Our house is a listed Georgian seafront flat. Really big living space, a main bedroom (with new mattress), a kingsize sofa bed (also comfortable), a small bedroom for 2 kids - or unfussy adults (our kids beds can extend into 2 proper adult singles) and a small patio garden.
We don't charge for children - so do not include them as 'Guests' when booking.
Directly behind us is the mini village of Kemp Town - still independent, still cool. Families and Funsters come on down..
Our flat has a lot of original Georgian plasterwork and detailing.
Sleeping on the living room sofa - our window shutters are original, so close them tightly - and also close the kitchen window shutters - to maximise darkness.
Heating - Please just use the central heating. It heats up quickly. Don't try and light the original fireplace.

We have a Mac with wifi throughout the flat - and you have your own Guest Account on it.
We don't have a tv - we use iPlayer etc on a widescreen monitor for that.
Films - We have plenty of kids and grown up movies on the drive and some film-buff friendly dvd's.
We usually leave an iPad for lazy net browsing.
If you are into music, this is the place for you.
One of the best range of sounds on the planet (play the cd's only please, not the vinyl!).
We also have Spotify Premium and it's hooked up to both the computer's SoundSticks and the big, proper, HiFi.
So, whatever you want to hear, it's here.
Extensive range of books: the classics, modern novels, poetry, film, design, photography, music, art, cooking- you name it, we are likely to have it.
You can smoke in the patio garden if you want.

Your stay pays for our own family holidays - Hosting for Air BnB covers our costs of flying up to family in Scotland, weekend trips and summer holidays. So, we might meet you as we leave, or come back. Otherwise you can just use our keysafe and/or have upstairs or downstairs neighbours or friends handing the keys over.

The flat - We'll leave you with a Guide to the flat, detailing everything - it's is all on the Guest homescreen of the computer. Just tap the space bar to waken the computer up.
We have made video clips of how to work everything.
Kids - safety - Kitchen - Both kitchen cabinets under the sink have kid locks on. Feel free to move strong cleaning fluids etc up onto the top cabinets if you want extra safety.
Electrics - Most empty plug sockets have safety plugs - but not all. Check them. There are spares in the junk drawer to the left of the cooker.
Kids bedroom window - Small kids? You may want to lock the Windows. Allen key above the locks.
Living room hazards - The speaker stands are very heavy ( filled with sand). Speakers the on top are blue tacked. They are are placed close to walls to minimise being pulled over. If you want to block them in more or move them, that's ok, but careful with them! They are my babies too.
Neighbour noise - Mark upstairs likes to watch films on the big screen (with a subwoofer) every now and then. It doesn't last long. There are proper ear plugs left on the table for this eventuality.

This has been very, very rare. (and never during and Airbnb stay). If it continues late, go/phone next door (it is run by Brighton Housing Trust and has 24 hour reception). They will sort it out within 5 minutes. It's probably a guy fallen asleep with his telly on.

This is our family house, where we live - it is not an on-going 'renting opportunity' like many others.
So, I suppose, 'treat it like your own'? It's not a party/stag/hen house.
Maybe avoid red wine in the bedrooms?
No pets please - unless they don't: bark, wee or poo and can stay off the sofa/sleep on the floor, not the beds. Give us a call and we will consider it.
After years living in London, we fancied seeing the sea from our sofa and being able to walk anywhere and everywhere with a bigger sky, more sunshine and friendliness. But, in a small town that still had the music, energy and weirdness of a big city - so, Brighton it was then. (There is just nowhere else that has that combination in the UK).
12 years later, we are still here, in the same flat, still loving looking at the sea -but with a couple of kids now.
At ours, you'll find the best collection of books and records you have come across, and the odd bits n pieces of art. More importantly - loads of Lego! ( if you've got kids - or even if you don't)
