
INTERNET / Wi-Fi: is complimentary & router is located on the benchtop, beside the TV. Username & password are underneath.
Nb: NBN (fast broadband) is still not available in Currarong, so connection can be slow & sometimes intermittent, especially during holiday season & peak periods.
BBQ*: A gas BBQ is located on the covered upstairs balcony & is also easy to use.
Turn the gas on at the gas bottle. Then start the BBQ by turning the start dial to 'Start/Hi' & then press the red button. Cooking will be quicker & more even by leaving the lid down.
After BBQ-ing, turn off both the gas bottle & the BBQ to 'Off'.
Please use the provided steel brush to clean the grill plate (easiest when still hot). apart from cleaning, this will also serve to reduce fat/grease build-up, thus reducing risk of fire caused by flare-ups.
When the gas bottle is empty, a replacement bottle can be found behind the green metal gate (western side of building), right side of yellow entry door.
When using the BBQ: it is essential that you scrape clean the grill after each use with provided tools to prevent fat & grease build-ups, thus reducing the likelihood of fire caused by flare-ups.
DOWNSTAIRS - polished concrete floors; cool & hygienic.
BATHROOM & extra WC:
Modern with toilet, shower, basin & mirrored cupboards - natural light & ventilation from highlight windows above.
Additional separate WC with toilet & hand basin is located in hallway between bedrooms.
Stocked with eco friendly, allergy-free QV hand wash, QV shower wash, shampoo & toilet products.
Open plan laundry with deep s/steel sink, front load washer & dryer.
Stocked with eco friendly, allergy-free washing machine liquid & cleaning products.
Two bedrooms both with modern, comfortable queen sized beds, benchtop work desks with hanging above.
Queen sized doonas, cotton cell blankets & pillows are included for each of the three beds.
Bagged sheet & towel sets are located in linen cupboard (if required); comprising: queen sized fitted bottom sheet, top sheet, 4 pillow cases, plus 2 bath & 2 hand towels.
*The master bedroom is a generous double sized room containing an additional queen sized sofa bed & opens through full glass sliding doors onto a covered concrete patio; a great place to relax whilst looking onto the vegetable, herb & rose garden protected by a trellis & waist height sandstone privacy wall.
OUTSIDE - HERB & ROSE GARDEN:
The front & sides of this property are planted with citrus & olive trees, fragrant roses & a variety of culinary herbs like rosemary, sage, lemon thyme, Italian parsley, oregano, chilli, basil, chives, chicory, arugula, etc., You are welcome to pick flowers for your stay & fresh herbs for cooking but please be careful of rose thorns (or ask the gardener to collect for you).

Your security passcode is generated 24 hrs prior to your arrival & if not received by then, please advise so such can be resent.
Nb. passcodes are only activated once cleaners depart at hr: 15.00.
It is not possible to self check-in prior to this time unless an earlier time has been negotiated (at least 24hrs prior).

It's only a few minutes walk (via laneway diagonally opposite) to the water's edge & Zac's Cafe Restaurant General Store & Take-Away for groceries, meals, newspaper or just an early morning espresso....

Beds are not pre-made: as some guests prefer to supply their own bedding & bath towels. However, should you require, bed linen & bath towel packages are freshly laundered & bundled, ready for your immediate use & conveniently located in the linen cupboard within bedroom 1.
Free Wi-Fi is provided: however please be reminded that we are in the Australian countryside & NBN is still unavailable, so service can be slow or intermittent.
Username & password are labelled beneath the modem/router which sits on the bench top beside the television.
This is an Eco friendly & Allergy Aware property: & for occupants convenience & well-being, is stocked & cleaned with Eco Friendly & Allergy Sensitive products.
Accordingly: Pets are Not Allowed.
This is a Smoke-Free Property: & for guest safety internal hard-wired smoke detectors are installed throughout.

*nb. both collections are early on Tuesday mornings. Please place respective bins onto the street (beside the kerb with handle facing into the street - for truck to auto collect) each Monday evening to ensure collection is not missed, the following morning.
HOLIDAY RENTAL - HOUSE RULES, BY-LAWS, SPECIAL REQUIREMENTS AND INSTRUCTIONS FOR GUESTS AND THEIR VISITORS:
This House Rules & Special Requirements document is provided to ensure that guests and their visitors know and comply with the specific rules and requirements governing the owner’s consent to temporary holiday rental occupancy of this property.
4.0 The Property:
Currarong Utsikt; Front House, 36a Merimbula Street, Currarong nsw.
Guests and their visitors:
a) must comply with all house rules, by-laws, special requirements and instructions (written or verbal) from the owner and or security services during their stay; and
b) must notify the owner of any disputes or complaints from neighbours as soon as is practicable.
4.2 Noise and Residential Amenity:
Offensive noise is prohibited and may result in termination of permission to occupy the property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from your security deposit or bond under these terms and conditions.
Guests and their visitors:
a) must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) must not engage in antisocial behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
a) guests are responsible for ensuring the limits set on visitor numbers is complied with at all times; and
b) guests are responsible for ensuring that their visitors comply with all house rules, by-laws, special requirements and instructions.
4.4 Gatherings, parties or functions: are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions. Use contrary to this may result in loss of your bond and/or additional payments & legal action.
a) the property is not a “party house” and any such activity is strictly prohibited; and
b) any gathering, celebration or entertainment permitted at the property must not conflict with residential amenity and must comply with all other requirements.
c) number of guests must not exceed the number stated with booking agreement or subsequently agreed to by owner and in writing. Cancellation of rental and forfeiture of bond will apply for excess guests not agreed to with the owner in advance and in writing.
a) guests and their visitors are to comply with all standard and / or special parking regulations and show consideration to neighbours and other vehicles.
4.6 Garbage and Recycling:
Guests and their visitors are to dispose of garbage and recycling in accordance with the good and usual practice at the property and in the allocated bins;
a) yellow lidded for recyclable glass, paper and plastics only and
b) red lidded for food scraps and all remaining garbage.
c) Excess rubbish must not be left in public or common areas.
d) normal garbage collection (red lid) is weekly whilst recycling collection (yellow lid) is fortnightly. Both collections are early on Tuesday mornings and we request that you place respective bins facing into the street, each Monday evening to ensure collection is not missed.
4.7 Security: whenever you are absent from the property, please close all windows and lock doors to maintain security and prevent potential rain and water damage.
4.8 Swimming pool/spa (not applicable).
4.9 Deck and Balcony Area: please keep the safety of occupants uppermost in mind whenever using the balcony; do not climb onto or lean over balcony handrails. Please also be considerate to neighbours regarding noise, amenities, etc.
4.10 Smoking: is not permitted anywhere within this property. Smoke detectors are installed for detection.
4.11 Pets are not permitted at this property.
4.12 Gas BBQ: is located on the top balcony with a large single gas bottle connected.
When using the BBQ, it is essential that you scrape clean the grill after each use with provided tools to prevent fat & grease build-ups, thus reducing the likelihood of fire caused by flare-ups.
4.13 Theft & Loss: are the sole responsibility of guests and their visitors during their stay. The owners take no responsibility for loss of personal property. Guests and their visitors must take responsibility to ensure the property is secured at all times by lock & key, as provided. Damages and/or Breakages must be reported to the Owner.
4.14 Departure Arrangements:
a) key return: please return your key to the key box, as when you collected at start of stay.
b) security: please check all windows & doors are closed & securely locked before returning key to key box.
c) laundry: please leave all dirty linen either on beds or in laundry sink. Please do not leave washing wet in washing machine - in case cleaners are not immediately due.
d) rubbish: please empty any bins containing food scraps into the large outside garbage bin (red lid) located on eastern side of building.
e) cleaning: please leave the property in a generally clean & tidy condition to avoid re-instatement standard cleaning charges.
4.15 Emergency Contact: In the event of an emergency relating to the property, please telephone the owner, Barry on m: (PHONE NUMBER HIDDEN) Compliance:
a) any breach of these house rules, by-laws, requirements and/or instructions will constitute a non-compliance of the owner’s consent to temporary holiday rental occupancy.
b) The owners reserve the express right to terminate permission to occupy and to evict from the property any guest and/or their visitors who fail or refuse to comply with the above terms and/or who cause a nuisance.
4.17 Exceptions: variations to these conditions may only be made by prior arrangements with the owner & in writing.
