Spacious New England farmhouse on 80 private acres with sweeping views of rolling hills. Fields, woods, pond - take it all in from your perch on the deck. This rambling house offers many comfortable places for groups to gather, inside and out. It's very quiet and cool here, and with no lights in the landscape, it's great for stargazing, a bonfire and sleeping soundly. Visit restaurants in Northampton, local swim holes, walk our trails and dirt roads. Very private setting.
The house is a wonderful rambling farmhouse lovingly cared for,updated and added onto over more than two hundred years. The house has lots of comfortably furnished common spaces with bright and sunny southern facing windows and lovely views of the hills and meadows.

With the exception of the attic and a small storage room, the whole house and grounds are available for your use. The attic can be included in the rental for an additional cleaning fee of $150. The attic is a finished space with a large bedroom with two queen beds, a smaller bedroom with two twin beds and a half bath. The attic is accessed by stairs which are narrow and steep and could be dangerous for young children. Please indicate in advance if you would like use of the additional bedrooms in the attic during your stay.

In many cases, especially in cold weather, Ingrid may be at the house to welcome guests upon their arrival - to demonstrate use of the wood stove and other house systems. Otherwise you will have complete privacy but can reach Ingrid by phone or text for any questions or issues that may come up during the stay.

We have a gas grill on the deck. We have a Mr. Coffee coffee maker machine and filters as well as a Keurig and also a coffee bean grinder.
There is ok cell service at the house, however there is poor cell service on the roads in the area so you need to have your directions in hand before setting out.
Also to note: there is a Pleasant Street in nearby Plainfield, (while we are on Pleasant Street in Cummington,) and many mapping services will try to route you there instead of to our house in Cummington.
There is parking at the house for up 6 cars comfortably, 10 cars is possible
There is no poison ivy on the property. We recommend a tick check after being in the woods and fields. It's an old farmhouse in the country - nature is all around! Despite screens on doors and windows, moths and other insects may follow you in, especially at night if the lights are on.
There is no smoking permitted in the house. Please do not cut on the butcher block counter top - use the cutting boards. Otherwise, please care for the house and its contents as if they were your own.
Special events and parties with more than 20 guests beyond those staying at the house are considered on a case by case basis and will incur an additional event fee. Please list all the guests in your party - including all children, toddlers and babies. We will not consider children under the age of 2 in our guest count.
