Many popular restaurants (Il Farro, Fly N Fish Oyster Bar & Grill, 21 Oceanfront), bars (Mutt Lynch's) and shops (clothing, gifts, bicycle rentals etc) are 1 street away in the bustling Newport Pier area. Other popular restaurants (Old Spaghetti Factory, Avila El Ranchito, Mama D's, Chipotle), Pavilion supermarket, and banks (Chase and Bank of America) are a short stroll (about 10 minutes walk) away.

Other popular restaurants, shopping (Fashion Island), attractions (Balboa Island, boat and kayak rentals) etc are a quick drive.

With 2 queen sized beds, and a full-sized sofa bed in the living room, our property can accommodate four people comfortably (max 5 people).

Full kitchen with refrigerator and dishwasher. 2 cable tv - one in the living room area and another in the master bedroom. Internet wifi with 2 modems on the property. Take note that there is no air-conditioning in the property. Linens for all beds and bath towels are included.

The 2-bedroom property is located on the back half of the duplex (front unit/ back unit floor plan) which provides more privacy (versus the much more common upper unit/lower unit floor plan). This unit is partially over the parking garage so there is a staircase (on the side of the house) of about 10 steps leading up to the front door.

A single car garage is available which fits small/medium sized vehicle. Please take note that the back alleyway to access the garage is very narrow. Guests are usually encouraged to park their vehicles on the streets or paid parking lots.

The location, lifestyle and fun associated with this home is wonderful, and I hope, be part of it for your very memorable vacation.

Disclosure: We have several neighbors in the neighborhood who have demolished their houses and are building new homes. As such, there are construction activities - there could be a stretch of days/weeks when no work is being done. Generally, these contractors/builders are quite considerate with regards to noise but sometimes, some noise or loud construction activities are unavoidable.

**DISCLAIMER: Absolutely NO PARTIES allowed. We have neighbors who live here full-time and if the noise level is not kept in check (loud music, yelling, or any form of public disturbance), they will call the police to shut down any parties/gathering, and the police will issue citation to you (the guests) anywhere between $500 and $3,500. The same goes with the trash, please respect the neighborhood.

**ALERT: The City of Newport Beach is undertaking a public work project to underground all overhead utilities lines in the public right of way, namely the back alleys from which to access the garages. These construction work are done in multiple phases from January 2020 through Spring 2023. The contractors will notify us with 48-hour notice when our back alley will be affected for construction work (digging of concrete and laying new concrete). We will strive to get the best information possible from the contractors when our street will be affected and will relay such information to our guests whose stays may be affected. Please see the general notices in the gallery of photos for tentative construction schedule. We will post latest update on construction dates as they affect our back alley here. If no specific dates are listed, then our back alley is currently not affected by construction.
