CONDITIONS OF RENTAL

This reservation is for quiet residential vacation accommodations only. Therefore, parties, receptions, weddings, luaus, events, and gatherings of any kind are strictly prohibited. No additional people beyond the maximum occupancy of the house are allowed on the rental property at any one time, unless disclosed to and agreed upon by Property Manager in writing.

The names of all customers staying at the rental must be listed above. If the names of the customers in your group change, this must be communicated in writing to Property Manager. Additional customers beyond those identified above are not permitted and will result in an additional fee of $100 per person/per night. Property Manager does not verbally confirm additional customers. Additional customers must be approved by Property Manager in writing.

Customer's reservation is accepted for one family or group of individuals for this accommodation only and, unless disclosed to and agreed upon by Property Manager will not be used in combination with other accommodations.

Quiet hours are from 8pm until 8am local time. Customer's use of the rental is subject to local noise ordinances, therefore loud amplified music is not allowed. Noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by the Property Manager as a breach of this Agreement and may lead to cancellation.

The rental shall be in the same condition upon departure as at check-in, normal wear and tear excepted. Excessive cleaning as defined above will result in an extra fee.

Customer may not sublet or assign this Agreement.

Customer may cook only in areas specifically designated for cooking in the rental.

Customer must immediately notify Property Manager of any fire or other damage or injury to the rental or any person on the rental property.

Customer shall be liable for all acts of the family, invitees, employees, or other persons invited onto the rental property by customer.

Customer shall be responsible to return all keys and gate or garage door openers upon departure. Failure to do so may result in a replacement fee.

Customer shall abide by the House Rules of the Property manager and/or the Condominium Association as provided to Customer upon check-in.

Customer shall not bring any pets into the rental or onto the rental property.

Customer understands that Property Manager cannot guarantee that adjacent properties will be free from disturbances and/or not be under construction, being repaired or maintained in any way, or that Government construction projects will not be in progress around the rental unit. Construction on adjacent properties or construction conducted by the Government is not reason for termination of this agreement, nor is it a reason for the refund of any monies to customer.

Customer agrees that contact with or viewing of a pest inside or outside of your rental is not reason for termination of this Agreement nor is it a reason for a refund of your payment. Customer understands that insects, rodents and lizards unfortunately flourish in tropical environments. If Customer's rental is in a tropical climate you will undoubtedly encounter these pests during your stay. Customer understands that Property Manager makes its best efforts to hold to an absolute minimum your interaction with these pests.

Any issues Customer has with the rental must be reported immediately to the Property Manager via the email and or phone number listed in the rental's directions and entry instructions. Property manager has a reasonable amount of time (ie 24 hours) to restore rental to acceptable conditions. Any issues presented after check out cannot be remedied and are not cause for compensation to Customer.

Customer understands that this is a non-smoking property and agrees to not smoke in the rental.

Customer shall not permit any use of a pool or Jacuzzi by unsupervised children or other customers, and shall keep pool gates closed at all times.

Customer and other invitees shall use the pool and Jacuzzi at their own risk.

Customer understands that there are certain risks inherent to persons and property located adjacent to the ocean, ski slopes or to a golf course.

Customer acknowledges that the Property manager would not rent this rental unless the customer accepted these conditions and assume these risks.

**** AS A REMEDY FOR VIOLATION OF ANY OF THE STATED CONDITIONS OF RENTAL IN THIS AGREEMENT, PROPERTY MANAGER HAS THE RIGHT, BUT IS NOT LIMITED OR REQUIRED TO, TERMINATE THIS AGREEMENT AND EVICT THE CUSTOMER FROM THE RENTAL WITHOUT ANY REFUND OF COLLECTED MONEY AND MAY KEEP ALL OR ANY PORTION OF THE SECURITY DEPOSIT.

We had a great time at Misty Ann's place. You can't beat the location (5 min walk to the beach) and she is a great host. When my 5 year old managed to break one of the glass blinds, Misty Ann directed me to the local hardware store where they were able to produce a replacement for $10.50. Had she not done that, it would have cost us a LOT more. The kids loved the pool and she has plenty beach items (chairs, boogie boards, etc.) as well. Be aware that the quiet hours at the house are 8 AM to 8 PM. If I had any complaint, and it isn't really one since we knew it going in, it is the fact that the house is a bit dated. Doesn't affect your experience, but just don't go in expecting it to look like a resort. I would definitely recommend the house to other people.

We were fortunate to have found this gem for a good deal. The house was spacious, clean, and comfortable. It had everything you could need for a comfortable stay. It was in a quiet neighborhood and was only less than a block from the beach. I had heard a lot about break-ins in Hawaii, so I was nervous, but there were security cameras around the house, so that was comforting. Three of the bedrooms had AC units, so that was great. The central room did get hot since there was no central AC, but there were a lot of fans, so that helped. The pool was awesome. We used it every day. The only drawback from this place was the pool curfew. We had to stop using the pool by 8:00 pm, which was a bummer. By the time we got home from dinner and wanted to jump into the pool, we would only have 30 minutes left. But I do understand that it is in a residential area and it would be unfair for the surrounding residences if we make too much noise at night. The icing on top for me was all the little extras that came with the house. There were toys for the kids to play with, beach toys for the kids to take to the beach, and the shed was stocked with balls, boards, foam noodles, all kinds of floating devices for the pool. We had 7 kids with us, so all those toys were definitely played with every day we were there. As for my communications with Misty Ann, she was very responsive. Every time I called, emailed, or texted her, she would reply within minutes. She answered all my questions and was very courteous. I highly recommend this house!

We had a great time. The location was very convenient, two blocks from the beach and boogie boards and floaties were provided! The bathroom doors that led outside are perfect for avoiding tracking sand in the house. The pool was great for the little one, who wanted to jump in every morning. More than enough towels. There was more than enough room and a great living space to spend time with the family. My family was very happy with this rental and would recommend it to anyone visiting Oahu!

The proximity to the beach was awesome. As stated in some reviews, the interior is dated and carpet is worn. The house is only partially covered with AC (3 of 6 bedrooms) and none of the main areas. The house does get warm during the day. The fridge takes days to get "cold" once you put groceries in it. If you will need internet... the wifi is slow and doesn't cover the entire house. This was an issue for adults trying to get some work done during the stay. The teens were not happy either. Age we live in unfortunately.

Lovely home with very comfortable furniture and plenty of room. Well stocked and plenty of outdoor furniture and pool toys. Close walk to a less crowded beach. A nice central location from which we could travel to other parts of the island. We would definitely use this property again.

The location of Hauoli retreat could not be beat. It's close to a great beach with boogie boarding and to Kailua town, which has everything you need for a great retreat with friends and family. Convenient parking for multiple cars. The shed was stock full of pool and beach toys. The photos are quite accurate. The house accommodated our family well and everyone had plenty of space. Some things in the home could use some updating, however, to make the stay more comfortable. There is a lot of old, worn carpet in the home, which could use updating/replacing given the traffic. A couple of the chairs were so wobbly that they couldn't be used safely. The hot water heater was challenging to use, and appliance use in the kitchen caused a fuse to trip--but the host was extremely responsive when we inquired about these issues. The wifi was inconsistent. There are towels, but they are worn out and given frequent beach and pool and shower use, we could have used some more. There were also some issues of cleanliness that shouldn't happen: there was mold on the shower curtain and a dead rat near the BBQ grill. Additionally, recycling and compost get picked up by the city every other week, and when we arrived there was a lot of recycling that the previous guests had not taken out but that cleaning staff had not taken away.

We had a great week at the Hauoloi Retreat. The proximity of the ocean/beach was phenomenal. The beach is beautiful and it felt like we had it to ourselves. This is the perfect place for the nine of us to relax and enjoy our vacation as a family. We would stay here again in a heartbeat.
