Completed in 2014, Villa Cloudbreak boasts beautiful views of the colorful Atlantic Ocean and Caribbean Sea. It is brand new and the most well appointed home in the area. Our home is a stunning oasis. The perfect place to get away and unplug. Play hard, get wet, relax, repeat.

Completed in 2014 Villa Cloudbreak is a two story, two bedroom, two bath home which is fully air conditioned.

The upstairs has the feeling of floating in the clouds with unsurpassed views of the Atlantic Ocean and Caribbean from every room. Screened French doors on front and rear porches allow the soft breezes to flow through out the house bringing the outside in. We are on top of the hill over looking Surfer's Beach
with nature trails to be explored in every directionThe downstairs has a cool retro surf vibe. It is a fully appointed studio with a porch that blends into the garden, a great place to listen to the daily chorus of bird song. The downstairs kitchen has full size, modern, appliances including dishwasher and microwave. The inside full bath with walk in shower leads directly to the outside shower area. The downstairs also has it's own washer and dryer. The inside stairwell with vaulted open beam ceiling leads to the back porch of the upstairs. The upstairs is a one bedroom, one bath with open living room. Our open beam high ceilings continue with natural cypress keeping it bright and airy. The upstairs has front and rear porches for viewing sunrise and sunset. The upstairs kitchen has full size, modern, appliances including dishwasher, microwave, washer and dryer. It also has a large bathroom with walk in shower done in lime, blue and white which leads to the master bedroom. We have tropical inspired glass tile work in our kitchens and bathrooms. Our floors are a polished, turquoise, stained concrete to give you a feeling of walking on water. We have designed our home to be explorer, surfer, snorkeler and fisherman friendly. Your front porch awaits your cup of coffee and the back porch is ready for your evening celebration of the sunset. The upstairs or downstairs can be rented separately depending on your needs and price range.

Kitchens include: Microwave, oven/stove, coffee maker, dishwasher, refrigerator, crock pot, blenders, rice cooker, pots/pans, silver ware, dish ware, and more.

Sleeping arrangements: Downstairs has a queen bed and a queen futon and is a modern open concept, sleeps four. Upstairs has a private bedroom with queen bed and a queen futon in the open living room, sleeps four. Families are always welcome.

We also include: Guest cell phone (self pay), 2 person kayak, cooler, beach chairs.

Car rentals: Please contact us for information. We recommend renting a car.

Airports: We are in between the North Eleuthera Airport and the Governor's Harbour Airport. We are thirty minutes to either airport. Check with United, Silver Airways, American, and Bahamas Air. There are direct flights from Ft. Lauderdale and Miami, Florida.

Connections from Nassau can be made please call us for assistance.

We have made our home an oasis to be enjoyed. Come be our guests.

Guests have access to all of our recreational equipment. In addition our friends at Surfer's Haven can rent you surf boards, stand up paddle boards, snorkeling gear and adventure tours. They are with in walking distance.

Please make your reservations for your taxi (arrival and departure) or rental car in advance. Have them meet you at your airport. Re-check these arrangements two days prior to your arrival. Nothing happens fast in the Bahamas being well prepared is essential to your vacation.

The $200 per night is for a 4 to 6 night stay. The price for a 7 night stay or more is $172 per night for maximum of 6 people.

The Bahamas is an English speaking country and all of our correspondence and written directions will be in English. It is essential that we be able to communicate with each other for a well planned vacation.

A copy of our rental agreement is provided below. It covers the house rules and important information about our home. Please respect our home. We do not allow smoking of any kind and illicit drugs are forbidden. Our home is for mature adults looking to get away to a tropical paradise. It is not a party house. We require one adult to be 25 years of age or older. Our home is not for spring break or wedding parties. When renting our home you are agreeing to the below.

b) Damage Deposit is not part of rental payment.

Examples of damages that would cause damage deposit to be charged:
Broken fixtures: Lights, faucets, toilets, sinks that are not from general use.
Lost home keys
Obvious abuse of the premises: smoking inside the building or stairwell, hole in the wall, excessive amount of broken dishes, cleaning required more than reasonable.

Examples of normal use are: AC stops working, microwave will not turn on, a broken glass or dish.

PLEASE TAKE CARE OF OUR HOME and this will not be an issue :)

2. Refunds/Cancellations: Please see the Airbnb STRICT policy

(This is for non-Airbnb customers please disregard)$300 Damage deposit (secures reservation) which is refunded at the successful completion of the rental with out damage. Returned as soon as possible but no more than 20 days after departure.
Cancellations/Refund:. (We do understand that flights and weather are a factor. We will attempt to work with you if you have a travel problem but changing your reservation will be at our discretion on a case by case basis. Please call or email immediately if you have a problem. We strongly suggest travel insurance to protect your vacation from unforeseeable circumstances.)
Hurricanes/ Tropical Storms: A declared storm by the National Weather Service that has closed Eleuthera Airports or your Departure Airport will be given 100% refund. If the storm has only caused a delay in your arrival we will attempt to adjust your departure date based on availability to accommodate the delay. (We strongly suggest travel insurance that will cover Hurricanes.)
Hurricanes/ Tropical Storms: If a storm has hit Eleuthera and caused damage to our home and/or there is no power, we will notify you as soon as possible. You will be given 100% refund. (Again…Travel Insurance)
Power or Water outage: On Eleuthera minor power outages are common but do not last long ,2-4 hrs. We do require power to run our water supply pump. If a power or water supply problem lasted longer than 24 hrs and others have power or water, we will do everything in our ability to find you equal accommodations at another rental that has power and water and transfer the remaining reservation to that rental. There is an exception to this policy. It is possible that you could be in our home and have to wait out a Hurricane. If this is the case, other homes will also be with out power and water. This would be an extreme circumstance. Our home manager and neighbors will do everything they can to make you as comfortable as possible but they will also be experiencing severe circumstances. Our home has Hurricane windows and doors. It has a roof rated to 150 mph+ and is a very solid CBS structure built to Miami Dade hurricane standards. If this is the circumstance we will have no where to send you and you will need to stay put and follow our home managers instructions on preparing for the emergency. We recommend and will want you to evacuate prior to the storm making land fall and closing the airports. We will refund any rental dates not used.
We want you to have a wonderful vacation experience. We want to know if something is not working at our home as soon as possible. We will make arrangements to have it repaired immediately. If repairs cannot be made in a timely fashion and it is a major appliance and/or AC unit we will move you to another section of our home and adjust your rental payments with a credit according to the circumstance. Luckily we have two kitchens and 3 AC units. We will adjust accordingly and attempt to make things right no matter the situation. We do pledge that at the time of your reservation and/or arrival that our home is in 100% working order. If our home has become unusable or not as advertised prior to your arrival we will notify you as soon as possible and give you a 100% refund of all monies including deposit. We will also attempt to find you equal and satisfactory accommodations at another rental in the area if possible.
Travel insurance: This is highly recommended. We use it ourselves. We use travel guard. ((URL HIDDEN) It not only covers weather but medical emergencies.


3. Rental Home Information:

Electrical Power in the Bahamas is not as consistent as in the United States. It is also 3 X as expensive. Please conserve the power.
Keep outside lights to a minimum. Be polite with the outside lights concerning your upstairs or downstairs neighbor.
Turn off unnecessary lights and fans.
Keep the AC units to 80* when not at home or off. Please keep them in the econo-cool setting.
Please do not lower the AC units passed 75*. This makes a huge difference in the power bill.

b) If the power goes off which is normal during a storm do not use the water. Why? We have an electrical water pump. It will not work without power. Turning on the water will allow the system piping to drain and the pump will need to be re-primed. Mr. Gibson will need to be called. So please do not use the water when the power is out. When the power is restored use the water as normal. If the power is out more than 2 hrs please check with our neighbor to see if he has power. If he has power and you don’t please call Mr. Gibson. If the neighborhood’s power is out it will come back on, just be patient.

c) Water: We have a 7,000 gallon cistern (water holding tank). Our water comes from the rain. It is located under the front downstairs porch. During rainy season it will be full. If it rains during your stay any water that you have used will mostly likely be replaced but conservation is appreciated. In the dry season water must be conserved. We will have water sufficient for you stay. However, not everyone is diligent or educated on the conservation of water. “City” water is not available on our street and very limited at all in our neighborhood. We encourage you to look in the cistern. You will have a key to the lock. If for any reason you think you are running low on water please call Mr. Gibson. Water can be brought by water tanker but it does take time.
Please follow the following water conservation guidelines:
Flush less: “If it is yellow let it mellow, If it is brown flush it down.” That being said please do not clog the toilets with excess toilet paper. We would prefer that the very minimum of paper products are flushed. Absolutely no feminine products are to be flushed. We are on a septic system.
Please do not let the water run while you brush your teeth.
Please use the soap up buttons on the outside showers and reduce the flow on the inside showers when you really do not need the extra water….shaving your legs or soaping up.
Please report all dripping faucets or water leaks to Mr. Gibson. Prolong dripping of a faucet will drain the tank.
Please make sure all faucets, showers, hoses are completely turned off. Please monitor children when using outside faucets.
Run full loads in the dishwasher and wipe your plates off instead of rinsing.
Please run full loads in the washer and no more than once a day.
Please use your towels more than once.

Any home that you rent in the Bahamas will require conservation of power and water. You are being very courteous and responsible to think green. We thank you.

d) Doors and Windows:
Our doors and windows are hurricane resistant with heavy security locks. We also have retractable screens. Please make sure Mr. Gibson demonstrates how the locks work and the screens. The doors need to be opened carefully in high winds. Please do not let them swing and bounce in the wind. This will bend the upper bar. The locks are special and require an up and down motion to engage or disengage. We have labeled them with brief directions and arrows to help you. The retractable screens are designed to give way in heavy winds so therefore should be retracted or the window closed. If the screens come off the tract they can be easily put back in. Slant the screen bar forward or backward along the track until you can replace the bar back in the track and straighten. Please close all windows and doors when you leave the home. Storms will come in fast even on a clear day.

e) Appliances:
Some of our appliances are on individual surge protectors. If the appliance will not come on please trace the cord to the surge protector and see if it has tripped. It may just need to be reset. The whole house is on a main surge protector at our electrical panel. If the whole house is down check the panel in the utility room for a green light. If our neighbor has power and you do not call Mr. Gibson. Appliance manuals will be either above the refrigerator or above the microwave. The dishwashers have a power on/off button as well as a start button.

f) Fans and AC units:
Fans are turned on and off at the wall key pad. The speed, pitch, and light can all be adjusted. Please leave the manuals that are provided in a very visual location. There should be one manual each for upstairs and downstairs. The AC units work best on the econo- cool setting. There is a sliding door at the bottom of each remote which allows you more functions. Please do not leave the fans or AC units running if you leave the home. Please try the 80* temp if you will be in and out. It will keep it very pleasant and when you are in for the day you can turn it cooler. Please do not go below 75*. If you use the fans on high with the 75* it will feel very cool with out the AC units working overtime. Thank you for conserving our energy.

g) Parking and Private Entries:
Downstairs: The parking area for downstairs is the front driveway and carport. The private entrance is the first set of double doors on the front porch. If your rental car is leaking oil please park on the cul-de-sac and be courteous to other guests. Your lock box with your rental keys is on the carport wall. You will have keys to your unit, the cistern and utility room. The utility room key provides you access to the washer and dryer, electrical panel, water heater. Your code to the lock box will be given to you prior to your arrival.
Upstairs: The upstairs parking area is located at the back driveway and/or the cul-de-sac. The stairwell is the private entrance for upstairs. The lock box for the upstairs keys is located by the stairwell door. You will have keys for the stairwell, upstairs doors, utility room and cistern. The utility key provided for upstairs should only be used if you needed to look at the electrical panel, or water heater. The washer and dryer located in the utility room is for the down stairs unit only. Please be courteous to the downstairs guests.

h) The Stairwell:
Downstairs: When the downstairs is rented separately, the pass thru door is key dead bolted from both sides and can only be opened by Mr. Gibson. You will not have a stairwell key.
Upstairs: When rented separately from downstairs same as above. The upstairs lock box keys will only open the upstairs doors and stairwell entrance. You will not have any downstairs door keys.
Whole House Rental: The dead bolt in the pass thru door is unlocked by Mr. Gibson. This allows access to the downstairs via the stairwell.

Lock box codes/keys:
The codes for the appropriate lock box will be provided prior to your arrival. There is a different code for each box. Please do not leave the premises with the keys. Replace the keys in the box after you have opened the doors. You cannot loose them by doing this. If you loose the keys you will forfeit the $300 damage deposit/charge.

j) Code of Conduct/ Respect for other guests:
Please respect the privacy of other guests.
Please be respectful when parking on the street to keep it clear.
Consume alcohol responsibly. Do not leave bottles or cans on the property. Please take them to the trash. FYI there are DUI laws in the Bahamas.
No smoking in the house or stairwell. If you must smoke, please smoke outside and do not leave ash or butts on the porches or property. If you smoke in the house the damage deposit is automatically forfeited.
Illegal drugs are strictly prohibited. Marijuana is illegal in the Bahamas. Please do not use any of these substances in our home. If this becomes a problem Mr. Gibson will call the police and you will be escorted from our home with out a refund.
If your conduct becomes threatening in nature or loud and obnoxious to our neighbors, you will be warned once by Mr. Gibson. If this is not enough to keep the peace, Mr. Gibson will call the police and you will be escorted from the property with out a refund.
The above is most important when the upstairs and downstairs is being rented separately. Being respectful to others is not just a courtesy it is expected.
A level of maturity is needed to rent our home. We require that at least one guest in a party be 25 years old. Anyone under 18 must have adult supervision. Our home is not to be used for teenage/college spring break like activities.
Parents with children under 12 must supervise their children at all times. Our home is not toddler proof. Our upstairs windows must be locked by parents with the keys provided, not just closed. This will insure that no accidents can happen. We encourage parents with small children to rent the downstairs only. It is at your discretion if you rent the upstairs.
For your safety and security we prefer that you keep drop in guests to people you know and not have just met.


k) Supplies provided:
Kitchen: one weeks supply of Salt/ Pepper/ Basic spices/ 1 roll of paper towels/ 5 gal drinking water/ sponges/ cleaning supplies/ dish soap/ dishwasher soap. All dishes/ glassware/ pots/ pans/ utensils/ blender/ coffee pot/ rice cooker/ espresso pot/ kitchen towels/ flashlights
Bed/Bath: 3-4 rolls T.P./ bar soap/ towels/ beach towels/ sm. first aid kit/ all linens
Please replace the above as needed during your stay. The 5 gal drinking water bottle should be left full on your departure. Water bottles left empty will be charged a $10.00 fee for each bottle. You will not be charged for partial bottles.

l) Downstairs Appliances/ Accessories:
Kitchen: Refrigerator (no ice maker, ice can be bought in Gregory Town or use our ice trays), Double sink, full size stove/oven, full size microwave, coffee pot, toaster, crock pot, soft cooler w/ ice packs, fire extinguisher, water bottle pump.
Living area: Overhead fan, mitsubishi mini split AC unit, HD TV w/ blue ray DVD player, Movies, books, magazines, games, smoke detector.
Utility Room: Full size washer and dryer.
Cell phone: (PHONE NUMBER HIDDEN) Time is put on phone at the “7/11” grocery store by asking for a “Top OFF” and giving them the phone number and providing payment. You can put as little as $1.00. Loss of the phone is a $100.00 off of deposit.

m) Upstairs Appliances/ Accessories:
Kitchen: Refrigerator (no ice maker, ice can be bought in Gregory Town or use our ice trays), Double sink, full size stove/oven, full size microwave, coffee pot, toaster, crock pot, larger cooler w/ ice packs, fire extinguisher, water cooler for 5 gal bottle, electric frying pan, rice cooker, full size washer and dryer, beach chairs.
Living area: TV w/ DVD player, Books, magazines, CD/am/fm radio capable of bluetooth to your device for music, 2 ceiling fans, smoke detector, mitsubishi mini split AC.
Bedroom: Ceiling fan, mitsubishi mini split AC.
Cell phone: (PHONE NUMBER HIDDEN). Time is put on phone at the “7/11” grocery store by asking for a “Top Off” and giving them the phone number and providing payment. You can put as little as $1.00. Loss of phone is a $100.00 off of deposit.

**** The community garbage cans are at the corner of the Sugar Apple Bar and Queens Highway. Any public garbage cans on Queens highway can be used. Please do not leave the garbage outside on the first floor. The Pot-cakes (neighborhood dogs) will tear it apart. It will also attract bugs. PLEASE EMPTY THE GARBAGE BEFORE YOU LEAVE.

p) Cooking:
Stoves: The stoves have glass tops. Please use the glass top cleaner provided and/or only the blue sponges. This will prevent scratches in the glass. Please do not put any plastic on the glass surface/ stove top. It will melt.

Pots: They are ceramic. They will scratch w/ metal utensils. Please use the plastic utensils.
Frying Food: It is very important to keep the door and window screens closed when frying or close the windows. If you do not do this the flies will invade.

Bar tops: Please use the cork hot pads provided for hot things. No hot pots on the bar surface.

Drains: Please use the drain screens in the sinks. They will prevent clogs. There is no garbage disposal. In addition, please do not pour oil down the drains. It will clog the sink and will eventually ruin our septic system. Please place your used oil in a jar and in the garbage or dump it across the street.

q) Bugs/ Animals/ Plants/ Terrain:

Occasional or rare Bugs:
Ground spiders- To us, they are tarantulas. They like dark, damp places. If you leave a wet towel or dive gear on the porch or ground, shake it out. They are not lethal, just scary.
Centipedes- They are very long and will bite. Their bite will cause extreme pain and will buy you a trip to the clinic. They are not lethal to an adult but will require medical attention.
Scorpions- They will sting. Not lethal to adults but will require medical attention.

Normal Bugs:
Mosquitos/ no-se-ums are more frequent at dusk and dawn. They are rare when the wind is up. Bring a potent bug spray with deet.
Roaches- It is the tropics. We spray our home on a regular basis. We do not want them. If you see them call Mr. Gibson.

Animals:
Pot-cakes (local dogs)- They are usually friendly except when in a group or protecting someone’s property. Please do not feed them.

Cats- Please do not feed the ferrel cats.

Snakes- There are no poisonous snakes. There is a small indigenous boa constrictor which is rarely seen.

Plants:
Poison Wood will give you a severe rash like poison ivy. It will ruin your trip. Please do not hike through the woods/brush. Staying on the trails will keep you safe. There is no poison wood on our property.

Terrain: Through out Eleuthera and especially in Eleuthera Is. Shores there are large cavernous holes in the bush. Please stay on the trails and roads.

r) Ocean:
Swimming/ Surfing: At Surfer’s Beach the waves can get very large. The big waves can expose rocks that are sharp. They have a nickname, the dragon’s teeth. Take the time to watch conditions before charging into the water. Surfer’s Beach is a place for experienced surfers not novices. If you are a novice we suggest taking lessons from our friends at Surfers Manor or Peter Courtemanche in Gregory Town. If the waves are huge on the Atlantic it is time to explore the Exuma Sound side of the island. In most cases when one side does not look good check out the other. The Atlantic Ocean is unforgiving. The tides and currents must be taken into consideration when you are swimming off shore, surfing or kayaking.

Fishing- Fishing and lobster seasons are similar to the United States. Trigger device spear fishing is illegal. You may fish with pole spears or Hawaiian slings underwater while snorkeling. Spear fishing of any type is illegal while scuba diving. Please be respectful and abide by the local laws. Lion fish are an invasive species. They are beautiful and docile. They have 13 barbs that will deliver a venom which will cause a lot of pain and swelling. They are usually found under rocky ledges. They are not at sandy beaches.

s) Car rentals/ Taxis:
Please call us for a current list. We suggest you come into the N. Eleuthera airport as a first choice; second, would be Governor’s Harbour

t) Cell phones:
We do know that ATT phones do work on Eleuthera. We currently have an extra cell phone for guests. We would like it to be left on the bar when you leave. Please leave as much time on it as you found it. “Top Off’s” can be done at the 7-11 store in Gregory Town. The only thing you need is the cell phone number and your money. You can put as little as $1 on the phone. You will use less cell time after 7pm and weekends. Texting is very cheap. To check how much time is on the phone press *44 and follow the prompts.

u) On your Departure:
Please empty the garbage and take it to the community cans.
Please empty the refrigerator of all left over food.
Please make sure the dishwasher is empty and dishes put away.
Please leave the cell phone on the bar with the charger
Please make sure you have replaced the 5gal water bottle with a full one.
Please empty the coffee maker and rinse it.
Please make sure all doors and windows are closed and locked.
Please make sure all recreational equipment has been put away.

Cloudbreak was way better than what I was expecting from what I read and saw on AirBNB. The location, the views, the accommodations, everything was incredible, and pictures cannot do it justice. Tom and Maureen really have built the best place to stay in Eleuthera- period. It's located on a hilltop with views of both the Atlantic and Caribbean from its twin balconies. Being located in Gregory Town made for easy exploration of the Northern and Southern points of interest across the island. Even though it rained the first day of our 6 night stay, we were just happy we had Cloudbreak to enjoy until the sun came out. Tom and Maureen went above and beyond when it came to answering our questions, over the phone, by email and text. They provided everything we needed to make sure our first trip to Eleuthera was easy and most of all- fun! The appliances were all new which made it cooking meals and washing clothes/towels a breeze. The HDTV was also nice for relaxing movie nights. We would highly recommend Cloudbreak and Eleuthera to anyone considering an authentic Bahamas experience. Every day we had something new to explore and see - and we hope to visit Eleuthera, its friendly people and Cloudbreak again soon. To summarize - we could all tell that a lot of hard work and love went into putting Cloudbreak together, and how lucky we were to enjoy it for the week. Along with the beautiful views and delicious food of Eleuthera, it was one of the highlights of the trip.

Cloudbreak was amazing! The views were incredible, and the house was perfect. Tom and Maureen were incredible attentive hosts and quick to answer any questions, address issues, and give general advice about Eleuthera. One of the shower heads wasn't working when we arrived, but it was fixed in a day by the handyman - super fast. We stayed there with our 3 year old, and the house is very kid friendly. My only recommendation would be to be sure you rent a jeep or similar vehicle if you're staying here, as the roads are a bit rough. All in all, a fantastic stay in a beautiful home.

Tom is a retired Firefighter, a surfer, and a pilot. Maureen is currently employed as a Firefighter of 26 years on the job. We both have an adventurous spirit. We fell in love with Eleuthera many years ago. Our children grew up vacationing on the island throughout there childhood. We currently reside in Florida.
