I confess right off, I am 6 houses past the official Buckhead line on Peachtree road, but my access to Lenox/Phipps is great. Remodeled recently the house is comfortable and furnished with a mix of contemporary crafts and Asian antiques, good real mattresses with memory foam, cotton sheets and down comforters.
This house is sort of a duplex and though I am planning a move part-time to charleston, SC , it remains my primary residence and while you are enjoying the front of the house I may or may not be in residence in the attached but separate studio area. I want to add that I do not normally live in the front of this house and for many years I have worked and slept in my studio. Closing and locking the kitchen double doors turns the front of the house into a separate space for my guests for their exclusive use. Although I may be on the property, my presence will not effect your stay, or privacy. I have my own kitchen, ac, bath and bedroom. There is off-street parking for 6 cars if needed. You can see the side of the studio in the photographs of the garden. When guests are enjoying the patio I use the deck off the studio. This may be a turn-off for some, but for others it is added safety and assurance that any need or problem will be taken care of promptly. This neighborhood has few rentals and a long history of being one of the lowest crime areas in Atlanta. I especially welcome mature guests who want an easy adventure, girls shopping vacations and reunions of families and old friends.
I also do short term rentals to film industry folks and the temporarily homeless souls whose houses have sold too quickly and they have no place to go. I cannot book far in advance because it would interfere with these bookings. Generally I can only book a couple weeks to a month in advance. Please contact me if you have a situation where you need longer term housing as I can make you a special deal if this house is between rentals.
IMPORTANT NOTE: the owner has an attached studio suite with its own entrance, parking, air conditioning and bathroom. She more than likely will be staying in this part of the house during your stay. You will have full access to the front house, 3 bedrooms and all the facilities. All the people who have stayed here have left me good reviews and found that this did not hinder their enjoyment of the property. Other than a friendly wave when I walk down the driveway, you may not even see me. For some I am an asset, because I am near to fix any problem or give directions. If you have a problem with this, PLEASE BOOK ANOTHER PROPERTY. I WILL CHARGE ONE NIGHTS FEE IF YOU DECIDE TO CANCEL BECAUSE YOU FAILED TO READ THE WHOLE LISTING. Yes, I just went through this with someone who can't or doesn't read.
ANOTHER NOTE: the cats live in the studio with me and have not been in the house for over two years. They sit in the window and look at you with sad kitty eyes, and climb up the tree next to the porch, but they will probably not get near you. The cats wonder what the heck is going on with all these strange people.

You will have a whole house with three comfortable quality beds that will sleep six. Two queen beds and the third bedroom a double bed. Real beds, and the sofa can be used in a pinch, I'll get linens for you. Two bathrooms upstairs and a half bath downstairs. A lovely garden and patio area in the back looking out to a deep lot of trees. the Japanese garden has a stone walkway and gravel and is not particularly suited to children because of the stones, heavy lantern and different level of the deck. I plan to add a bed swing with seating area shortly under the new deck. The deck is raised one step off the patio. Birds chirp loudly in the morning and we have a hawk who lives in the nearby who can be seen from time to time soaring in the clouds.
The kitchen is small but well equipped to make most anything, but why would you want to cook when you have thousands of restraurants in Buckhead and on Buford Hwy. as well as Trader Joes, Costco, Whole Foods close. Town Brookhaven is close and has bunches of great restaurants.
I use a keyless entry system with a door code just for you. This will be available shortly before your actual visit as I erase and reprogram. The house has a new air conditioning system, flat screen Tv in the living room, cable, Netflix, wifi and a smaller TV in the master bedroom. No tv in bedrooms 2 and 3.
As I mentioned before, the studio is in the back and I may or may not be in residence. This house is designed for privacy for both areas so I avoid the house and garden area and I ask that you give me privacy on the back deck and studio, which is easy. I will be happy to give you a tour of where I work on contemporary quilts and mixed media art if you are interested.

I am well traveled and curious about people from all over and have enjoyed hosting corporate rental folks in this house and my my other house. I learned how different we are but there is also a kinship when you give someone your home. You trust and open up to them and hope that is a mutual relationship. Amazingly enough I often find my guests and I have something closely in common. I will interact as much as the guest wants, my studio is open for a quick tour if you are interested. My dimensional piecework made of gold leaf and recycled silk and antique kimonos are in the collections of the Mayo Clinic, City of Atlanta and State of Georgia as well as other places around the country. If the large quilting machine is set up, I'll give a demo.
I feel though as a host that the guest needs to let me know what interaction they want. My job is to take care of them while they are on my property and provide the things that will make this a positive experience. I am greatful for their choice of staying at my house as this allows me to continue making artwork and pay my taxes and bills. If you need total peace, I can leave you totally alone. I will be happy to make some restaurant suggestions and try to keep lists of the menus of the local places and lots of Atlanta magazines with articles about food and entertainment to read.

I stock the fridge with a welcome breakfast assortment of juice, bagels or muffins, cream cheese and eggs. There is coffee available and several kinds of coffee makers. This will get you started your first morning. A cup of coffee or tea in my garden is a great way to get your day going right. A ninja smoothie maker is in kitchen also and if you let me know you like smoothies I will make sure you have soy or almond milk too.
Pets are considered on an individual basis and there is a non-refundable pet fee for the extra cleaning. I have a large crate available. I just spent 4 hours removing white dog hair with tape from a red velvet sofa in my other rental. This fee will vary depending on the pet. If you hate cats this probably isn't the place for you. I don't take large dogs generally and the pet cannot be left in the house unattended.
I have two cats that will be in the studio and have not been allowed in the bedrooms for two years. My bedroom carpeting is cleaned andThey don't quite get it that the front isn't their house any more. I do not live in the house so it is depersonalize and staged for rental, not knick knacks everywhere. I enjoy cooking so there is everything you might need if you want to cook.
EMERGENCY CHOCOLATE is kept in the fridge at all times in case the need arises for guests, and if you run out Kroger is two blocks away, open 24 hours, and if you are really desperate McDonald's is across from MARTA on Peachtree and has hot fudge for $1.00.
This is a family neighborhood and I would expect guests to make no negative impact to my neighbors by having large party's, loud music, etc. No running around outside naked, screaming late at night (unless you have a serious issue, please), and of course no drugs allowed on property at any time. Please leave my house the way you find it.
NO SMOKING in the house ever and if you must, you may sit on the stone bench in front and smoke. There are saved cans under the sink in the house that are for smoking trash, please don't litter the garden and dispose of this properly.
We now have strict recycling in this area. Garbage bags for regular trash are above the washer and clear bags for glass and cans are above them. Paper is recycled in the blue bin on wheels outside. Plastic, glass, and cans should be rinsed and put in the clear bags. Household garbage must contain no liquids and must be bagged in the white tall kitchen bags and put in the large green garbage can. I will take the garbage out on MONDAY, but ask for your help. Oils and grease should be put in cans under sink and then disposed of in trash after they solidify.
NO DRUGS OR ILLEGAL SUBSTANCES ALLOWED ON THIS PROPERTY.
NO BABYWIPES DOWN THE TOILETS. That has caused me a godawful plumbing bill. And ladies, please none of those things in the plumbing either.
The house is not particularly child proof and though children are accepted and I will put up some breakable possessions, I don't want to entirely change my home for a short rental. The garden and patio are not really play areas for children as the heavy large stone lantern can be toppled and the stepping stones are not meant as a play area. The stones and gravel in the garden is not there for children to throw around the yard. Parents must supervise their children.

I've been a fiber artist specializing in mixed media piecework constructions and quilts made out of japanese papers, gold leaf and recycled silk from antique kimonos. I traveled around the USA doing the major art festivals like the Philadelphia Museum of Art Craft show, the American Craft Council shows in Baltimore and St. Paul, the Coconut Grove Festival in Miami and the Great American Quilt Festival with the Museum of Folk Art in NYC. Currently I stay home and work on commissions for corporate facilities including the Mayo Clinic.
I'm older, my supermodel days are past, and having a few guests in my house will enhance my life. I mainly live in my studio with Jeff, my boyfriend, Clawneshia and Lily. My three bedroom house mainly sits empty. Although I am new to airbnb, I have run a corporate style rental for three successful years catering to the film industry and people who find themselves temporarily homeless because of a sale of a home, a job, or whatever. Brookhaven is a very hot housing market in north Atlanta. We became our own city two years ago. I've lived in this house for 37 years. Two large bedrooms are available with good quality bedding and mattresses. Each bedroom has its own bathroom. Both rooms are freshly remodeled and have brand new artistic tile bathrooms and updated fixtures. (The kitties are old girls and are not allowed in the bedrooms. They mainly stay in the studio addition. Clawneshia's mission in life is to keep you safe from an invasion of chipmunks, should that happen. Lily is afraid of everything. Perhaps we should change her name to "Run Lily".)
Brookhaven neighborhood is 1 mile north of Lenox Square/Phipps Plaza mega shopping and Buckhead. You can walk to the MARTA train station 4 blocks away and Starbucks in halfway in case you get famished. Brookhaven is close to the CDC campus, Oglethorpe University, Emory University, Virginia Highlands, Decatur, Sandy Springs, midtown and Northside Hospital Pill Hill are close. This is a quiet, easily walking neighborhood with friendly folks. Restaurants are close as well as Kroger grocery store. You could get by without a car.
I invite you to my home and studio. My lovely and peaceful japanese garden in the back, off the living room will help you to relax and unwind. A simple breakfast of coffee, tea, muffins, jam and eggs is available in the kitchen on a help yourself basis in the mornings. We generally retire to the studio so you have the house to yourselves.
