Very cool place- and an even better idea. The pros- all the jungle sounds, the peacefulness, cleanliness. The cons- big leak in the ceiling that flooded one of the beds and the water had a bad smell to it.

Flora de Vida is an amazing place to stay for the adventurous traveller who is curious about the land in Tulum and not interested in the resort social scene. Roko has written an excellent information packet, which is worth reading before packing. Do rent a car from the airport to travel here, as there's a supermarket nearby to spend a few meals in the kitchen. Easy to get to the cenote, beach clubs, day trips. It is a remarkable experience to be off the grid, but there is wifi if you must.

Roko's place is amazing. Truly, such a unique and special experience for our family. We loved being in the home and exploring the property - they have their own farm, cenotes, swings and hammocks. Roko and his property manager, Fernando, were attentive, generous and helpful. What a getaway.

Beautiful grounds! Awesome concept. Sweet hammocks in the house and awesome view from the roof. Had some leak issues in the bedroom near the head of the bed, but imagine they will fix it soon. We moved out a early and were partially refunded. Unfortunately, there were no chicken eggs, fresh fruit and coffee in the morning as other guests mentioned. There isn't Internet and the electricity randomly turns off, so don't buy perishables. Also, the shower has very low pressure and there's not hot water. The road is very difficult to get down in a smaller car. The place is great, but needs some work.

First I must say, even though I didn't meet Roko, he was a pleasure communicating with and when we faced issues regarding the jungle house, we could always reach him. In addition, Fernando, the grounds keeper was extremely friendly and available to help when we needed him (during the day). Overall this place is amazing but a few things to note: The grounds are absolutely enchanting and beautiful, we did however encounter a few hiccups with the house. I think everything would of been ok if we had known just a bit more information. The place is run on solar power, which means there's a possibility of no electricity. We were caught off-guard one night, returning home from the ruins to find we had no lights. Had we'd know this was a possibility, we would of been better prepared. Roko did say this really never happens, so maybe it was just a fluke. There's a beutiful outdoor shower but no hot water, which was hard with the child. For the wifi, we had to walk a good distance to the other house on the property. Again, not a huge deal, but would of been good to know. Lastly, don’t leave electronics or blankets near the windows when it rains. Nothing got super soaked but the rain did come in a bit. I would 100% stay here again but probably not with a small child, unless they’re used to camping. This property is perfect for disconnecting from city life and fully embracing the beautiful jungle around you. It has a glowing energy and magical feel. Thank Roko and Fernando for everything. We hope to return someday.

When I saw the listing for Roko's Exotic Eco House, I instantly felt it calling to me. As a nature lover who loves to escape fast paced city life whenever I can, I thought this would be a great opportunity for my friends and I to get off the grid and do some serious bonding. As stated in other reviews, staying here is a unique experience and I wouldn't recommend it for those who are reliant on luxury or amenities like hot showers and air conditioning. I would, however, STRONGLY recommend it for anyone who wants to detach from city living and connect with nature (though it is still just a 15-20 minute drive from the house to downtown Tulum). If you plan to stay here, renting a car is pretty much mandatory. Cell service is limited to the rooftop deck and wifi is limited to the other house on property, but for me this was actually very liberating and allowed me to be more present with my friends and with the environment. My group ended up renting both houses on the property over the course of our stay, and we loved them both. With multiple hammocks and more than enough bed space to sleep myself and a group of friends, we were very comfortable. The fire pit allowed us to cook wonderful hot meals and the private cenote at casa richie was beautiful and refreshing to take a dip in. The rooftop of casa richie was provided a breathtaking view for star gazing as well as watching the sunset/sunrise. The other cenote (isla alamos), about a 10 minute walk away, was incredible and is an absolute must-see for anyone staying here. Roko was away during our stay but the property manager, Fernando, was very friendly and helpful. I saw another reviewer refer to this place as "balm for the soul" and I couldn't agree more. Roko and his team have created a very special place, and I couldn't be more grateful for the hard work that they've put into this project. The community kitchen is still in progress, and at the time of our stay the farm was barren due to a recent storm, so I can only imagine how incredible it will be when the plants have regrown and the kitchen is completed. I can't say enough good things about our stay here, and if you are looking for a pure, rustic and exotic living experience that you won't soon forget, look no further!
