This bright and spacious four bedroom 4th floor apartment is located just a short walk from the vibrant Shore area of Leith with it's fantastic mix of Michelin Star restaurants, great pubs, the Scottish Malt Whisky Society and attractions such as the Royal Yacht Britannia and the Ocean Terminal Shopping, Restaurant and Cinema complex.
It is also just a short bus ride from the city centre (No.22 bus leaves just outside apartment approx every 10 mins during the day and also runs a night bus service).
Situated in a quiet courtyard behind Great Junction Street this apartment has everything you need for a comfortable stay with a range of local amenities right on your doorstep and easy access to all the city sights.
The apartment itself offers extremely spacious accommodation with a bright large L shaped lounge dining room, 4 double bedrooms (one ensuite), a fully fitted kitchen and a further bathroom with bath and shower. There is central heating throughout and plenty of space to find a quiet corner.
Windows on the east side of the property have views to Arthurs Seat and those on the west to the inner courtyard.
The large lounge has TV/DVD, bluetooth/wireless speaker for connection to your phone/ipod, digital radio and free wi-fi access (fibre) for you to enjoy during your visit. Should you wish to eat in there is a dining table for up to 10 with a further table that can be added to accommodate 12 guests.
Room 1 has a king size bed, large walk through wardrobe area to the ensuite shower room (including WC, basin, shower and heated towel rail along with cupboard storage), a chest of drawers, two bedside cabinets and a single sofa bed and also a cot to become a family room if required.
Room 2 offers a double bed with bedside tables, a wardrobe with additional drawer storage, further table and chair.
Room 3 has twin beds with bedside cabinet, chest of drawers and a wardrobe.
Room 4 is a mezzanine bedroom with a double bed, bedside cabinets, vanity unit, large chest of drawers, an armchair and additional hanging space.
For extra guests there is a double sofa bed off the lounge and an additional single sofa bed in the main bedroom.
There is a fully fitted kitchen with microwave, fridge freezer, dishwasher, gas hob and electric oven, washing machine and a large range of utensils for your convenience.
Within the bathroom is a bath, overhead electric shower and bathroom cabinet.
For younger guests a travel cot & high chair is available at no additional cost if you require. Please advise us when you book.
The apartment is on the 4th floor and there is no lift. The stairs are not steep but obviously it is not suitable for all.
The apartment is a 10 minute ride on the No.22 bus from Waverley train station . A taxi from the train station costs between £6-£10. There is the added benefit of one parking space within the courtyard and further free on-street parking immediately outside the apartment and on adjoining streets.
Please contact us 7 days before your arrival (phone number will be supplied after booking) to confirm the arrival time so we can arrange to meet you at the apartment to hand you the keys. You will be met at the apartment for a 'meet and greet' where we will handover keys and show you around the apartment.
Check in time is from 3pm on the day of arrival. For check in later than 7pm there is a £15 surcharge. For check in times later than 11 pm please contact us to discuss your requirements. Check out is by 10 AM on the day of departure. Later check out times or early arrivals may be catered for if arranged in advance for an additional fee.
Duvets, pillows, linen and towels are included in the rental and changed on a weekly basis. Please note we are strictly a non-smoking accommodation.

Minimum stay of 2 nights in low season, 3 nights most weekends but please enquire and Easter through to end of October, Festival - 4 nights and New Year - 4 nights.
If you have any questions during your visit we are available to answer them throughout your stay in the city.
We would ask you to respect your neighbours and keep noise to a minimum in the stairwell in particular.
The accommodation is non-smoking.
I have lived in Edinburgh for the past 10 years and have enjoyed having numerous friends visit and stay at my flat over the years. We regularly had big groups for the festival and the large communal area and 4 guest rooms allow plenty of space to relax. Even the double sofa bed is separate to the main lounge/dining area. I've now relocated down south but luckily am still in Edinburgh every few weeks.
