Sawyers Cottage - Stylishly renovated (2019) Victorian cottage, finished to a high standard. Sawyers Cottage is a stylish and beautifully renovated 3-double bedroom Victorian cottage with garden, garage & private parking. We welcome 2 well behaved & well mannered dogs. It has 3 spacious double bedrooms & 3 bathrooms (2 of these en suite).

The Bedrooms are configured: Master Bedroom with en suite has zip & link firm large Hypnos Superking bed, 2nd Bedroom has a zip & link Hypnos Superking bed which can be laid out as 2 large singles OR be zipped together to form the Superking. The 3rd Bedroom (downstairs) is en suite and has a Hypnos Kingsize Bed.

One Sawyers Cottage is in the popular buzzy village of Wangford-with Henham, just 5 mins drive from SOUTHWOLD. The Cottage is right opposite Wangford-with Henham's lovely park and 10 mins walk to the beautiful Reydon Wood. Wangford-with Henham has a large Village Store 2 mins walk, Farm Shop 10 mins walk & 2 excellent Inns/Restaurants (2 mins & 15 mins walk), and is just 5mins drive (or 9 minutes on the bus) from the beautiful beach resort of Southwold. Everything you need to make your stay perfect is in the Village.

The Angel Inn (2 mins walk), recently taken over by Moss Brothers, has been completely renovated, now a stylish yet cosy friendly Inn with 6 beautiful Boutique Rooms above. The restaurant has the perfect combination of classic dishes, put together with new, exciting flavours created by Sam, the Resident Chef, using fresh local produce, to support local businesses. The Plough (10 mins walk, 2 mins drive) is another excellent Inn with stylish rooms and an excellent restaurant, under the banner of Adnams and serves an excellent range of food using only fresh local produce, specialising in fish and seafood. It also has pitches for tents and Caravans

Sawyers Cottage has (in 2019) been totally renovated, restored and finished to a very high Boutique-Hotel style standard, stylishly done using quality fixtures, fittings and furnishings, all using Farrow and Ball colours. Officially Classed as 4*Plus by Best of Suffolk & Suffolk Secrets ratings standards. We are fairly new to Airbnb having only started in October 2019

We provide Molton Brown Shower & Bath products as standard.

Off the entrance hall, is the spacious lounge. This lovely light room is double aspect with large windows to front & back, double doors to terraced garden & decorated & furnished in Suffolk-seascape colours, with a wood burner, large 48" smart TV, desk with chair, 2 large 3/4-seater sofas, one swivel chair & another large armchair & lots of comfy cushions & throws. It has an oak floor with large cosy rug. 2 extremely well behaved and well mannered Dogs are welcome downstairs only, must not go upstairs & never on the furniture or beds please. They must also never be left alone in the property, we're dog owners and know that dogs can get upset in a new place and can decide to chew!! So please never leave them alone in the cottage. You'll find most cafes and restaurants in Suffolk are very dog friendly!

Also off the hall is a spacious brand new kitchen with an oak painted extendable table & 6 cushioned chairs, just perfect for those cosy dinners on a chilly night! It has everything you need to feel at home, double oven, streamlined electric hob set into the worksurface, microwave & stone worktops. You'll find all the usual comforts, kettle, toaster, Cafetiere, ceramic hob, double oven, washing machine, dishwasher & double aspect with windows to the front and back garden, so feels light and airy.

There are 3 large bedrooms, (2 en suite bathrooms with showers) and a family bathroom with a combined bath & Shower. The Master Suite is off the landing & decorated & furnished in calm seascape colours and is light and airy with double aspect windows to front & back. There is a Hypnos-Standard firm Superking bed with wardrobe, dressing table and bedside tables, plus ensuite with toilet, walk in shower and sink. Co-ordinating Roman Blinds, bed runners and cushions are the finishing touches to this lovely large bedroom. Bedroom 2 Twin Room is also off the landing upstairs & is decorated in calm colours with a hint of bright seaside deckchair stripes in blue, orange & cream in the Roman Blinds, bed runners and cushions, with twin zip and link Hypnos-Standard firm beds, which can be joined to make a Superking (please specify if you'd like this option), 2 wardrobes, chest of drawers & bedside cabinets (this bedroom has more or less sole use of the family bathroom since the Master has an en suite. Also off the landing is the brand new family bathroom, with bath & shower over with a large sink with cupboards under.

Bedroom 3 is downstairs off the hall, decorated in calm Farrow & Ball colours with a feature wall in the softest pale sage green. This is a beautiful room overlooking the terraced garden and also has a door to the garden from the en suite. It has a chest of drawers, chair and bedside tables with lamps. The large en-suite with wardrobe & door to garden has a shower with glass screen, sink & toilet . It has a Hypnos-Standard Kingsize firm bed. All beautifully decorated with colour co-ordinating bed runners, roman blinds and cushions & crisp white cotton bed linen. Pillows are all protected with pillow protectors and All beds have thick mattress toppers and mattress protectors

There is a lovely terraced garden with dining table & chairs for those al fresco breakfasts, lunches & dinners and a large corner lounge seating area with cushions, plus a table & bench seating also with cushion seating. There is a Weber BBQ for those warm spring, summer and early autumn evenings. This really is a lovely space to sit and relax and enjoy a glass of ice-cold wine. There is a range of cottage-garden shrubs, plants & trees, and planters, outside lighting and fairy lights. Since Suffolk and particularly Southwold is a year round resort, we've tried to think of everything you might need to make this a really comfortable stay year round, even outside throws!

Right opposite is a lovely little park for those early morning walks with the dog, which adjoins the pretty allotments which this village is well known for. We do ask that you don't allow your dog to soil the garden, and use this park for that purpose, & you'll find plenty of doggy poo bins for that purpose around the park and village.

Further afield for a longer walk is a lovely wooded walk at Reydon Wood (2 mins drive) and further along a pathway walk through Reydon Church and beyond. The best beach walk is Covehithe, along towards Wrentham (about a 10/12 min drive). Park up and walk along a path & fields and then Covehithe Beach will hit you all of a sudden! It is stunning and deserted, one of the many "Suffolk Secrets". There are some lovely walks in Southwold itself, our favourite is the Harbour end of the beach (away from the Pier) where the beach is far nicer, beautiful sand with the dunes and heath behind. It's a lovely walk into Southwold along the heath or by the sea. Dogs are allowed all year along this part of the beach (until you hit the Beach Huts towards the Pier) although they are also allowed on the Pier Beach after mid September. Then there's beautiful Walberswick where dogs are allowed on the beach all year to swim to their hearts content! Home to some very famous actors and film directors (Richard Curtis among them!), who you'll no doubt bump into on a walk along the beach or in one of the gorgeous Inns/Restaurants at Walberswick, Southwold & Southwold Harbour.

Less than 2 or 3 mins walk is our lovely well stocked Wangford-with Henham Villages Stores, which has just about everything you'll need for your holiday and stocks the famous Cooks Ingredients meals, for those nights when you can't be bothered to make dinner or go out to the many restaurants to eat! Also here you'll find local bakery bread (fresh every day), pastries, savouries, cakes & biscuits, plus an excellent range of wines and beers, newspapers & magazines. Every Friday and Saturday they bake their own baguettes, but you'll have to order these, they are so popular! We would love our guests to utilise this wonderful store, as the villagers say "if you don't use it, we'll lose it"! This is a very popular, friendly village with many holiday homes rented out and does have a holiday feel about it, especially at this lovely store, so please do use it if you feel able.

More or less opposite is another diamond in the village - The Angel Inn, which has just been renovated & only opened in June 2019. This is the jewel in Wangford-with-Henham's crown! It is so popular that minibus loads of people come from neighbouring villages! The food is excellent and delicious, using fresh locally sourced ingredients, freshly cooked by their well reknowned Chef, with vegetarian options and delicious specials and yummy desserts (although currently a limited menu due to the pandemic). It is an absolute must to book. You'll find, being so close to the sea, fish and seafood are the specialities in this area. This an exceptionally friendly Inn serving local ales & a good selection of wines & spirits (gin being a speciality). Do not miss their Southern Fried Chicken (breast) in a basket with chips & coleslaw, it is gorgeous, as are all the things on their menu.

Wangford-with-Henham is blessed with not one, but two excellent Inns, and the Plough is no exception. Just along the road, about a 10/12 minute walk or a 2 minute drive, this lovely old Inn also serves a delicious and excellent range of freshly cooked food, fish and seafood being a speciality. Highly recommend you book for both Inns at weekends, as they are very busy year round, especially the Angel, which is always full weekends and during the week as well (and we don't just mean in the summer!)

TERMS & CONDITIONS OF BOOKING - PLEASE READ: By making a booking guests are deemed to have agreed to these terms and conditions of booking.

1) YOUR FULLY REFUNDABLE £200 SECURITY BOND IS SAFE & will be returned to you following a satisfactory report from our Cleaning Manager upon your departure. As long as you do not cause damage to the property or contents (obviously with the exception of minor breakages like cups/crockery or genuine accidents) you will receive this back within the terms of Airbnb security bond fees. Hosts have 14 days from guests departure to make a claim against any damage to property or contents. PLEASE NOTE: even after Airbnb have returned your security bond, you will be charged to pay damages on production of a report from the Cleaning Manager.

Sadly we have been forced to introduce a higher Security Bond due to a high level of damage this year, including having to fit 2 new expensive ceramic hobs in less than 3 months.


2) KITCHEN FACILITIES: When using the cooking facilities in the kitchen, please clean after each use. This is particularly important with the CERAMIC HOB, following damage & breakages by previous guests to 3 brand new hobs in less than a year (!!). PLEASE NEVER LEAVE THE HOB UNATTENDED WHEN USING, food boiling dry can cause severe damage or cracks to the hob. PLEASE CLEAN THE CERAMIC HOB AFTER EACH USE (when cool) with the HOB-BRITE & cloths provided, this way cooking stains do not build up & it stays clean and shining FOR YOU , which is what you would expect when you arrive, ditto for cleaning the oven after each use . It takes a couple of minutes to clean, is extremely easy to clean and comes up shining and new.

Regretfully If the cleaners are forced to spend extra time cleaning the kitchen, our Cleaning Company charge us £30 on top of their normal cleaning/changeover fee, this £30 extra charge will therefore be passed on to the guest.

3) KEYS: THERE IS A FLAT FEE OF £50 SHOULD YOU LOSE KEYS, to cover the cost of our Manager's time having new keys cut. There is a spare set of keys in the keylock box by the garage. We will notify you of that key-lock number should you lose the keys.

4) THE WOOD BURNER: We provide one night's supply of logs, after which there is a "LOG HONESTY BOX" for any logs used from our log supply thereafter. Logs are charged at £2.00 per day so please place the money in the honesty box. Please CLEAN & EMPTY THE LOG BURNER prior to departure.

5) KEEPING THE PROPERTY CLEAN & TIDY: Guests are expected to keep the cottage clean and tidy throughout their stay, but especially on departure when the cottage must be clean, tidy, hob cleaned (Hob Brite provided) fridge/freezer emptied, dishwasher emptied, toilets cleaned, rubbish put in the correct recycling and refuse bins (bottom of drive)

6) RUBBISH & RECYCLING & GLASS DISPOSAL: The guest is responsible for disposing of all rubbish and putting into the correct bins - general rubbish (black) & recycling (blue). GLASS & BOTTLES must be taken to the Glass Recycling containers in the Community Centre, Norfolk Road (2 mins walk). In the event the cleaners have to re-sort rubbish/recycling or dispose of glass, we are charged an extra £30, which will be passed on to the guest.

THANK YOU! We very much regret having to put these instructions in place, but it appears not all guests respect where they stay on holiday & do not appreciate that this a self-catering cottage and not a hotel. Sadly some previous guests have demonstrated very little care & respect for the comfort, high standard of finish and luxury we have provided in trying to make guests' holidays special.

This will in no way affect the enjoyment of your holiday, we just ask that guests show as much care and respect for our cottage as they do to their own. We hope that this way we can keep standards high and keep our guests very happy!

7) PLEASE DON'T FORGET TO BRING BEACH TOWELS & DOG CLEANING TOWELS with you: the white towels we provide are not to be taken outside, on the beach, picnics or anywhere else. If you are bringing your pooch, please don't forget to bring plenty towels to clean your pooch. Please don't use the towels (or tea towels) for cleaning spillages or mopping up, there is plenty of blue towel & kitchen towel under the sink for this purpose. If extra laundering of towels is required due to mis-use, we are charged £5.00 per item for extra laundering, and we will pass this on to the guest.

8) HOLIDAY INSURANCE: Please note, we are very strictly bound by the Airbnb cancellation policy, so no refunds will be offered within the timelines stated in their cancellation policy and the full amount of the holiday may be due. We cannot stress the importance of taking out appropriate holiday insurance, even for a weekend break & especially if you choose the discounted option with no cancellation policy.

9) DISABILITY ACCESS: This is a Victorian Cottage, doors are smaller than regular size & sadly not wide enough for wheelchairs and there is a small step up to the shower downstairs, so sadly our cottage is not be suitable for those with significant disabilities or in wheelchairs.

Wangford is a 4 mins drive to Southwold Town, beach & Pier, it's a unique village with everything you could need for a holiday cottage. It has a brilliant large Village Store selling everything you'd need, plus fresh bread, pastries, cakes & cookies daily (2 mins walk), a lovely little park right opposite the cottage, perfect for dogs, 2 fabulous pubs with excellent restaurants easy walking distance. Not forgetting the charming Farm Shop 7 mins walk (1 min drive) which sells locally grown fruit and veg and fresh bread daily from the local bakeries, plus a good range of home made cakes, pastries and deli goods.

3 mins drive is our favourite Cafe - the Old Hall Cafe & Maize Maze with huge children's play area. Their large "Maize Maze" is now quite famous and a real attraction like none other. It has twice won the best Suffolk Tourist Destination.
This cafe is the best, overlooking the beautiful countryside & River Blyth, which feeds into the North Sea at Southwold. It's dog friendly and there is a beautiful circular walk alongside their farmland and the River Blyth to walk off their fabulous food! It takes about 1 1/4 hours. They serve the best coffee around, home made cakes, pastries and savouries, plus superb lunches & teas all day every day. You must try their all day Sunday Brunch - truly The best Sunday brunch in the area from 9-4.30pm. They are open every day year round 8.30-5.00pm (9-4.30 Sundays) but the Maize Maze is closed from November when they harvest the maize and grown another crop for their Maze. It reopens end Feb/early March, but check their website to be sure

We live in the city of St. Albans, Hertfordshire, we have 3 kids - the girls now flown the nest, our son at Nottingham Trent University. We have 2 dogs, Dollie, a blue-merle short haired collie and Pablo, a blue-merle border collie. We recently bought a run down Victorian Cottage in the village of Wangford, 4 minutes from Southwold and Graham's building development company set about renovating and bringing it back to it's full glory in June 2019, finishing end October. We opened our doors to holiday guests in November 2019 and have hosted some lovely guests since then. We welcome 2 very well behaved and well mannered dogs, but please not any dogs under 2 or any with anxiety issues or separation anxiety and dogs must never be left in the cottage alone.
