HOUSE RULES

USE OF PROPERTY FOR ACCOMMODATION PURPOSES ONLY - NO PARTY/NO FUNCTION POLICY: There is strictly a No Party/No Function Policy in the property, however guests are allowed to have a barbecue and small celebration in the property provided that only registered guests are attending. If unregistered guests are to attend any gatherings please inform the Agent/Owner for approval in writing. We highly encourage that guest/s will be responsible in limiting the noise so as to not create unnecessary disturbance within the neighbouring properties. Please no noise audible by neighbours between 10pm and 8am. Please note we do not allow any wedding related activity. Guest(s) making a booking must be over 25 years of age. Additionally, all guests who are unaccompanied by a parent or guardian must also be over 25 years of age.

The use of the property for hens/bucks nights, wedding ceremonies/receptions, functions, parties, performances, photo/video/movie shoots etc., commercial activities or activities outside of the intended use of the property is prohibited and will result in eviction and charges to your bond. I acknowledge that the property is to be maintained as a smoke-free environment and should the guest smoke cigarettes, tobacco or any form of product inside the property a minimum of $200 plus GST bond charge will apply.

SMOKING/PETS: There is strictly no smoking inside the property. Pets are not allowed unless approved in writing at time of making your reservation and if approved, pets are not permitted on furniture. All guests are responsible for checking the parameter of the property to ensure all pets waste/faeces are removed at check-out otherwise an additional $100 plus GST fee may apply. Any evidence of either dog/cat hair that requires professional cleaning or removal will incur additional costs from $120 plus GST. (depending how many furniture pieces are affected)

PHOTO/VIDEO: On individual circumstances the Agent/Owner may approve the use of commercial use for photo/video shoots pending a full disclosure of the shoot and guests. Commercial fees apply.

SWIMMING POOLS: You are responsible for keeping your children safe in the swimming pool. Please supervise children at all times. If you notice pool latches failing or anything else considered unsafe please bring it to the attention of the Agent immediately who will then inform the property owner. Please ensure no chairs or sun lounges nor other climbable objects are kept near the pool fences and ensure the pool gates are closed at all times. (If applicable)

IN KEEPERS ACT NOT APPLICABLE: This agreement is made under special contract and the host does not provide accommodation to any and all comers and is accordingly not an innkeeper. It shall therefore be the guest's responsibility to ensure that guests provide their own travel insurance, personal effects insurance and vehicle or watercraft insurance for any goods brought onto the property as the guests property is not covered by the property owner's insurance policy.

WAIVER OF LIABILITY: The guests understand that they are using the property at the sole risk and responsibility of the guest. The guest waives all rights and claims that the guest may have against the owner or agent concerning the fitness or use of the property and any damage or loss to any property or injury to any person. Rest assured that the owner will ensure the property is well maintained.

EXCESS CLEANING FEES: The guest is required to leave the property in a tidy condition needing standard departure clean by the cleaners upon departure only. Please remove all rubbish from the property to the kerbside bins at the front of the garage. EXCEES RUBBISH FEES MAY APPLY. Please wash all dishes and/or place the dishes within the dishwasher and PUT AWAY before departure. Guests are NOT required to strip bed linen from beds. Please leave used towels and bathrobes in bathrooms. If the property is left in an excessively messy condition excess cleaning fees of up to $200 plus GST may apply.

MOVING FURNITURE: We also ask that guests do not move furniture around in the homes. If furniture is moved and not put back in the correct placement guests will be charged $35 plus GST per hour for the correct placement of the furniture items on check-out.

EXTRA BED/SOFA BED: Guests may request extra bedding by way of an extra bed/sofa bed option during their stay. $35 including GST per night.

PORTACOTS/HIGH CHAIR: Portacots and high chairs are available for hire - please reach out to our concierge team prior to check-in. $25 plus GST per stay.

SURVEILLANCE CAMERA/SECURITY: Our homes may include surveillance cameras and security cameras of common areas and exteriors of buildings to ensure the safety and security of our guests. These cameras are not monitored by any person and simply add a measure of safety and security to our homes. If you have any concerns please reach out to us.

CONDITIONS OF ENTRY: It is the guest’s full responsibility to acknowledge any notable damage to the property within 24 hours of entry to the property. We carry-out thorough entry and exit reports on inventory of homewares, furniture, fixtures and take further note to any property damage (if any) prior to every check-in. The guest must make reasonable steps to report any damage to the property immediately and carry out a full entry report on the property to ensure no damage to the property and report this to us within 24 hours of entry.

CONDITIONS OF EXIT: All guests must return the keys back to the original place they received them when checking-in. All guests must secure outside awnings, blinds and umbrellas if not in use to prevent being damaged. This includes securing the premises and all sliding doors with locks, locking the main front door and back doors and setting the alarm system. (if applicable)

HOLIDAY HOME STANDARDS: All of our homes are privately owned self-contained homes and apartments and are beautifully fit-out and styled by Hotel Concierge interior designers and stylists. We provide consumables and luxe bathroom amenities to suit each home for short-term stays only including shampoo, conditioner, body wash, moisturiser and soap plus toilet paper and basic kitchen needs. (All complimentary for your first night just to get you settled in)

There may are also be condiments, spices and other extra essentials in the pantry cupboard and are for all guests but are not intentionally provided. Feel free to use what you need but it would be appreciated if you could replace or leave something similar when you leave. As self-contained homes and due to each guest individual requirement, all guests are responsible to maintain these homes and their own amenity requirements during their stay however, if such a service or request for a service is required please feel free to contact our concierge team. (Extra charges will apply)
