A 10 minute walk to Salt River Bay National Historic Park & Ecological Preserve puts you on the only lands Christopher Columbus touched belonging to the United States. The master bedroom and bath opens to its own ocean-front deck and has its own private outdoor shower and sunbathing area. Two of the other bedrooms directly face the ocean with window walls to the sea, and each have their own private bath. The fourth bedroom is next to the pool and has a view of the ocean and Buck Island. The courtyard and pool are completely walled and private. There aren’t really too many house rules. Basically, come in and make yourself at home. There’s no such thing as a check-in time that’s too late, so no worries there. Let me know if you’d like an earlier check-in time than 5:00 PM or later check-out time than 10:00AM. It can usually be arranged, depending on other bookings.
Our only request is please do not invite visitors, the villa and all the amenities we provide are only for our registered guests.
Please do not strip the sheets off the bed we prefer to do this ourselves, just put the beds back the way you found them with bedding left flat on top of the beds. If towels are damp please hang them over the towel rack to air dry. Please wipe down kitchen counter tops, load and start the dishwasher(s) if you are unsure where kitchen inventory belongs please leave on the counter. If grill has been used, please brush grill down and wipe off side trays. Lights have been turned off and check to make sure all doors are locked and bag all trash from kitchen and just toss your trash in the garbage receptacle(s) on the side of the driveway on your way out.
After you book and well before your arrival date, you’ll receive an email from us explaining how to get to the villa, where to park, and all sorts of good information about things to do in and around this wonderful island. When you arrive, there will be tourist brochures and welcome letter with more information, like WiFi access code and restaurant recommendations.

Suitability Disclaimer: This home is aproximately 100 feet away from the ocean (you could not get any closer unless you were staying on a house boat). Coastal regulations no longer approve homes to be built this close to the ocean. Guests should expect to see some level of rust in areas throughout the home this is due to constant salt spray and high humidity. This is a comfortable older beachfront home the value in the stay is the spectacular oceanfront location not in the home itself. Therefore, this vacation rental may not be suitable to guests that are accustomed to pristine 5 star resort style accommodations.
Air Conditioning: The villa has window style A/C units in the bedrooms only. The Great room, dining and Kitchen area is not air conditioned these areas have ceiling fans only.
Power & Energy: Virgin Islands electrical power unfortunately is substandard and not like the service found in the United States, Canada and Europe. Power outages and electrical surges are known to happen on a fairly frequent basis. A power surge can cause a great deal of damage to electrical appliances and air conditioner units. If a power surge damages the appliances or a/c units we will make every effort to try and repair. However, no guarantees can be made that the units can be repaired during a stay if parts are not available on the island.
Telephone & Internet: Guests are advised to bring along a cell phone as the villa does not have a hard line telephone. If a cell phone is not available emergency local phone calls can be made at the Judith Fancy guard station.
The villa has wireless internet service the password is located on the bottom of the router.
Supplies: A complete set of towels are provided for each guest (Bath, Hand and wash cloth). We provide a beginning supply of paper goods; (2 rolls of toilet paper in each bathroom a roll of paper towels, laundry detergent, dish soap and kitchen trash bags.
Water Pump and Conservation: We ask that guests please try to do your best to conserve water as most villas on St. Croix do not have a public water system. Water has to be delivered by truck or is captured from rain and then stored in the cisterns under the house. Therefore, we do not recommend drinking the water. The water source is served by a water pump which is located in a crawl space on the back side of the villa. If the power goes out you will not be able to flush the toilets in the home. It may be necessary to prime the pump when the power comes back on. Our caretaker is available to assist our guests should this be necessary.
This agreement is hereby made between OWNER/AGENT, and Airbnb GUEST hereafter known as RENTER.
1. Vacation Home (the "Property"): Windows to the Sea Villa, address will be provided at time of booking.
2. Dates of Vacation Rental: arrival: based on Airbnb Booking Confirmation
3. Rates, Accounting and Payment Schedule: The terms, rates, payments and balance due are based on Airbnb Booking Confirmation.
4. Cancellation: Terms of Cancellation are based on Strict Airbnb Cancellation.
5. Check in time is 5:00:00 PM and renter should not arrive until the property is ready for occupancy. No exceptions including luggage
drop-off without prior written authorization. Renters that have paid for the early check in option will find the times have been adjusted to
reflect the change in times on the rental agreement. Every effort is made to have the premises ready for guest occupancy at check-in
time, but we cannot guarantee the exact time of occupancy with back-to-back reservations
6. Check-in Instructions: Upon arrival Renter is advised to perform a walk-through inspection of the home and notify the caretaker immediately if anything appears to be damaged.
7. Check-Out time is 10:00:00 AM No exceptions including luggage storage without prior written authorization. This policy is strictly
enforced to provide housekeeper adequate time to prepare the property for the next guests arrival. Renters that have paid for the late
check-out option will find the times have been adjusted to reflect the change in times on the rental agreement. Renter's who have not
departed the property by 10:00 AM shall incur a fee equal to the rental rate for one night.
8. Check-Out Instructions:

9. Damage to Home/Decor/Furnishings: Renter acknowledges and understands that he/she is financially responsible for any and all
property damage which may occur during the stated rental period which can reasonably be attributed to the rental party's negligence or
abuse. Damage to, decor, equipment, and/or furnishings or removal of said items during the reservation period caused by any member of
the party regardless of whether the member(s) is duly authorized (i.e. unauthorized guest or pet) Renter will be invoiced for any and all
damage with payment due immediately upon presentation of invoice.
10. Visitors: This rental has a No Visitor Policy
11. Disputes: This Agreement shall be governed by and interpreted in accordance with the laws of the US Virgin Islands.
Guest(s) specifically consent to such jurisdiction and to extra territorial service of process.
12. Directions and Codes: One week prior to arrival, the Renter designated in this Agreement, will receive driving directions and lock
box and or keyless entry code instructions. Caretaker contact information will also be provided should renter need assistance during the
13. Excess Fees: Excessively littered and/or dirty conditions at check-out will result in extended housekeeping hours, and may be
charged to your security deposit, or, if none tendered, to the credit card used to pay for your occupancy. Should it be necessary to clean
carpets, remove stains, repaint, repair finishes, or replace furnishings, textiles, or house wares, you will be charged for labor, materials,
and merchandise, plus a 20% service and handling fee.
14. Garbage & Trash: Renter is advised that it is important that garbage and trash be disposed of properly so that you do not attract
wild animals or rodents. All boxes should be broken down and stored between the garbage cans as boxes have a tendency to use up
valuable garbage space. All trash must be in kitchen garbage bags, removed from the house and disposed of prior to departure. Renter
will be charged for excess trash fee which is defined as anything that will not fit in the garbage cans that are allotted for your stay. Excess
fees apply to trash disposed of loose not in kitchen garbage bags.
15. Hold Harmless: Renter acknowledges and understands that each and every guest, or guardian, is solely responsible for any
accident or injury to any person while in-residence, and neither the Owner nor the Agent accepts any legal or financial responsibility.
Renter(s), guests, and guardians, assume all risk of injury or other loss resulting from any recreational activity and will hold the Agent,
Owner and Caretaker harmless with respect thereto. Renters(s) hereby agrees to indemnify Agent/Caretaker or the
property owner and hold harmless from any and all claims, including those of third parties, arising out of or in any way a result of
the Renter(s) use of the premises or items therein.
16. Occupancy Compliance: Renter must be in compliance with the occupancy requirements of our insurer and local fire ordinances
therefore the guest list must be accurate at all times. To insure accuracy of the guest list please be advised that owner/agent
reserves the right to conduct unannounced visits to the property to assure accuracy. Occupancy by additional persons, beyond the
specified maximum or bedrooms used without authorization, may result in the forfeiture of your security deposit and/or early termination of
your rental period, without refund or rental fees paid. Renter must understand that this property is intended to be used only by the
maximum specified number of persons specified in this rental agreement. All special occasion parties including weddings and family
reunions require a Use of Grounds Agreement; unauthorized Parties, Events, Live Bands or Disc Jockeys are strictly prohibited and will
result in a forfeiture of the security deposit. Please be respectful of property lines and boundaries between our rental home and our
neighbors, and that you must observe "quiet hours" between 9PM & 7AM each day of your visit.
17. No PETS
18. Repairs & Service Calls: Owner/Agent cannot guarantee against mechanical failure of heating, air-conditioning, Hot Tubs, TV's,
Satellite Receivers, VCR/DVD players or other appliances. Promptly report any equipment that is not operating properly and we will make
every effort to resolve the problem as reasonably soon as possible. Should a repair person make a call and find the equipment in working
order and the problem was due to Renter(s) oversight or neglect, the charge for the service will be charged to the Renter. All normal
maintenance repairs must be reported between 9 AM and 5 PM. Emergency Repair items (heating, water, etc.) may be reported 24 hours
a day. Renter(s) understand and agrees to allow repair personnel immediate access to the home for the purpose of making repairs.
19. Refunds: All representations made by owner/ owner's representative are complete and accurate to the best of their knowledge and
made in good faith. Owner/ owner's representative is not responsible for issues outside of their control. No refunds will be made for early
departures or delayed arrivals. No refunds or schedule changes will be made due to weather, airline or ferry schedules, road conditions,
power, gas, electrical, heating, water supply, pest and insects, air conditioners, appliances,, BBQ, electronics, televisions, internet, satellite service, outages or failure of any of the electronic equipment in the home to work properly. We will endeavor to arrange for any such problems to be corrected as soon as practical. If you have any such problem during a rental period,
you must notify owner/ owner's representative immediately so that we can try and remedy the problem.
20. Reservation Changes: No Reservation Changes are allowed
21. Security Deposit: Renter grants Owner/Agent express permission
to request Airbnb to charge the credit card provided for additional rental fees, ancillary charges, or to cover additional cleaning charges generated during the rental period.
22. Security Deposit Forfeiture: Renter agrees to follow all check-in and checkout procedures, and understands that the property
must be left clean and undamaged. Renter understands that failure to follow the posted House Rules may result in the loss of all, or part, of the security deposit and that Owner/Agent reserves the right to further bill him/her for additional cleaning or
repairs. (Guest agrees to read all of the documents provided at check-in, as well as those printed in the guest service book and/or posted
policies provided in the home.) Renter acknowledges that they understand that the following are considered to be immediate forfeiture of
the entire security deposit: Unauthorized guests on premises, unauthorized pets, special occasion parties, fireworks, fire pits, and
cigarette smoke inside the premises.

24. Supplies: Linens are supplied (enough for each bed), one set of towels for each guest, blankets and pillows. We provide an initial
starter supply of paper products, soaps, shampoo, detergents and trash bags etc. for your convenience. Beach/Spa towels are available
however must be laundered by the guest if borrowed.
25. No Smoking:
26. Wildlife: Renter is advised that it is likely that you could encounter bugs of various types, including wasps and/or hornets, mosquitoes etc...) Owner/Agent or caretaker cannot accept responsibility for any
injury caused by said wildlife.
A). Hurricane Policy: Guests that rent the villa from mid June through mid December should be aware that they are renting during Hurricane season and the villa could have hurricane shutters up during your stay. If this rental is located in a Hurricane zone the following terms apply. In the event of a pending hurricane, all guests MUST vacate the villa when instructed to do so by our caretaker. This is for the safety and well-being of our guests. It is the sole responsibility of the guests to secure other lodging or change airline tickets for an early departure.'
B). Swimming Pool: Renter is advised that No Lifeguard is on Duty; no glass is permitted in the pool area with the exception of eyeglasses. No running, diving or jumping including jumping off roofs into the swimming pool. In consideration of my being allowed to use the pool and pool area, renter agrees to release Owner, Agent, Caretaker from any and all
claims, demands, actions or cause of action whatsoever, and from any and all liability for any loss or property damage, or personal injury of any kind, nature or description, including death, that may arise or be sustained by myself, my child, or any of my guests. This release will be binding upon my relatives, guests, children, ministrations, executors and assigns. Renter is
advised that failure to abide by these polices will cause immediate termination of the rental agreement.
C). Waterfront Risk: Renter is advised that this is a beachfront property and use of the beach is at renters own risk. In consideration of my being allowed to use the beach area, renter releases Owner/Agent, Caretaker from any and all claims, demands, actions or cause of action whatsoever, and from any and all liability for any loss or property damage, or personal injury of any kind, nature or description, including death, that may
arise or be sustained by myself, my child, or any of my guests. This release will be binding upon my relatives, guests, children, ministrations, executors and assigns.

I bought a vacation home in St. Croix because, after traveling throughout the Caribbean, I felt this island has the Caribbean ambiance, while still having American convenience! I always enjoy waking to the sounds and sight of the ocean, so I chose this ocean-front property.
My wife's family is from Venezuela, so we have enjoyed trips to Angel Falls and Machu Picchu in South America. We have also witnessed several volcano eruptions in Costa Rica, traveled in Cappadocia, Turkey and the Red Zone of Australia.

I have enjoyed St. Lucia with its characteristic pitons, Dominica because of its pristine Caribbean flavor, Barbados with its South American character, but St. Croix is the place we can call home!
