You'll love our lovely, modern beach apartment. Venice Beach is a lively and colorful part of Los Angeles, and we offer a peaceful refuge in a quiet residential neighborhood, only steps from all the fun. It's perfect for peaceful relaxation, and ideal for your family vacation or business stay.

(PLEASE NOTE: Parties not allowed. City of Los Angeles noise ordinance is in effect after 9pm. This property is great for families, and is not suited for weekend parties or groups of partying singles -- we and our neighbors love the peace and quiet and are happy to share it with peaceful, quiet guests!)

The comfortable and stylish Art Gallery apartment has 3 bedrooms and 2 baths. We're avid travelers and art collectors, and have decorated the Art Gallery from our personal collection. The master bedroom has a private balcony overlooking our lush patio garden. There's a large gourmet kitchen; 32" Sony HDTV (master bedroom and living room); high speed wireless internet; wood-burning fireplace; washer/dryer in unit; large balcony with picnic table; secured, two-car parking (two mid-size cars). The total living space is over 1,400 square feet, and is located on the second floor, 14 stair steps from ground level.

Venice Beach is on the 20-mile bike path that runs along the coast from Malibu to Redondo Beach, and we offer bicycles for rent at discounted daily and weekly rates.

There are security cameras on the EXTERIOR of the property only, which is to protect our property and you of course. In terms of motion detection we are only ever notified of a new recording if it's after 9pm.

Beach chairs (common area: first come, first served)

Cable Television is offered in the living areas only. For those bedrooms with TV's, they have Roku only. Roku gives you access to Netflix etc, which has thousands of TV shows and movies!

We heartily thank you for taking the time to read our house rules, and for abiding by them. We take them seriously and appreciate your cooperation.
1. No loud music at any time of the day. We live in a beautiful *peaceful and quiet* neighborhood that we wish to protect.
2. We do not allow parties of any kind, especially not bachelor/bachelorette parties, regardless of how laid-back the plans are.
3. All outside group conversations must be brought inside by 9pm, with the windows closed if you wish to stay up and talk. If a neighbor makes a noise complaint after 9pm AND we verify this noise complaint in person, we will automatically CHARGE $300 to your security deposit. If a neighbor has to complain twice OR police are called (and we verify it), you lose your ENTIRE security deposit ($1500). Please respect our neighbors' right to quiet peaceful enjoyment of their homes and throw your party in a hotel instead.
4. No more than 7 people may gather on the balconies or outside areas *at any hour.*
5. No more than 7 people may sleep in the apartment at night, and only those that are listed as guests on your check-in sheet. If you have an additional child under 4 years old that would make your total 8, that is ok.
5a. Please do not flick cigarette butts onto the alley street or across the alley street onto our neighbor's property. We provide ash trays and expect our guests to please be courteous and use them. We greatly appreciate it.
6. Please do not leave "interior" furnishings (pillows, chairs, etc.) outside. In the scenario that you're renting multiple units, if you move furnishings amongst the units, please return them before your departure.
7. No smoking inside the apartment. Ashtrays are provided outside.
8. Sorry, no pets allowed.
9. Normal check-in is 3pm-7pm. Early check-in 12pm-3pm is possible based on availability. Late check-in is available, BUT please inquire first. All check-ins after 8:00pm are a $40 fee; check-ins after 9pm a $60 fee: checkins after 10pm are a $80 fee, or $100 fee between 12am-6:30am. A check-in appointment must be scheduled prior to your arrival because we don't live on site.
10. Garbage day is Tuesday. PLEASE, if you see that we've put the garbage bins out on Monday, do not move them until Tuesday. Just pull past the garage and back in at an angle to park on the left side of the garage.
11. The wall art in our vacation homes are our cherished possessions. Please treat them with respect as if they were your own; also, we appreciate it if guests would ask before moving any of them off the wall.
-- Extra Guests: People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
-- This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
-- Parking: parking is limited to your designated spots. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
-- Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. There is 1 beach towel per registered guest in the house. If you need more, please bring them as we do not permit bath towels or linens to be taken from the house.
-- Sand: Please make sure to remove all sand from towels and clothes before coming back in the house and before washing. The cleaning deposit does not account for extraordinary cleaning due to misuse. If there is found to be such, additional cleaning fees will be taken from the security deposit. Too much sand will break our washer. We appreciate you helping us keep everything in good order for the next guests.
-- Bad Weather: No refunds will be given for bad weather (though you likely won't have to worry about it seeing as California is in the sixth year of a drought!).
-- We love pets, but unfortunately at this time pets are not allowed. Any guest that brings a pet despite this rule will be charged $100 per night, or a minimum of $250 (whichever is larger).

Elle was adorable, she was there for any questions and explained everything! The flat looks exactly like the pictures, modern, clean and amazing! I hope I will come back!

Great location. It was my group's first time in LA and we wanted to do it right. Not only was Venice Beach a great jump off point, but Mona's home was the perfect spot to do it from — walking distance to the beach but still removed enough to be quiet and peaceful. Likewise, in the opposite direction of the beach, there were great shops in walking/biking distance — I wish I had more time to explore. Lovely home with balconies and great plants outside! You'll have to taxi or drive to the other sections of LA but that's the norm and it's nice to have the beach vibe to come home to. This is the spot if you're looking for the laid back LA vibe.

The location was great if you want to be close to Venice Beach. We walked everywhere. Everything was as promised. Clean, comfortable, easy.

We had a great stay at Elle and Adrian's. The apartment looks slightly different in real life than in the photos but was still nice and very spacious. Since the photos, floorboards have replaced the carpet. The appliances (washer, dryer, stove etc) were fantastic though some parts of the kitchen weren't as well-equipped e.g we were short on glasses, mugs and spoons. The apartment was also quite dark, the bedrooms and living area had no ceiling lights, only lamps, though I imagine in Summer this wouldn't be an issue. Great location, 1 minute walk to the beach and 10 minute walk to the shops and restaurants on Abbot Kinney Boulevard. Even though it was so close to everything in Venice, it was on a lovely quiet alleyway. We met Elle when we arrived who was absolutely lovely and gave us great recommendations for supermarkets and restaurants which all turned out to be excellent. Adrian was also really helpful and communicative leading up to our stay. Overall this was a great place for our party of five to settle down for a week and we really enjoyed our stay.

Great apartment and perfect location to all the nearby attractions. Elle was there to greet us and made us feel very welcome upon arrival. She was more than helpful with providing recommendations on restaurants, groceries, bike rentals, etc. The apartment is located in a quiet neighborhood within steps to the beach. We enjoyed the huge kitchen, dining room and living room with our family of 6 (plenty of room for all). Everything was clean and well equipped with all linens, kitchen and bath supplies. Enjoyed our coffee on the back deck every morning looking out at our own tropical oasis. It felt like home away from home. Will definitely be back!!!

Location, location, location, the house is located in a great area. 20 steps to the beach, literally! WE were party of 6 including my parents. All essentials were provided, extra blankets, pillows, a ton of towels, kitchen had all the essentials as well. Wholefoods was 7-8 min drive away so it was easy to get what we wanted. The host was lovely and super responsive, she did all her best to accommodate what we asked for, we felt safe take care of. There was a guide book in the house that helped us understand how to take care of the errands and also what's around us. you will have a great time staying in this place, easy to get to from couple of different routes, and bypass the LA heavy traffics. Thank you so much for having us.
