1. General
Carrington House
BOOKING TERMS & CONDITIONS
Carrington House is the trading name of Shout Out Ltd. The company is registered in England with Company Registered Numb(PHONE NUMBER HIDDEN) and the Registered Address is 31-35 Pitfield Street, London N1 6HB. Clients applying to hire property are referred to as 'the Applicants' and the owners of the property are referred to as 'the Owners', therefore any contract is between the Owners of the property on one part and the Applicants on the other. The name and address of the owners of Carrington House can be provided on request.
1.1 The owners take all reasonable care to make sure that all in house media represents the property in as true light as possible. From time to time updates will be made to fixtures fittings and facilities and the owners reserve the right to make these changes without prior notice.
1.2 Corporate bookings, weddings and events for greater numbers than the capacity of the house (20) whether resident or visiting are subject to different terms and conditions and rates vary from standard dry-hire. If you are hiring Carrington House for a wedding, corporate or other event please contact Carrington House on (PHONE NUMBER HIDDEN) or at (URL HIDDEN) requesting the correct rates and packages. Shout Out Ltd are not obliged to honour rates or bookings if you fail to disclose the nature of your event after your booking is confirmed.
2. Deposit
2.1 In order to book Carrngton House the Applicant must return a completed booking form accompanied by a single payment for 20% of the total hire fee payable to ‘Shout Out Limited’ (see paragraph 5) and post or e-mail the booking form and cheque to: Attention: Booking Manager, Shout Out Ltd, 31-35 Pitfield Street, London N1 6HB or email to (EMAIL HIDDEN) payments may be made by credit card or bacs/online payment by arrangement.
2.2 The payment schedule is dictated by the number of days a booking is made from the arrival date. See the table below:

2.3 Once funds have cleared on the initial deposit payment the Applicant will be sent their booking confirmation. A receipt of payment and communication detailing the outstanding balance and the date it is due for payment will be sent on request.
2.4 Deposits are non-refundable and non-transferable.
3. Final Payment
3.1 Once the booking is confirmed the Applicants are liable for payment of the balance of hire, plus any additional charges including all catering therapies or any other event arranged by Shout Out Ltd, 28 days before the start of the tenancy.
3.2 Non-payment by the due date may be treated as a cancellation. In which case, a cancellation charge will be payable as listed in the table in paragraph 7.
3.3 Cliff Barns will not send out reminders - the balance due dates will be detailed on the Booking Confirmation communication.
4. Loss, Breakages and Nuisance Services
4.1 The Applicant will provide the Owners with a set of credit card details as a security against Loss and Breakages during their hire period of Cliff Barns. This is subject to terms (see paragraph 11).
4.2 An inspection of the premises will take place following your departure. Should any damage or breakages be identified an inventory will be sent out and the opportunity to settle in full will be given. If payment is not received a full charge will be made to the credit card given within seven days. A receipt will be sent to the cardholder.
Cliff Barns
4.3 Monies will be debited from the credit card given by the Applicant to the Owners in the event of any loss or damages incurred by the Owners to the property, caused by the Applicant or a member of their party (reasonable wear and tear excluded).
4.4 The Applicant agrees to take good care of the property and leave it in a clean and tidy condition at the end of the rental period unless the Applicant has made prior arrangements with the Owners for the provision of a cleaning service. Excessive cleaning that is required where prior cleaning has not been requested will result in a minimum £150 cleaning charge.
4.5 A cleaning service can be provided on request at an additional charge to the Applicant.
4.6 The Applicant agrees to permit the Owners reasonable access to the property for inspection, security and maintenance.
4.7 The Applicant agrees to not remove any items from the property, or share it, except with members of the party shown on the booking form unless previously agreed with the Owners.
4.8 The Applicant agrees not to exceed the total number of people stipulated in the property description unless previously agreed with the Owners.
4.9.1 Any event over the occupancy of the house (20 people) whether staying at the property or not must be catered by Shout Out Ltd. No Self catering is permissible over 20 guests without prior consent from Shout Out Ltd.
4.9 The Applicant agrees not to cause an annoyance or become a nuisance to neighbours.
4.10 The Applicant agrees not to set off any fireworks of any description in or around Carrington House. Breach of this clause will result in the full security deposit being forfeited.
4.11 The Applicant agrees not to install any sound systems or any amplification equipment of any description in addition to the equipment installed at Carrington House . Breach of this clause will result in the full deposit being forfeited.
4.12 The Applicant agrees not to engage any outside catering firms to cook, cater or provide any drinks or cocktail service or any other outside contractor to provide any service whatsoever without prior arrangement with Shout Out Ltd.
4.13 The applicant agrees that no amplified music is to be played outside the property after 9pm. No loud talking or excessive noise is to be made outside the property after 11pm. Any complaint that arises as a result of excessive noise will result in the forfeit of the security deposit.
4.14 No firework are allowed at Cliff Barns under any circumstances. The full deposit will be forfeited if any complaints arise as result of the breach of this clause.
5. Method of Payment
5.1 Post-dated cheques are not acceptable.
5.2 Please note that the Owners will only accept one payment per group for each of the booking instalments.
5.3 Please make all cheques payable to ‘Shout Out Limited’ and write the dates of your booking and your booking name on the rear of the cheque.
5.4 Any charges raised against the Owners by their bank for handling dishonoured cheques, bank transfers or any other payments will be passed on to the Applicants who are liable to reimburse the Owners in respect of such charges within 7 days of receipt of notification from the Owners. 5.5 All payments made by credit cards are subject to a 3% fee, no charge for debit cards.
5.6 Credit or Debit card details must be provided at the time of the booking confirmation and included on the booking forms (page 3). The booking instalments will be confirmed at the time of booking and these payments must be adhered to. The applicant agrees that the credit/debit card details provided will be used to pay the instalments unless the applicant informs Shout Out Ltd 10 working days prior to the due date that an alternative payment will be provided.
5.7 All payments must be in cleared funds on the due date.
6. Changing a Booking
6.1 Booking dates may be changed provided Cliff Barns is available for the new dates requested. 6.2 Changes must be made in writing and no later than 48 days prior to the original day of arrival.
7. Cancellation
7.1 The Owners operate a no refund policy on cancellations of a confirmed booking made by guests except in circumstances, which are deemed by the Owners to be exceptional and which are supported by the necessary documentation.
Cliff Barns
7.2 In all other circumstances a cancellation charge will be payable based on the number of days before the holiday start date that the Owners receive a written cancellation. The terms of which are specified in the table that follows:

8. Force Majeure
8.1 The Owners reserve the right to cancel a booking due to unforeseen events beyond the control of the Owners, which prevents them from performing their obligations under the contract. 8.2 Force majeure covers all natural disasters or other "Acts of God", war, or the failure of third parties - such as suppliers and subcontractors - to perform their obligations to the contracting party.
8.3 In the event of force majeure no monies will be refunded to the Applicant.
8.4 Should the Applicant claim force majeur no fees or outstanding balances will be owed to the Owners and all payments will be refunded in full, less the deposit payment.
8.5 The owners take no responsibility for the failure for any equipment installed at Carrington House, whether mechanical or electrical.
8.6 The use of the house grounds and all its facilities are entirely at the Applicants own risk, Shout Out Ltd take no responsibility for any eventuality arising from occupation of the house or grounds.
9. Optional Extras
9.1 These are available on request to the Applicant and will be charged at the rates quoted. 9.2 Optional extras must be paid for in full 28 days before the day arrival.
10. Price Changes
The Owners reserve the right to amend prices quoted on the web site or in promotional literature without prior notice.
11. Overseas Bookings
11.1 Overseas applicants must pay in British Pounds Sterling.
11.2 Any charges acquired by the owners for payments from overseas will be passed on to the Applicants.
12. Brochure Descriptions
12.1 Some of the information on the Cliff Barns Web site relates to matters beyond the Owners’ control such as shops, local attractions and public houses. We rely on these venues to supply the correct information for the Cliff Barns web site. The closure of such premises and other changes to their opening times, facilities or admission prices are outside the Owner's control and therefore these details cannot be relied upon absolutely.
12.2 Descriptions and photographs in any media website or brochure are to be used as a guide only, Shout Out Ltd retain the right to change any facilities fixtures and fittings at any time.
13. Complaints
13.1 All complaints must be raised with the Owners immediately and during your stay so that an on-the-spot investigation can be made if necessary and remedial action taken if required.
13.2 In no circumstances will compensation be made for complaints raised after the rental period has ended and when the Application has denied the Owners the opportunity of investigating the complaint and endeavouring to put matters right during the rental period.
14. Pets
14.1 Pets are only permitted with the prior consent of the Owners and where permitted are to be kept under reasonable control.
Cliff Barns
14.2 Pets are not permitted in the upstairs rooms. Evidence of pet hair will be charged a full cleaning fee.
No pets are allowed on any furniture.
14.3 The Owners of Carrington House cannot accept responsibility for your pets safety.
14.4 Pets must not be left in the property unsupervised as this can result in considerable damage to the property and distress to the pet.
15. Inventory
15.1 Where an inventory is provided, any discrepancies are to be reported to the Owner within 18 hours of arrival, otherwise the inventory will be deemed to be correct.
15.2 Any discrepancies noted after you’re the Applicants stay will be charged to the credit card given at the time of booking. A receipt will be sent to the card holder.
16. Linen
16.1 Linen is changed between rentals, and changed weekly during periods of rental over one week.
16.2 Bath towels and kitchen linen are provided.
17. Corkage
17.1 Corkage may be charged during some catered events. The rates for corkage are:

18. VAT
Shout Out Ltd is registered for VAT, and all written costs quoted include VAT at 20%.
19. Breach of Contract
Should Applicants or any member of their party choose to ignore any of the terms and conditions set out in this agreement, it shall be deemed a breach of contract. Under these circumstances the Owners reserve the right to re-enter the property and terminate the tenancy with immediate effect and without prejudice.
20. Governing Law and Jurisdiction
The validity, construction and performance of this Agreement shall be governed by English Law. The Applicants submit to the exclusive jurisdiction of the English courts.
21. Authority to Sign
The person who completes the booking form certifies that:
i. He or she is authorised to agree the Booking conditions on behalf of all persons included on the booking form, including those substituted at a later date;
ii. The signatory is over eighteen years of age and a member of the party intending to occupy the property; and
iii. Agrees to take responsibility for the party occupying the property.
22. Discrepancies
In case of a discrepancy between these booking conditions and the other contents of the web site, promotional literature, reviews, statements or testimonials, these conditions shall prevail. Descriptions and photographs in any media website or brochure are to be used as a guide only, Shout Out Ltd retain the right to change any facilities fixtures and fittings at any time.
23. Validity Clause
If any term or provision in these Booking Conditions shall in whole or in part be held to any extent to be illegal or unenforceable under any enactment or rule of law that term or provision or part shall to that extent be deemed not to form part of this agreement and the enforceability of the remainder of this agreement shall not be affected.

Words can't really describe how fantastic our experience at Carrington House was. Andrea, the host, agreed to an early check in (great start) and the house was spotless when we arrived. We were also really grateful for a late check out on Sunday - being able to leave whenever we wanted allowed us to get over our hangovers and enjoy our last day in Norfolk. The rooms are luxurious, the karaoke room and dressing up room post-hot tub are a must, and the dining room was perfect for a large group of people having a celebratory get together. And even though you're alone and have the house to yourself people are on hand when things go wrong. We couldn't get the karaoke machine to work on the first night, and Russell, one of the managers, came over on a Friday night to fix it for us. Pretty impressive. I couldn't recommend this place more. We had the best time - so much so that we've just enquired about heading to Cliff Barns in March.
