In compliance with the Revised Ordinances of the City & County of Honolulu, the Property will be made available to you for your use and occupancy for a period of thirty (30) days from the Arrival Date. If your scheduled stay is for a period of less than 30 days, you may extend your stay by paying for each additional day that you occupy the Property at the same daily rate per night, payable in advance of your arrival. If you do not wish to extend your scheduled stay and vacate the Property before the end of the 30 day period, the Property will remain vacant through the end of the scheduled 30 day period. CONDITIONS OF RENTAL

This reservation is for quiet residential vacation accommodations only. Therefore, parties, receptions, weddings, luaus, events, and gatherings of any kind are strictly prohibited. No additional people beyond the maximum occupancy of the house are allowed on the rental property at any one time, unless disclosed to and agreed upon by Property Manager in writing.

The names of all customers staying at the rental must be listed above. If the names of the customers in your group change, this must be communicated in writing to Property Manager. Additional customers beyond those identified above are not permitted and will result in an additional fee of $100 per person/per night. Property Manager does not verbally confirm additional customers. Additional customers must be approved by Property Manager in writing.

Customer's reservation is accepted for one family or group of individuals for this accommodation only and, unless disclosed to and agreed upon by Property Manager will not be used in combination with other accommodations.

Quiet hours are from 8pm until 8am local time. Customer's use of the rental is subject to local noise ordinances, therefore loud amplified music is not allowed. Noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by the Property Manager as a breach of this Agreement and may lead to cancellation.

The rental shall be in the same condition upon departure as at check-in, normal wear and tear excepted. Excessive cleaning as defined above will result in an extra fee.

Customer may not sublet or assign this Agreement.

Customer may cook only in areas specifically designated for cooking in the rental.

Customer must immediately notify Property Manager of any fire or other damage or injury to the rental or any person on the rental property.

Customer shall be liable for all acts of the family, invitees, employees, or other persons invited onto the rental property by customer.

Customer shall be responsible to return all keys and gate or garage door openers upon departure. Failure to do so may result in a replacement fee.

Customer shall abide by the House Rules of the Property manager and/or the Condominium Association as provided to Customer upon check-in.

Customer shall not bring any pets into the rental or onto the rental property.

Customer understands that Property Manager cannot guarantee that adjacent properties will be free from disturbances and/or not be under construction, being repaired or maintained in any way, or that Government construction projects will not be in progress around the rental unit. Construction on adjacent properties or construction conducted by the Government is not reason for termination of this agreement, nor is it a reason for the refund of any monies to customer.

Customer agrees that contact with or viewing of a pest inside or outside of your rental is not reason for termination of this Agreement nor is it a reason for a refund of your payment. Customer understands that insects, rodents and lizards unfortunately flourish in tropical environments. If Customer's rental is in a tropical climate you will undoubtedly encounter these pests during your stay. Customer understands that Property Manager makes its best efforts to hold to an absolute minimum your interaction with these pests.

Any issues Customer has with the rental must be reported immediately to the Property Manager via the email and or phone number listed in the rental's directions and entry instructions. Property manager has a reasonable amount of time (ie 24 hours) to restore rental to acceptable conditions. Any issues presented after check out cannot be remedied and are not cause for compensation to Customer.

Customer understands that this is a non-smoking property and agrees to not smoke in the rental.

Customer shall not permit any use of a pool or Jacuzzi by unsupervised children or other customers, and shall keep pool gates closed at all times.

Customer and other invitees shall use the pool and Jacuzzi at their own risk.

Customer understands that there are certain risks inherent to persons and property located adjacent to the ocean, ski slopes or to a golf course.

Customer acknowledges that the Property manager would not rent this rental unless the customer accepted these conditions and assume these risks.

**** AS A REMEDY FOR VIOLATION OF ANY OF THE STATED CONDITIONS OF RENTAL IN THIS AGREEMENT, PROPERTY MANAGER HAS THE RIGHT, BUT IS NOT LIMITED OR REQUIRED TO, TERMINATE THIS AGREEMENT AND EVICT THE CUSTOMER FROM THE RENTAL WITHOUT ANY REFUND OF COLLECTED MONEY AND MAY KEEP ALL OR ANY PORTION OF THE SECURITY DEPOSIT.

El apartamento es una preciosidad! Está totalmente reformado y es tal cual se ve en las fotos. Está pegado a una vivienda, pero es totalmente independiente y con un precioso patio y zona de aparcamiento. La casa está perfectamente equipada, hay toallas para la playa y todo. El barrio es tranquilo, con casitas individuales, alejado del ajetreo de Honolulu y muy bien situado para poder moverte a distintas zonas de la isla evitando el tráfico de la ciudad. A unos 5 minutos en coche hay tiendas (El SAFEWAY abre 24 h, es un poco caro, pero tienen de todo) y restaurantes. Misty fue muy amable y respondió todas mis dudas y cuestiones rápidamente. Para poder disfrutar de la isla y de sus distintas playas y vistas, recomiendo tener un vehículo.

Super clean, well updated home with washer & dryer, and everything you need for the beach. BBQ is awesome, so is the kitchen. Home is perfect for a couple, 3 is fine if they're OK sleeping on a couch, 4 is a bit much though. Overall good value, location and host.

We had a great stay at the Koolau Haven. The home was well stocked with the essentials and more. The washer/dryer came in handy, and we definitely appreciated the a/c units in both the living room and bedroom. We look forward to a quick return to this location. Thanks Misty Ann for everything.

The house was under construction during our stay, so from 8am to 5pm everyday we had workers sawing and hammering outside our front door. The fact that the home was under construction was not communicated to us until the day before and it was clear this construction had been going on for over a month was disappointing. We had no other options but to stay and endure the noise and people outside our window everyday. The house was difficult to find initially because we did not realize it was under construction because we had not seen the message until we had already checked in. We walked in next to a broken washer and construction equipment littering the front lawn. The inside of the house itself was clean and had all the amenities we needed for the stay. The house is also close to many restaurants and central to the town which was nice. The AC worked well and we had plenty of space for the two of us. Misty compensated us slightly for the inconvenience of the construction but this was only after a lot of back and forth with her as well as the home owner.

The house is very clean, comfortable, and is well stocked. It is close to a few restaurants and grocery stores and is an easy drive down to Kailua beach. My only complaint was the second bed is really just a couch that reclines (not a pull out couch).

It's s great central location with grocery and restaurants nearby. Boogy boards and sand toys were a nice extra for the kids. It's a great cozy place just right for our family of four.
