Located on the Downtown Burlington Waterfront in an historic, repurposed 1870's post & beam railroad warehouse, this unique loft-style 1-bedroom condo overlooks and is just steps away from beautiful Lake Champlain and the Waterfront Park. The Burlington Marina, Ferry, ECHO Science Center, Skinny Pancake, Foam Brewers, Bike Path, A_Dog Skate Park, and Community Sailing Center are all on this street! Easy access to Church Street, campuses, and UVM Medical Center. 1 hour to Stowe or Sugarbush.

This unique 840 sq. ft. 1-bedroom loft-style condo is located directly on Burlington's Waterfront Park and features stunning year-round views of Lake Champlain and the Adirondacks from the living room (10-mile visibility!), and exposed post and beam architecture throughout the inside. The building was originally an 1870's railroad warehouse constructed during the Burlington Waterfront's industrial era... when what is now a recreational neighborhood was a major railroad yard and shipping port on Lake Champlain.

The Neighborhood

-Walk out the front door and across the street to the Waterfront Park and Lake Champlain! Or, ride your bike (or urban x-country ski in the winter!) along the Burlington Bike Path/Greenway which runs right across the street from the building.
-The Burlington Marina, Lake Champlain Ferry, ECHO Science Center, Skinny Pancake, Foam Brewers, Main Street Landing, Burlington Bay Market, Burlington Fishing Pier, A_Dog Skate Park, and Lake Champlain Community Sailing Center are all located on this street and only a 2-5 minute walk away.
-A public beach is a 10-minute walk away
-OnTrack, a small fitness gym, is just 5 minutes away.
-Church Street with shops and restaurants and the center of downtown Burlington is just a 10 minute walk or 2-minute drive away (or in the summer months, take the free trolly shuttle that stops at the end of our street).
-UVM, UVM Medical Center, Champlain College, Burton, and Dealer [dot][com] are all just a 5-minute drive away.
-15 minutes from the Burlington International Airport.
-Bolton Valley Ski Resort (with night skiing!) is just 25 minutes away, and Stowe and Sugarbush are 1-hour away.
-The Downtown Waterfront is the most desirable and unique neighborhood in Burlington... and an excellent location to be central to everything and easily explore the city and suburbs by foot, bicycle, public transportation, or personal vehicle.

The Condo

-Condo is fully furnished in a Zen/Bohemian vibe with lots of plants, artwork, ambient mood lighting, and plush furniture.
-New rustic maple hardwood flooring in the bedroom, with Vermont-made maple and walnut furniture, and a queen size bed with memory foam mattress and premium quality pillows, sheets, comforter and extra blankets. A tower fan, HEPA air purifier, humidifier, aromatherapy diffuser, and Bose mini bluetooth speaker are available for your comfort.
-The kitchen has a gas stove, microwave, Keurig, toaster oven, Ninja blender, griddle/panini-press, cool retro refrigerator, and every dish, pot, pan, and utensil you could want to cook your meals.
-Home theater system with 65" 4K smart-TV, Blu-ray player, and Netflix subscription (sorry no cable TV, but welcome to sign-in to your own streaming services).
-High-speed (150 mbps+) wireless internet
-Perfect for business travelers and visiting academics, there is a large industrial-style reclaimed wood desk with 27" curved monitor, wireless keyboard and mouse, and wireless printer for you to work at and hook up a laptop to.
-Iron and ironing board are available, and there is coin-op laundry in the building's common area basement.
-Host provides premium quality towels and complementary soap and shampoo.
-Secure building with entry system.

Acceso para huéspedes
Guests basically have full-access to condo except the closet. Unfortunately, the condo has only one closet for the entire space and Host keeps personal items and Airbnb supplies locked in it. Host provides a garment rack and entire 5-drawer dresser in the bedroom for Guests to use for clothing storage during their stay.

**No pets may be brought into the condo under any circumstances**

This is a secure building with a locked main entrance. Guests will be provided a key to use to enter the building during their stay. It is very important to keep this key on you at all times when leaving the building, or you'll be locked out!

Otros aspectos destacables
Host still lives here part-time and there will be some personal property that is left out (there are shoes on a rack and some sports & sailing equipment stored openly in the hallway). There may be some (non-spoilable) food items in the refrigerator and kitchen cabinets. Host has left a couple small framed signs around the condo to let guests know what are private host storage areas and what is available for guest storage.

The one golden rule of staying here is that residents/guests absolutely must be as quiet as possible on the common porch when entering/exiting the condo: no loud talking, shouting, running, stomping, etc. The common porch provides access to all of the units in this building from the main entrance, but tends to echo and amplify sound, and several unit's bedroom windows also open up directly onto this porch. Residents/neighbors here are considerate of the issue and we all ask our guests to be as well.

Please also note that the condo is located directly on the Waterfront Park and Lake Champlain in Burlington's urban/recreational Downtown Waterfront District. While this entire neighborhood was once a major industrial shipping port and railroad yard... it is now primarily recreational but still hasn't forgot it's industrial past... a train hauling cargo between Canada and the US goes right by the building at least once a day... including sometimes at night. In the summer months, there are concerts and festivals in the park right across the street. Due to the building's urban setting and unique construction (industrial warehouse converted to condos) there may be some noise transference.

The other residents in the building are working professionals who take great pride in the property. Guests may not hold events in the condo and quiet hours are from 10pm to 8am. TVs, radios, etc. cannot be played loudly after 10pm so as not to disturb other residents.

There is only one parking spot available on-site (there is some additional on-street parking), and guests must display a parking permit hang tag in their vehicle while parked here. Parking permit provided upon check-in. There is a $50 damage fee for not returning the parking permit at the end of stay (which is the replacement cost the Condo Association will charge the Host).
