In compliance with the Revised Ordinances of the City & County of Honolulu, the Property will be made available to you for your use and occupancy for a period of thirty (30) days from the Arrival Date. If your scheduled stay is for a period of less than 30 days, you may extend your stay by paying for each additional day that you occupy the Property at the same daily rate per night, payable in advance of your arrival. If you do not wish to extend your scheduled stay and vacate the Property before the end of the 30 day period, the Property will remain vacant through the end of the scheduled 30 day period. CONDITIONS OF RENTAL

This reservation is for quiet residential vacation accommodations only. Therefore, parties, receptions, weddings, luaus, events, and gatherings of any kind are strictly prohibited. No additional people beyond the maximum occupancy of the house are allowed on the rental property at any one time, unless disclosed to and agreed upon by Property Manager in writing.

The names of all customers staying at the rental must be listed above. If the names of the customers in your group change, this must be communicated in writing to Property Manager. Additional customers beyond those identified above are not permitted and will result in an additional fee of $100 per person/per night. Property Manager does not verbally confirm additional customers. Additional customers must be approved by Property Manager in writing.

Customer's reservation is accepted for one family or group of individuals for this accommodation only and, unless disclosed to and agreed upon by Property Manager will not be used in combination with other accommodations.

Quiet hours are from 8pm until 8am local time. Customer's use of the rental is subject to local noise ordinances, therefore loud amplified music is not allowed. Noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by the Property Manager as a breach of this Agreement and may lead to cancellation.

The rental shall be in the same condition upon departure as at check-in, normal wear and tear excepted. Excessive cleaning as defined above will result in an extra fee.

Customer may not sublet or assign this Agreement.

Customer may cook only in areas specifically designated for cooking in the rental.

Customer must immediately notify Property Manager of any fire or other damage or injury to the rental or any person on the rental property.

Customer shall be liable for all acts of the family, invitees, employees, or other persons invited onto the rental property by customer.

Customer shall be responsible to return all keys and gate or garage door openers upon departure. Failure to do so may result in a replacement fee.

Customer shall abide by the House Rules of the Property manager and/or the Condominium Association as provided to Customer upon check-in.

Customer shall not bring any pets into the rental or onto the rental property.

Customer understands that Property Manager cannot guarantee that adjacent properties will be free from disturbances and/or not be under construction, being repaired or maintained in any way, or that Government construction projects will not be in progress around the rental unit. Construction on adjacent properties or construction conducted by the Government is not reason for termination of this agreement, nor is it a reason for the refund of any monies to customer.

Customer agrees that contact with or viewing of a pest inside or outside of your rental is not reason for termination of this Agreement nor is it a reason for a refund of your payment. Customer understands that insects, rodents and lizards unfortunately flourish in tropical environments. If Customer's rental is in a tropical climate you will undoubtedly encounter these pests during your stay. Customer understands that Property Manager makes its best efforts to hold to an absolute minimum your interaction with these pests.

Any issues Customer has with the rental must be reported immediately to the Property Manager via the email and or phone number listed in the rental's directions and entry instructions. Property manager has a reasonable amount of time (ie 24 hours) to restore rental to acceptable conditions. Any issues presented after check out cannot be remedied and are not cause for compensation to Customer.

Customer understands that this is a non-smoking property and agrees to not smoke in the rental.

Customer shall not permit any use of a pool or Jacuzzi by unsupervised children or other customers, and shall keep pool gates closed at all times.

Customer and other invitees shall use the pool and Jacuzzi at their own risk.

Customer understands that there are certain risks inherent to persons and property located adjacent to the ocean, ski slopes or to a golf course.

Customer acknowledges that the Property manager would not rent this rental unless the customer accepted these conditions and assume these risks.

**** AS A REMEDY FOR VIOLATION OF ANY OF THE STATED CONDITIONS OF RENTAL IN THIS AGREEMENT, PROPERTY MANAGER HAS THE RIGHT, BUT IS NOT LIMITED OR REQUIRED TO, TERMINATE THIS AGREEMENT AND EVICT THE CUSTOMER FROM THE RENTAL WITHOUT ANY REFUND OF COLLECTED MONEY AND MAY KEEP ALL OR ANY PORTION OF THE SECURITY DEPOSIT.

This is the best place we have discovered in Kailua. I have been coming to Kailua for the past 10 years twice a year... have gone through many listings and this one is by far the best - very clean, full kitchen, quite AC, full beach equipment, cable TV, great internet... everything one could need. It is our second time staying here. In fact, I booked the dates for our trip based on the availability of Thai place as I didn't want us to stay anywhere else. Highly recommend - just please keep clean and nice for the rest of us to enjoy, too:-)

We can't say enough wonderful things about Martin Hale. For my family of 3, it was a perfect place to stay. Debbie met us when we arrived.....what a sweet hostess. You walk in and feel right at home from the start. Open and spacious...really the description doesn't do it justice. Every amenity you can think of and didn't think of, are there for you to use. And it is CLEAN, I mean really clean and well-maintained. It is perfect for a family of 3....our 18 year old was very comfortable in the pull-out queen-size sofa bed. And this summer was one of the hottest in Kailua that I can remember in a long (URL HIDDEN) the air conditioner was so appreciated and was awesome! and for me, the mom, loved the washer and dryer and all the supplies that were provided..... Thank you for providing such a beautiful and comfortable home away from home vacation spot. Also the location is (URL HIDDEN) takes only 12 minutes to walk to the beach and you can walk to downtown Kailua to shop and eat in a mile....really nice walking area. We recommend Martin Hale highly, you will not be disappointed....

The home is exactly as pictured and was a wonderful home for a week. We easily fit a 3 year old on the floor at the foot of the bed and had plenty of room. It is a short drive to a variety of beaches, and great access to downtown with plenty of restaurants and shops. Jerry and Debbie were great during our stay and made us feel very welcome. I would definitely recommend this place!

This place was amazing! The pictures definitely do it justice. There was plenty of room for us with a full kitchen, comfy couch and bed. This is a little house/cottage in the back of the main house with it's own entrance and patio. The place is walking distance to the beach (couple blocks) and just under a mile to the downtown area. The owners of the front house are so nice and accommodating. They left some snacks and drinks for us and we felt like we had everything we needed to have an amazing stay. Would definitely recommend this place to others!

Home is in a great location - quick drive or an easy 30 minute walk to Kailua downtown area. Home is clean and spacious, and owners are easily reachable if you have any questions. Would definitely stay here again.

My husband and I travel to Kailua twice per year, so we have experience with Airbnb places. Ann's place is by far the best place we have stayed there. Everything was so clean, nice, better than described. The living room is large and connected to a full kitchen, which has every tool you could imagine. The bedroom has a very comfortable king size bed, bathroom clean. We really loved, loved the place. In our next visit we hope Ann's rental is available. Additionally, easy communication. We booked last minute (on arrival day), yet Check in was on time and the place was ready to go for us. Ann even had gifts for us - chocolates, popcorn, pineapple. Ann and her husband were really nice and welcoming!
