Come relax in beautiful Putney. Home is at the end of a dirt road just 1/2 mile from RT5 and 2.5 miles from I 91. The view is magnificent! We are on 46 acres that includes a large 7 acre pond.
The home is situated on a beautiful 46 acre estate that is joined with conservation land. You are on top of the hill with views of New Hampshire Hills.The first floor offers living room with propane heat. The large windows adjoin the seating area that seats 6. There is a new kitchen with a stove, refrigerator, microwave, coffee maker, toaster oven and all the amenities one would need in a kitchen. We offer free coffee, tea, sugar, . The floor is tiled. There is a full bathroom on the first floor with a tub.
On the 2nd level there is a brand new washer and dryer. One bedroom has 2 twin beds and the master bedroom includes a king bed and a queen bed. We also can provide a comfortable queen air sleeper. In the master there is a walk in closet. There is another full bath on the 2nd floor and a deck off the master bedroom. The entire guest house is 1700 sq ft. Across the house is the Home where our family of 3 live in and there is a 3 car garage. There is no cable TV but there is free wifi.
The property is 2.5 miles from the Putney Food Coop, General Store, Shops, library and the West Hills Bike Shop for rentals of bikes, cross country skis and Snowshoes.
House is less than an hour to MountSnow, Bromley, Magic, Stratton and Okemo.
Farm stands, Orchards, and festivals are plentiful. Brattleboro is a quick 15 minute drive and hosts the Brattleboro film festival in the fall.
Children are always welcomed as well as well behaved dogs. There are board games available in the closet for your use. We do have availability to take care of your pets while you are gone for an additional nominal fee so that you won't have to place them in a kennel while you are gone.

I will meet with you upon your arrival and give you a tour of the home if I am home. If I'm not, I will always be available through phone calls, text message or email. Our home is on the property as well. We could have as much interaction as you wish. Some folks like to talk and some just want to escape and not talk at all. It will be completely up to you. I usually just give everyone their space unless I'm asked otherwise.

We allow one dog per stay. We have a very friendly Collie- Retriever that is around children of all ages as well as all different breeds of dogs. "Preston" will not be in your home but he will be on the property most days. He is usually very quiet but he will bark from HIS window to say " hello" when you arrive and he will peek at your door when you first check in to introduce himself. If you see him as you come up the driveway just proceed slowly up the driveway. He will move out of the way.
1. We would love it if our guests did not wear shoes in the house so that we can keep most of the dirt out 2. No smoking inside of the home.
3.We also are hoping lights will be turned off when not home. Obviously we understand you'll keep one on when it's dark outside.
4.We do recycle and compost. We offer a refund of 10.00 for anyone that takes their garbage with them. The recyclable bins are on the way to the entrance of the interstate so it's very easy to take your own garbage. We've done this because there are people who visit who don't produce a lot of trash and we feel they should not have to pay for garbage pickup the same as someone who does. We pay our garbage by weight here so the more you can recycle and compost the less of a cost it is to us.
5.In the winter we ask that the heaters be turned off in the bedrooms when you leave and the thermostat set to 65 on the main floor. The home heats up very quickly and retains it's heat well.
6. In the summer please turn the air conditioners off when you leave. They are brand new and work really well and quick.
7. Please remember if your traveling in the winter to have appropriate tires and vehicle for hills and snow. Our driveway is steep at one section and if you do not have the appropriate tires you would have to walk the short distance to the home. This has only happened once in 2.5 yrs but its worth repeating. We keep our driveway very well maintained as we use it as well. Sometimes we can get snow and have to wait until we get plowed. Our team is very good but depending of the severity of the storm we can't guarantee the driveway will be plowed at a particular time. If there is an important event that you must attend at a certain time, please communicate that to me before your arrival so that I can coordinate with the road maintenance team. It never has been an issue but I am trying to cover all scenarios.
8.No outside guests without permission please.
We are trying to keep our rental price the same in the winter as the summer. We can do that by conserving heat and electricity when the home is not in use. We are a family home and charge far less for an entire home than a local hotel with a room and two beds. Please help us keep the rates low for all families to be able to share and enjoy this space. We would hate to have charge more to cover avoidable extra consumption of resources not to mention we would like to be respectful of our surrounding environment. Of course by all means turn it on when you are there. It is cozy to have the fire going while looking at the New Hampshire Hills from your large window or sit in a cool room on a hot day ( which doesn't happen enough).
