Sawyers Cottage is a stylish renovated 3-double bedroom, 3 bathroom Victorian cottage with secure & private garden, garage & private parking. It has 3 spacious double bedrooms & 3 bathrooms (2 of these en suite). We welcome 2 well behaved & well mannered dogs. The cottage has been award 4* Gold Plus standard by Best of Suffolk & Suffolk Secrets ratings standards.

The Bedrooms are configured: Master Bedroom with en suite has zip & link firm large-Superking bed (6' x 6'6"), 2nd Bedroom is a twin with 3' firm beds. This can be made into a superking, please advise at the time of booking or at the very latest 2 weeks before your stay (this is in order for the housekeeper to factor in extra time to zip beds together and make up as a superking). The 3rd Bedroom (downstairs) has a large en suite and has a Kingsize Bed. All beds were new in 2020 and are Hypnos standard firm hotel contract beds.

Sawyers Cottage is in the popular buzzy village of Wangford-with Henham, just 5 mins drive from SOUTHWOLD. The Cottage is right opposite a small park and 10 mins walk to the beautiful Reydon Wood. It has a large well stocked Village Store 2 mins walk, Farm Shop 10 mins walk & 2 excellent Inns/Restaurants (2 mins & 10 mins walk), and is just 5mins drive (or 9 minutes on the bus) to the beautiful beach resort of Southwold. Everything you need to make your stay perfect is in the Village.

The Angel Inn (2 mins walk), a stylish yet cosy friendly Inn has a restaurant with the perfect combination of classic dishes, put together with new, exciting flavours created by Sam, their Resident Chef, using fresh local produce, to support local businesses. The Plough (10 mins walk, 2 mins drive) is another lovely old Inn with an excellent restaurant,it's an Adnams Inn, serving fresh local produce, specialising in fish and seafood.

Off the entrance hall, is the spacious lounge. This lovely light room is double aspect with large windows to front & back, double doors to terraced garden & decorated & furnished in Suffolk-seascape colours, with a wood burner, large 48" smart TV, desk with chair, 2 large 3/4-seater sofas, armchair & lots of comfy cushions & throws. It has an oak floor with large cosy rug. 2 extremely well behaved and well mannered Dogs are welcome downstairs only, must not go upstairs & never on the furniture or beds please. We do prefer that they are not left alone in the property, so by all means bring a crate. We're dog owners ourselves and know that dogs can get upset in a new place and can decide to chew!! So please make sure they are very comfortable and not anxious if you do have to leave them for a couple of hours. You'll find almost every cafe and restaurant in Suffolk are very dog friendly!

Also off the hall is the spacious new (2020) kitchen/diner with an oak & painted extendable table & 6 cushioned chairs, just perfect for family dinners. The cottage, both inside and out, has everything you need to feel at home, double oven, streamlined electric hob set into the worksurface, microwave & stone worktops. You'll find all the usual comforts, kettle, toaster, Cafetiere, Nespresso machine, ceramic hob, double oven, washing machine, dishwasher & double aspect with windows to the front and back garden, so feels light and airy.

There is a family bathroom with a bath and overhead shower & glass shower screen (brand new in 2020) plus 2 en suite bathrooms with showers.

There is a terraced garden with dining table & chairs for those al fresco breakfasts, lunches & dinners and a lounge-seating area with cushions. There is a Weber-style BBQ for those warm spring, summer and autumn evenings, please bring your own BBQ briquettes. There is a range of cottage-garden shrubs, plants & trees, and planters, a Pergola, bunting and outside lighting and fairy lights. Since Suffolk and particularly Southwold is a year round resort, we've tried to think of everything you might need to make this a really comfortable stay year round.

There is a garage to store your bikes, also where you'll find seat cushions etc. There is a tumble dryer, please ask for details to use this, as we are trying to be kind to the environment and these, as we all know, are horrendous environmentally, but guests can request this for an emergency drying!

For December/January bookings, we get festive! There is a Christmas tree with decorations and lights to make your holiday really special. We even have a Christmas tablecloth for your festive dinner.

Right opposite is a lovely little park for those early morning walks with the dog, which adjoins the pretty allotments. We do ask that you don't allow your dog to soil in the garden, and if they do, please pick it up immediately as it's often difficult to see on the stones.

You are just 5 minutes drive, a 30 min walk or a 9 min bus ride to the truly lovely old market town of Southwold , with it's beautiful beaches, independent shops, delicatessans, cafes & restaurants.

Just a 2 minute walk is our superb well stocked Wangford-with Henham Village Stores, which has just about everything you'll need for your holiday and stocks the famous Cooks Ingredients meals, for those nights when you can't be bothered to make dinner or go out to the many restaurants to eat! Also here you'll find local bakery bread (fresh every day), pastries, savouries, local delicatessan items, local bakery cakes & biscuits, plus an excellent range of wines and beers, newspapers & magazines. Also in the store is a Costa Coffee machine for your coffee fix! This is a very popular, friendly village with many holiday homes rented out and does have a holiday feel about it, especially at this lovely store, so please do use it if you feel able.

More or less opposite the Village Store is the The Angel Inn, serving excellent food , delicious, using fresh locally sourced ingredients, freshly cooked by their well renowned Chef, with vegetarian options and delicious specials and yummy desserts (although currently a limited menu due to the pandemic). It is an absolute must to book.

Wangford-with-Henham is blessed with not one, but two excellent Inns, the Plough being the second. It's a stylish Adnams Inn and lovely and light and airy, much larger than the Angel. It's about a 10/12 minute walk or a 2 minute drive, this lovely old Inn also serves a delicious and excellent range of freshly cooked food, fish and seafood being a speciality. It also has pitches for tents and Caravans. Highly recommend you book for both Inns at weekends, as they are very busy year round, especially the Angel, which is always full weekends and during the week as well (not just summer!)

LATITUDE FESTIVAL JULY ANNUALLY - our cottage is located just along the road to the unique and fabulous Latitude Festival held every July. There is also a complimentary bus which takes you to the festival (3 or 4 minute drive), with a bus stop right outside, running every 15/20 minutes. It's so close you could walk it!

** We have all been affected by Covid, and this continues with "pindemic"! So please DO TAKE OUT HOLIDAY PROTECTION INSURANCE TO COVER FOR COVID**. It is a condition of booking that you take out holiday protection insurance. AIRBNB STICK VERY STRICTLY TO THEIR CANCELLATION POLICY & no refunds are given outside of their standard cancellation terms. This avoids any awkwardness should you need to cancel. You may find your bank (Lloyds certainly) offer travel insurance with certain bank accounts, so do check this out. Being victims of the pindemic ourselves, we had to do just that and thankfully our bank paid up.

Wangford is a 4 mins drive to Southwold Town, beach & Pier, it's a unique village with everything you could need for a holiday cottage. It has a brilliant large Village Store selling everything you'd need, plus fresh bread, pastries, cakes & cookies daily (2 mins walk), a lovely little park right opposite the cottage, perfect for dogs, 2 fabulous pubs with excellent restaurants easy walking distance. Not forgetting the charming Farm Shop 7 mins walk (1 min drive) which sells locally grown fruit and veg and fresh bread daily from the local bakeries, plus a good range of home made cakes, pastries and deli goods.


3 mins drive is our favourite Cafe - the Old Hall Cafe & Maize Maze with huge children's play area. Their large "Maize Maze" is now quite famous and a real attraction like none other. It has twice won the best Suffolk Tourist Destination.
This cafe is the best, overlooking the beautiful countryside & River Blyth, which feeds into the North Sea at Southwold. It's dog friendly and there is a beautiful circular walk alongside their farmland and the River Blyth to walk off their fabulous food! It takes about 1 1/4 hours. They serve the best coffee around, home made cakes, pastries and savouries, plus superb lunches & teas all day every day. You must try their all day Sunday Brunch - truly The best Sunday brunch in the area from 9-4.30pm. They are open every day year round 8.30-5.00pm (9-4.30 Sundays) but the Maize Maze is closed from November when they harvest the maize and grown another crop for their Maze. It reopens end Feb/early March, but check their website to be sure

We live in the old Roman city of St. Albans, Hertfordshire with our 2 collies and 3 kids. We bought a run down Victorian Cottage just outside Southwold in 2019 and renovated it, bringing it back to it's full glory , finishing end October. We opened our doors to holiday guests in November 2019. We welcome 2 exceptionally well behaved and well mannered dogs, over 2 years old, but no dangerous breeds and no dogs over 28kg, or any with anxiety issues or separation anxiety. Please never leave your dogs alone in the cottage.
