This is a newly remodeled space with tile floors and new appliances. It has everything you'll need for a vacation or stay near Boulder. The apartment is located in the downstairs of our home. You have a private entrance to a separate one bedroom with queen bed, one bath apartment with a full kitchen, sofa that folds flat to make a full/queen second bed, laundry, and peaceful mountain views from the patio.
We are in the foothills 25 minutes from downtown Boulder, CO and another 2500' up at the "Sunshine Saddle" elevation 7500' where several trails start off to local peaks, mining areas, and other historic former mining towns. Trails including both hiking and biking to Left Hand Canyon, Butzel Hill, Lee Hill, and Sunshine. Access is via a winding mountain road and 2 miles of County maintained dirt road.
We live upstairs and have small kids so you will hear us playing and talking through the floor/ceiling. The kids run around in the morning and are always up by 7AM so if you are a light sleeper and don't get up early this may bother you. We treat the downstairs as your private space so other than hearing us when we are home you will have privacy. If you feel you will be bothered by hearing the kids (and us, being a family) please consider choosing one of our neighbor's listings without small kids.

There is parking along the driveway and a short walk down a rock path to your own entrance. Please see the listing pictures to get an idea of the walk down. Inside, the space is separated from the main house by a locked door and we respect your privacy. You have your own laundry facilities located inside the apartment and access to your own patio.

My small kids and I are around most of the time and we're happy to help with questions, directions, or suggestions. We love to cook so if you need any special spices or equipment please ask! Otherwise, we will leave you to enjoy your stay.
You'll see our dog patrolling the property and she is quiet and friendly. You are welcome to take her hiking if you want the company. If you prefer not to have a dog on your walk, that's fine, just let me know and I'll bring her inside.

This home borders open space and federal lands so there are many opportunities to enjoy nature. We ask that you be aware of the hazards of trails, wildlife, old mines, and weather while you visit. We're happy to help you enjoy your stay and will provide suggestions on staying safe. Just ask!
We use natural cleaning supplies and keep allergy triggers to a minimum and avoid artificial scents and harsh chemical cleaners.
Again, we live upstairs and have small kids so you will hear us from time to time. Please consider whether or not this will bother you.
Our home is partially off grid so use what you need, conserve what you don't.
-Heat via the furnace is fueled by propane that is trucked in and is both very expensive and inconvenient to run out of. To help conserve propane we've installed a Nest thermostat. While you are home, please adjust the heat to your preference but be aware that it will detect when you are away and turn itself down and it turns down at night to 55F. To keep you comfortable, there is an electric mattress pad that can be set to your preferred warmth using dials on either side of the bed. The heated pad will turn itself off after 10 hours.
- Our septic fields work very well but nothing should go into the toilet unless it comes out of you or is toilet paper. There is a trash can next to the toilet for everything else.
Living in the mountains requires respect for the neighbors, especially the bears. No trash or food may be left unattended outside. We are happy to help store any trash safely. If you have any wildlife safety questions please ask us.
The road in from the main canyon belongs to our town and is used by hikers, bikers, deer, and the dogs of Sunshine. Please drive carefully and 20mph or less.
It is quiet up here and we expect that you are coming up to enjoy that too. We ask that there be no loud music and that loud outside noises be kept to a minimum after dusk.
No smoking on the property. No fires. This includes electronic cigarette devices as well. Any ignition source requires care as we live in an area that is at high risk of fires.
We ask that our guests please avoid artificial fragrances and strong scents to avoid allergy triggers.
