Planning a stay to Las Planning a stay to Las Vegas? Our cottage may be just what you are looking for. This immaculate 1BDRM 1BTH guest house is located approximately four miles from McCarron airport and six blocks from the south strip.
This 800 square foot cottage in a quiet neighborhood and has parking right in front of the home. It is separate/detached from the main house and has it's own side gate entry.
Inside you will find everything that you need for your stay. Completely stocked and furnished, and then some! Owners also use cottage when in town so many extras are stocked for all to enjoy!
The owner or representative will meet you to check you in and turn over keys.
Guest House is situated so close to the airport (yet quiet), the strip, and car rental center. The outlet mall is within 3 minutes. This area has a minimum of 1/2 acre lots. Rural but so close to Las Vegas Blvd. ("The Strip").
There are taxis, and yes a bus system. Nearest bus stop is approximately six blocks. A rental car is suggested.
We have a 31 DAY minimum stay on this property. Holiday rates may be higher. We offer a monthly rate of $1800.00. This breaks down to only $60.00 per night for one person. Days after 30 nights are pro-rated @ $65.00 per night if not a full month. Extra person is $15.00 per night with maximum occupancy of two people. Housekeeping fee is $125.00 depending on length of stay. Damage deposit $300-500. (refundable if no damage)

Guest House is located on the side of property with it's own parking area and side locked gate. It is completely separate from main house. Check-in is after 4:00 pm but not later than 8:00 p.m. Check-out is 10:00 a.m. Please arrange with owner your times of arrival and departure so we may coordinate with you. :)

This is our home when not in use by our guests so please enjoy it, respect it and leave it in the same condition as when you were initially handed the keys! Smoking is allowed outside only. THIRTY-ONE DAY LEASE AGREEMENT

By accepting this reservation electronically online and making your initial deposit, you agree to the terms listed below in this contract. All monies paid are non-refundable.
Cleaning: You agree to have no more than the occupants that are stated on your inquiry or contract. The property will be clean upon commencement of tenancy and should be left in the same condition as you received it excluding stripping of beds and laundering of towels.
House Keeping Fee: At arrival a $125.00 housekeeping fee will be due in cash. If rented for more than 30 days additional cleaning will be required. Discuss with Owner. Price after 30 days is a pro-rated at $65.00 per night based on one person if less than another month. Second person add $15.00 per night.
Thermostat Settings, Utility Usage: We want you to be comfortable during your stay, but please do not leave the windows or doors open if you are heating or cooling the house. Doing so will create an enormous power bill for the owner of the house. If there is evidence of excessive utility usage during your stay, you will be charged for the excess use. “Smart “ Thermostats have been installed and are pre-set and remotely controlled by Owners. Summer months are set at 76 degrees during the day and 72 degrees at night. Winter months set at 72 degrees during the day and 67 or less at night.
Cancellation: Cancellation will result in the automatic forfeiture of your deposit. Thereafter, the lease is considered firm and all monies paid are non-refundable.
Commencement of tenancy: Occupancy will begin after 4:00 pm but no later then 8:00 pm on arrival date and ending by 10:00 am on departure. Should tenancy begin prior to 4:00 pm, additional charges may apply. In the event that the tenant does not vacate by 10:00 am upon completion of his/her tenancy, additional charges and penalties will apply. Lease is based on a thirty-one (31) day rental period.
Property Rules: Our properties are located within communities that maintain a secluded, tranquil environment for their residents. Anyone who wishes to disturb that environment by throwing loud parties should consider a more appropriate venue for such activities. We expect loud music to be turned down by 9:30 p.m. There are no RAVES allowed at anytime. Trespassing on the property of another, music/noise that is audible to the neighbors and unlawful activity of any kind will be considered a violation of this agreement and grounds for immediate eviction. Any incident, which causes a police visit or a letter from the city/county relating to a disturbance, will result in a charge of $1,000.00 to the credit card on file. Tenant Registration: The responsible party as well as the number of additional tenants must be disclosed to lessors before the commencement of tenancy. A copy of lessees drivers license will be provided to owners by email prior to occupancy or no later than check-in. Additional guests during any particular day are to be considered hosting and additional rules apply. Failure to disclose number of guests could result in termination of contract and forfeiture of deposit. All questions and concerns must be addressed through Lessors at (PHONE NUMBER HIDDEN). Non-Smoking Indoors: All properties are non-smoking indoors. Any tenant found in violation will be charged an additional housekeeping fee of $500.00. Smoking is permitted outside.
Parking: Tenants must park all vehicles in the designated parking area. Parking is located on street in front of guesthouse. Any tenant found in violation may be subject to fines and/or towing.
Damage Assessment: By entering into this lease agreement, you hereby authorize Ally Coppedge/Jack Young to assess charges to your credit card for theft, excessive cleaning, excessive utility usage or damage beyond normal wear or tear. In the event that theft or damage occurs or excessive cleaning is required, an accounting and invoice will be sent within thirty (30) days.
Security Authorization: At arrival the $300-$500 security deposit will be due in cash, which will be required to serve as a damage deposit. A credit card authorization form and copy of your license is also required to be on file. The money will be refunded within one business week if there is no damage or missing items. If items are missing or damage to the property is discovered after cash refund a full accounting and the appropriate amount will be charged to the credit card on file.
Liability Release: Lessors shall be held harmless from damage to property, loss or theft of personal property or personal injury, and/or damage occurring to any guest or tenant, whether disclosed or not disclosed to Lessors, while said tenant or guest is utilizing any service provided by Lessors.
SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, we shall promptly repair them. You agree to permit access to the house to make repairs. We shall not be liable to you in damages, and NO REBATE OR REFUND will be given for such temporary failure, provided we are repairing the system or amenity in a reasonable manner after having received notice from you that repairs are needed.
AMENITIES OFFERED: Everything will be done to make sure what was offered in any advertising will be in the property as described. There may be times when the exact amenities are not in the property. Every attempt is made to keep the inventory as advertised. A difference in amenities does not entitle you to any refund of rents paid. Amenities may be added or removed at the owners/managers discretion. Example: We may have advertised 4 DVD players; one may be out for service. That does not warrant any refund.

ADDITONAL NOTE: Pool and Spa usage must be approved by Owners. Spa charges, if desired, will be discussed at time of check-in. Spa Heat: $25.00 per day & Pool Heat: $50.00 & UP per day (3 day minimum)
