Terms and Conditions of Ocean Spray Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. The property can sleep a maximum of 6 adults, the top bunks are suitable for children only. Termination of rental, additional fees and/or loss of bond will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and additional payments.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. Guests are expected to respect their neighbours and the local community. In the event that the Owner or their representative are called as a consequence of noise complaints or complaints as to the Guest’s behaviour by neighbouring property owners, the sum of $100 will be deducted from the Security Deposit. A second or subsequent breach may lead to the immediate termination of rental and the loss of your bond in full. Loud music, televisions or any other excessive noise will not be permitted between 10:00pm and 7:00am.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.
Linen and towels are provided, please bring your own beach towels. Guests are requested not to use linen in any way which may cause it to be irreparably stained/damaged (includes make-up, sunless tanning products). In the event of this, Guests will be charged for linen replacement costs.
Pets are not permitted anywhere on the property.
The cleaning of fish or the opening of shellfish are not to be carried out inside the Property.
Smoking in or around the Property is not permitted.
A Bond of $1000 is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, noise complaints, pets on the property ..etc.
Security of the Property is entirely the responsibility of the Guests. The Owner is not responsible for any loss or damage to any personal property owned by the Guests or Visitors during the Occupation Period.
The Owner accepts no liability for any injury, loss or damage of any kind, howsoever caused, sustained by the Guests resulting from their use of the Property pursuant to this agreement as a consequence of events or actions that are outside the reasonable control of the Owner. Liability for any loss or damage sustained by the Guests or Visitors, including personal injury, is otherwise excluded to the extent permitted by law.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
We're a busy family of 5. We love to visit our holiday house to rest and relax but are happy to share it with others. It's a very special part of the world.
