This home has it all! Great location, just one lot away from the Caribbean sea, one block away from the Best Beach Bar in Puerto Morelos and walking distance to all the restaurants and shops . This single story house was designed to blend the interior and exterior spaces and is handicap accessible. The interior includes very open floor plan with 3 bedrooms and 2 attached baths. The living room has a wall of glass which opens to a trellised patio. The custom pool curves around beautiful tropical landscaping. There is both a shallow entry area and deeper end for cooling off as well as stone wall with water feature. You can nap on our hanging bed shaded by banana trees and a huge coconut palm or enjoy the custom jungle patio set. BBQing is easy on our stainless steel gas BBQ.
The kitchen is fully equipped and both the living room and master have flat screen, Smart TVs. The bedrooms have very high quality mattresses for your comfort. All rooms have air conditioning however an additional fee will apply to operate.

Laguna Azul Rental Rules

This Short Term Rental Agreement (the “Agreement”) is made by and between Tracey Woods (“Homeowner”) and (“Guest”), name as shown on AirBNB Booking Details, for good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

The RENTAL PROPERTY, Casa Laguna Azul is located at: 816 Avenida Javier Rojo Gomez, Puerto Morelos, Quintana Roo, Mexico

The property is furnished and includes appliances listed in amenities sections noted in the Air BnB listing. Access to washer and dryer are not included except for rentals longer than 2 weeks. Linens, towels, bottled water, soap and toilet paper are supplied to guests. No personal hygiene items are included such as shampoo, lotion or sunscreen.

1.Rental Party: The rental party shall consist of Guests indicated in the payment details of the contract.

3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. An additional charge or $50.00 per person per night for guests. These charges shall be deducted from the refundable Security Deposit, unless otherwise noted in your rental details.

4. Term of the Lease. The lease begins at 4:00 p.m. on the “Check-in Date” and ends at 10:00 a.m. on the “Checkout Date”.

5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

6. Access: Guest shall allow the Property Manager access to the property for purposes of repair and inspection. Access shall be also granted for gardening, pool cleaning, twice a week and weekly cleanings. Property manager shall exercise this right of access in a reasonable manner.

The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the payment and agreement of the terms noted in the AirBnB booking details.

Exhibit A

RENTAL RULES for CASA LAGUNA AZUL

1.Smoking is NOT allowed indoors. Smoking is allowed outside only.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
3.Keep the property and all furnishings in good order
4.Only use appliances for their intended uses and furthermore, no toilet paper or sanitary products will be flushed in the toilet, guest must use waste paper baskets. If allowed to use washer and dryer, guest must thoroughly shake and remove all sand from clothing and towels prior to use. If you are using air conditioners, you must turn them off when not in the house. Also given the high humidity, no windows or doors may be left open while the air conditioners are in operation. Failure to follow any of these rules regarding appliances may result in a partial or full loss of your rental deposit.
5.Pets are NOT allowed.
6.Parking: PARKING – Parking is limited to street parking.

7.Housekeeping: For stays 7 nights or longer there will be a mid-stay 6 hour cleaning, typically performed by 2 housecleaners for 3 hours. If you would like additional hours or days of housekeeping service, this can easily be arranged.. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate but can be arranged at approximately $5.00 per person per hour.
8.Pool: Pool shall be cleaned twice weekly. We attempt to clean prior to your arrival, however the cleaners have the ability to enter the property. Home owners are not responsibly for any accidents caused by using pool or pool area and Renters are accepting full liability and hold Homeowners harmless.
9. Water and Septic: The house is on a cistern with a pressurized system and septic systems. The septic system is NOT able to handle paper or sanitary products and will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that toilet paper or feminine products have been flushed and clog the septic system, you could be charged damages.
10.Storms: If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area"
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted;
