Country Club Villas is not a resort, but a residential community. All guests must follow all HOA 'House Rules' that are posted in the unit and include AM and PM quiet hours and no smoking.. Consideration for other residents is expected.
Quiet time is before 8 & after 10 PM
As per condo association no pets or smoking. There is a designated smoking area in the parking lot.If you have not vacated the condo by 11:00 am on your checkout day, you will be charged the Late Check-out fee of $75.00. Late checkouts must be pre-arranged with Owner (the $75 fee applies).
Lock Out Policy
If you lock yourself out of the condo or loose our key, a fee will be charged for a replacement key.
Please report any equipment of appliance failure immediately. We will do out best to have the repair made during your stay. There will be no refunds or rent reductions for any mechanical failure. There will also be no refunds or rent reductions for inclement weather or circumstances beyond our control.
Any damage should be reported immediately to owner. Damage or excess cleaning and extra minor services will result in extra charges and will be deducted from your deposit.
Housekeeping services may be arranged during your stay if desired. The fee is based on your specific requests. No daily housekeeping service is included in your rental cost except for the cleaning of your unit upon your departure. The cleaning fee is only an “Out-cleaning fee". It does not cover your daily dishes, daily towel usage or daily garbage disposal. Please make sure that these items are cleaned up and done on a daily basis & before you leave to avoid loosing your deposit. WE RESERVE THE RIGHT TO CHARGE YOUR DEPOSIT FOR ANY DAMAGE OR EXTRA CLEANING CHARGES IF THE RULES BELOW ARE NOT STRICTLY FOLLOWED.DEPOSITS:
NUMBER OF PEOPLE OCCUPYING UNIT MUST BE DISCLOSED AT TIME OF BOOKING, IF NOT, ADDITIONAL $50/PP CHARGES WILL be added.Instructions will be sent 15 days prior to booking . $300 Refundable Damage Deposit. IN US FUNDS!

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.
Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest's own initiative, risk and responsibility.
ENTRY AND INSPECTION
Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.

We are retired professionals (3M and Shopko) from Minnesota and have been visiting the Big Island and Kona for many years before deciding to buy a condo in Country Club Villas. We have visited all the islands and the BIG Island is our favorite plus we have family here. Our goal is to create a comfortable place to be for ourselves and our guests.
