Set in the heart of Nethybridge & within a few minutes walk of the ancient Caledonian pine forest. If you want to experience the wonders of the Cairngorms National Park Hawthorn will provide you with the perfect setting for relaxation or adventure.
Hawthorn is a recently renovated cottage featuring comfortable furnishings and facilities to help you enjoy your stay in the National Park. We have oil central heating to ensure you have a comfortable stay. Accommodation comprises a double bedroom with en suite, double bedroom, twin bedroom, family bathroom, sitting room with TV, FreeSat, DVD, WiFi & open fire, modern well equipped kitchen diner with high chair, fridge/freezer, dishwasher, washing machine, microwave etc. In addition there is a conservatory and a large garden.

Hawthorn is located off a quiet road and set within an enclosed garden which is safe for children to enjoy. There is parking for two medium sized cars within the drive. Guests are advised that in winter parking may be affected by heavy snow.
There are two steps at the front door & one at the rear.

Guests are welcome to use our log fire but are requested to bring their own logs & kindling. Please take all necessary precautions when using the fire and please ensure it is cleaned out after use.
Towels, bed linen and a hair dryer are provided for use within the cottage.
'For those so inclined' there is an iron & ironing board.
We currently don't have cycle or ski storage but are happy to share our garage with you if requested in advance. There is an outside hose for cleaning your mountain bikes, or cooling off, after a hard days ride.
HAWTHORN RENTAL AGREEMENT
Hawthorn is our family holiday cottage managed by owners, Karen & Alan. We aim to share our own standards for your comfort and enjoyment. Please respect our cottage which we invite you to use for the duration of your fixed term holiday rental.
Cottage Rental Rules

Change over day Saturday (unless by prior arrangement)
Keys Key’s are located in a key safe. The key safe code will be supplied seven days prior to your arrival date and following payment of the full rental fee.
Occupancy Only those guests noted at the time of booking are permitted to occupy Hawthorn. No pets, stag or hen parties, no workmen or contractors of any sort. The cottage may not be used for meetings or events of any kind.
Maximum of 6 guests.
Falsified Bookings The owners reserve the right to terminate this rental if any false pretence is made when booking. In such circumstances any deposit or rental payments will be forfeited and the guests will be evicted from the property.
Smoking We do not permit smoking anywhere within the house or garden to ensure that all our guests & neighbours enjoy the same comfort and environment as us. Guests are asked to respect this house rule at all times.
Pets We do not permit pets within the house or garden.
Damage Deposit The damage deposit is fully refundable within 7-14 days of departure provided:
The property is left in a clean & tidy condition;
The fireplace has been cleaned out, if used;
No damage is done to the property or its contents;
No linens or towels are lost or damaged;
No contents are removed from the property;
All rubbish is deposited in the correct bin;
All dishes, cooking utensils and appliances are left in a clean condition;
All keys are left in the key safe and all windows & doors are correctly locked;
There is no late departure;
The renter is not evicted by the owner.
Breakages We appreciate that breakages do happen! Please don’t worry, but please let us know so that we can remedy these for our next guests. Breakages totalling under £25 will not be charged for provided you advise us, above this please contact us to discuss.
Linens & Towels Linens & towels are included for the duration of the rental. These must not be removed from the premises at any time. We suggest you bring your own towels for any activities out with the house.
Cleaning Please leave the cottage in a clean & tidy condition otherwise an excess cleaning charge may be taken from your damage deposit.
Water & drains We have mains water which is safe to drink. Please do not flush anything other than toilet paper to prevent blocking drains. Blockages caused by anything other than toilet paper may result in the loss of your damage deposit.
Environment Please respect our environment and recycle any waste correctly. There is further information contained in our house information pack in the kitchen.
Noise Please respect our neighbours.
Garden Gate We ask guests to please ensure our gate is correctly closed at all times and especially when leaving or vacating the cottage.
Parking Parking within the property is limited to a maximum of two cars. Please do not park on the road outside as this can cause problems on our narrow roads. Guests are advised that in winter parking may be affected by heavy snow.
Open Fire Guests are welcome to use the fire in the sitting room but are asked to take great care, particularly if you are unused to an open fire, & to follow normal fire safety procedures. When possible we will leave out some logs & kindling, although this cannot be guaranteed. Please also clean out the fire following use – ashes, once cold can be put in the green bin.
Problems If you experience any problems with the house please contact us as soon as possible and we will endeavour to sort it out for you.
Power Cuts We occasionally experience power cuts which fortunately don’t last too long. These are out with our control however.
Rental Payment A booking deposit of no less than 25% of the rental rate is required to confirm your booking, this to be paid at least 60 days before arrival.
Full payment, plus damage deposit of £125 (unless otherwise arranged through our web booking system), is required to be made at least 30 days before arrival. An additional damage deposit may be required at certain times of year, e.g. New Year. The damage deposit is refundable if your booking is cancelled, see below.
Cancellations Cancellations prior to 60 days before arrival will receive a full refund;
Cancellations prior to 30 days before arrival will receive a 50% refund;
Cancellations prior to 7 days before arrival are not refundable;
Rental Rates Rental rates are subject to change without notice but will be held at the rate set at the time of booking confirmation.
Insurance Guests are advised to take out appropriate travel insurance to cover any cancellations, loss or incidents in respect of your stay at Hawthorn.
Amendments Any amendments or exceptions to this agreement must be approved by the host in advance.
Signature Guests are deemed to have accepted the terms of this rental agreement once they have paid the booking deposit.
