· Leaving the property after the check-out time without prior consent of a manager will incur charges in the security deposit.

· In case of missing the house key, you will be charge a fee of USD 35, which covers the replacement of the door's lock.

· Pets are strictly prohibited.

· Smoking is strictly prohibited inside the unit.. Evidence of smoking within the unit will incur in an immediate loss of the security deposit.

· Bachelor/bachelorette parties and spring-breakers are strictly prohibited.

· Outsiders (or friends staying at other properties) are not allowed to stay overnight.

· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

ANY EXCEPTIONS TO THE PROPERTY RULES, TERMS, AND CONDITIONS MUST BE APPROVED IN WRITING IN ADVANCE.

Estimada Pao, Un placer haber compartido nuestras vacaciones en el complejo TAO y nuestra anfitriona Pao. Nos encantó la tranquilidad del complejo y la cercanía con los diferentes puntos de interés turísticos de la Riviera Maya. Siempre atentos a nuestras necesidades y rápida repuesta ante diferentes problemas. Destacar el equipamiento y la amplitud de los ambientes. Muy recomendable para familias que buscan tranquilidad, calidad y nivel del alojamiento y cercanía. A tener en cuenta: La necesidad de alquilar auto si vas con niños. Saludos Leonardo

excelente! hermoso lugar, el apartamento es perfecto y más lindo que en las fotos. La ubicación muy buena en unas de las zonas ( para nuestro gusto de las mas. lindas) tuvimos accesos a los hoteles y con las condiciones descriptas sin problemas. todo perfecto. Recomiendo tener auto para moverse.

We loved Tao. It was exactly what we were looking for. The apartment is well furnished with everything you need from the bedrooms that have plenty of towels for the pool and home, and the kitchen that is also well stocked with appliances and dish ware. Communication with Pao and others was very easy. They checked in on us and when we asked for a grill (since the community one was out of order) they immediately found a portable one for us. Principe Bahia is beautiful and easy to get around. Enjoyed going for runs in the morning and hanging out the rest of the time by the pool or beach. Highly recommend this place.

Great place to stay. The location itself is convenient to Tulum and Playa del Carmen for a nice dinner out. The condo is fully equipped with everything you could possibly need--coffee maker, juicer, blender, spices, extra sheets, etc. Pao answers emails the same day, usually within hours and in Akumal, Arturo gave us was very helpful. The pool is so clean and the place is just serene. Our kids (ages 7 and 2) slept until almost 9:30 am everyday--which was nice for us and unheard of at home! Our daughter didn't want to leave. We were all very relaxed and it was wonderful to be able to spend the day at the beach and then come home to our home away from home. It was our second year at TAO and we are already looking forward to next year. And having a washer/dryer in the unit is more useful than we ever imagined.

Wow! We were really impressed by tranquility, beauty and serenity. It's much better in reality then in pictures. We were company of 4 grownups vacationing for 2weeks at TAO . Really enjoyed an apartment , great amenities ,beautiful cotton sheets and towels, six burner, all the pots and pans. When we wouldn't go to eat out -we cooked home. Really liked wild beach near by.A short ride to Resort. Wonderful pool. Grill. Wellness center(free yoga, Zumba, meditation classes). You definitely need a car . Pao with Dos Chicas was very responsive with any questions I had. The check in process went very smoothly. The condo was very modern and immaculately clean. There were plenty of large beach towels and shower towels for use. The kitchen was well stocked with dishes, gadgets & appliances. The Tao Residential area was a dream- gorgeously manicured landscaping and very relaxing atmosphere. The nearby towns of Akumal & Tulum had so much to offer that we never actually had the need to go to use any of the included hotel amenities on the resort (we did visit the Tulum Hotel Beach briefly and it looked fun though). The only potential complaint I had was that the water heater in the unit was turned too high. It wasn't a huge deal for my husband and I, but if we'd been traveling with our 5 year old daughter I would have been concerned about her in the shower (the water temp would sporadically change, and the hot would change to scalding within seconds). I've brought that to the attention of the host, so hopefully it's something that can be fixed :) Overall we LOVED our visit to Tao and would gladly stay there again!!

Appartement très agréable et très bien équipe. Belle décoration, très propre, bonne literie .Quelques petits problèmes pendant le séjour, mais assez vite résolus: coupure d'eau de quelques heures, coupure électrique suite à court circuit dans ventilateur extérieur,... Le cadre est calme et très joli mais isolé et éloigné des centres de vie du complexe: piscines, bar, commerces... Nécessite d'avoir une voiture, des navettes existent mais on ne les a pas pratiquées. Malgré arrivée très tardive, pas de souci pour récupérer les clés auprès du poste de garde.
