Guests have access to the entire property, which is six acres of olive and fruit trees and two small vineyards. There is no swimming pool, but at times we can arrange to use a neighbors pool for a small fee.

We are not located nearby, however, we have delightful and knowledgeable caretakers who speak English and Italian. Roy, who is bilingual, can meet you at a car rental in Alviano or Orvieto, or the highway exit and guide you to our house. Angela, who speaks Italian can grocery shop and pre-prepare a dinner if you have a late arrival. Sam and I are always on call for emergencies.

Our house is nestled in the hillside just below the town of Guardea. The white gravel roads of Umbria connect us to the fields and orchards and vineyards that are the life of Italy. On a spring day you can walk to town (30 minutes) on a white road and snack on the wild cherries and mulberries that line the roads. (In September, you'll munch on the figs that grow along the roads.) Our neighbors may be pruning fruit trees or watering their kitchen gardens. You may want to detour to St. Francis' cave, Santa Illuminata, where he recovered from the Crusades and wrote some of his philosphical works. The circuit of white roads is ideal for runners and cyclists as well. In fact, the cycle routes between Amelia and Orvieto are well known and each weekend you will see cyclists in their fancy gear stopping at our local coffee bar. Guardea has a terrific sense of community, it is a lively town with a number of butchers, bakeries and vegetable shops. There is a medium size supermarket, which has fresh fish some days and homemade pasta Friday-Sunday. On Sundays a local street market sells homemade baskets, Italian wares and local vegetables and cheeses. Just down the hillside is a World Wildlife Foundation nature reserve for bird watching.
The house itself is built to high green standards, it has solar hot water, photovoltaic panels, underfloor heating and a Swedish wood burning stove with low emissions. We do have a gas on demand heater for back-up.
The windows are fully screened as are most of the doors.
Eating al fresco is a favorite tradition in Italy. We have lounge chairs, a large umbrella and tables and chairs for outdoor eating. We also have a sweet terrace under our oak tree that catches the morning sunshine and the afternoon shade.

We are conveniently located a 10 minute drive from the train station of Alviano. The train is on the commuter route from Rome to Florence, which also stops in Orte, Orvieto and Chiusi. It is easy - less than an hour -to take the train into Rome for a day trip.

The house is well equipped for large groups who love sharing the good life:
-The kitchen is well stocked from plates to food processors to sharp knives and big pasta pots! We have:
-A crib and high chair for your little ones.
-Board games and bocce balls.
-Internet, but it is not strong.
-The house is fully screened top and bottom!
-A large tent in our back field, perched on a platform with a front porch overlooking the property. It can easily sleep 6 on mattresses, or serve as a meditation space or artist studio.
-We also have three neighbours within a 5 minute drive who all rent their houses. Please let us know if you would like to bring a large group to our community and I can arrange multiple rentals (about 15 bedrooms all together). These properties have pools and landscaping for weddings.
What we don't have:
-A swimming pool.
-Television or large format monitors.
-Air conditioning. Though our hillside location provides lovely cool breezes.
-A bug or reptile free existence. We share our space with geckos, centipedes, small mammals and the occasional wild boar. We try to keep nature outside the house, but we don't believe in insecticides so some bugs do get in.

This was just a superlative experience, beyond any expectations! This is a most wonderful way to discover and experience Umbria. You walk into the house and immediately feel at home. Even though it's a new and very modern home in terms of conviences, it captures the spirit of the countryside. The four couples were very comfortable in the bedrooms, and we loved cooking in the kitchen. You can't go wrong!

My wife and I spent a blissful week at Lisa's place! We found the house to be stylish, modern and comfortable, and Lisa to be prepared and attentive. Not having to worry about the home itself made it easy to enjoy its bucolic setting. We took the train from Rome (about an hour) and drove another 15 minutes up white gravel roads into the hills covered in an interesting mix of grassy geological formations, olive orchards, and forest. The home's builders wisely oriented the patio and many windows to face west overlooking the valley. We could sit and watch the sunset over the Tevere, and, after dark, marvel at the lights of the tiny (and inaudible from ~20km away) trains traveling on to Firenze. Apart from relaxing, we made use of the dirt roads (definitely seek out the cave of St Francis) that surround the home for casual hiking. Driving from the casa, we reached Orvieto in 35 minutes, and Montepulciano in 75 minutes. The winding roads are fun to drive! I recommend this place for those seeking a restful getaway and a good look at rural, peaceful Umbria.

We traveled to Guardea with our one year old son, and all three of us had a fun, relaxing, quiet week at Lisa's house. Everything was exactly as described and represented in the photos. It was a perfect escape from the city- a place to cook nice dinners and enjoy the local wine while watching the sunset every evening from the front yard. The view is lovely and Lisa was a very responsive and helpful host. We would stay here again and recommend the house to any friends interested in staying in the area. Thanks so much!

My family including four children (9-18) spent 2 weeks at this house in Guardea and we all had a wonderful time. Lisa, our contact person, was very helpful in providing us with information on the house and she even called us just before our planned arrival to help guide us to the front door. The most spectacular aspect of this house are its panoramic geographic views that extend 40 to 90 miles across 240 degrees. The views capture the life of the countryside: olive groves, vineyards, wheat fields, forests, a winding river, mountains, castles, and medieval towns. The house is modern, but built with traditional materials. It is very comfortable with high ceilings large bedrooms, nice bathrooms, and a very spacious layout. The four bedrooms provided ample privacy and space for the six of us. The kitchen is contemporary and appears to have been designed for cooking. Lisa advised us that it was ok to use the spices and staples that she keeps at the house, so cooking was easy. Although there is no air conditioning we found that despite the July whether, there was a steady breeze on the hillside that kept the house cool. We augmented the natural breeze with the fans that she keeps at the house. The grounds are very nice. There is a nice arbor in front of the house from which we enjoyed the view while reading aloud and eating several dinners as the sun went down over the distant mountains. There is also an olive grove, a vineyard, and there is a large meadow in back of the house. The driveway is about 75 yards and although very passable, it is helpful to be familiar with driving on dirt roads. The town of Guardea is very nice. We found three nice cafés, a grocery store, bakery, and laundry, all fairly inexpensive. There are also a wide variety of very nice restaurants within a 30 minute radius. Our personal favorite was Il Fontanile. The house is situated in southern Umbria which is much less touristy than Tuscany, and about an hour outside of Rome. We drove to Rome one day and parked at the … It took about an hour and a quarter. Another day we parked at Alviano (25 minutes) and took the train to Rome (60 minutes). We slightly preferred the rail, but be sure to print out the train schedule in advance. There are probably a dozen absolutely gorgeous medieval town surrounding Guardea that can be reached within 30 to 45 minutes. We visited these towns every day. We also took a very nice day trip to Pompeii and went on an overnight visit to Venice. We can highly recommend this house for anyone who wants to have a relaxed stay, away from the crowds of Rome, and who would like to experience the country side with day trips to the medieval towns of Umbria.

I fully agree with the previous reviewers, Casa Tartaruga is an amazing place. We had a 12-day stay here and the house provides everyting we needed, we were with a group of 5 adults and 2 kids. As it was very hot in August we used a small inflatable pool which we brought ourselves. Also we went a few times to lake Bolsena where the kids could have some fun (45min drive).The house itself is cool and has AC in the living room. Other places in the neighbourhood we enjoyed were Montecchio, Todi and Orvieto. The house is highly recommended and we would like to come back.

I spent a wonderful week at spotless Lisa's house. The location is perfect and, I must add, maybe even better then in the pics: the house is on the top of a hill where the olive trees grow, the view is just amazing and the peaceful silence is surprising, I loved to drink some wine in the patio watching the sun going down the valley, a perfect postcard I will hardly forget. The interior of the house is just beautiful: kitchen and living room are huge and full of windows and light; I found everything I needed to cook, surely more then I have in my own kitchen!! The bedrooms are peaceful and beautiful, bathrooms are the same, everything worked perfectly and I didn't have any problem. I don't need to add anything about the location because other guests did it: surroundings of Guardea have so many things to be visited that one week wasn't enough. My only regret was I didn't book the house for more days, I really felt sorry to leave this wonderful spot. Last but non least, I'd like to say that Lisa (and her contact person on location, super nice Angela) is such a wonderful person, so responsive and present though she was away, that it seemed to me I was hosted by a very good friend of mine. Thank you Lisa, I'll be back very soon!!

We have had an amazing time in Lisa's house. Lisa is a great, warm and helpful host and helped us a lot with arrangements of our stay. We were provided with a lot of detailed information, so we felt prepared and calm coming in, but the place itself outmatched our expectations. Casa Tartaruga is modern, spacious villa, beautifully arranged and designed, which makes it a comfortable place for a longer stay even for a big group of people (we were travelling in a group of 8). Villa is equipped with virtually anything you might need during your stay - not only basics, but also all sorts of kitchen utensils and ingredients, amazing selection of books, games and even musical instruments! It is located on top of a hill, providing amazing views for the whole valley and making the front tarrace a great place to spend all parts of the day. The umbrian weather was definitely more than hot during our stay, but thanks to air conditioning and stone floors, inside was always nice and comfortable. Guardea is a great point for car trips - countless charming towns in the neighbourhood, a lot of bigger destinations accessible in less than 2 hours; we travelled a lot during our stay but there's still plenty to see. I highly recommend the place, we will definitely come back!

Lisa and Sam and their daughters fell in love with Italy when they lived in Rome. Throwing aside all caution, they bought a property in Umbria with no road, no water and no electricity. Seven years later they have rebuilt an old farm house and rejuvenated the abandoned olive trees. There is still much to do, but "piano piano" a beautiful home that is integrated into the wild landscape is emerging. We look forward to sharing our dream with you.
