1. Renters must be at least 25 years old.

2. Weekly rentals on Hilton Head Island run from Saturday to Saturday. Stays for less than seven (7) nights must conclude within the same Saturday to Saturday period. NO SUNDAY DEPARTURES.

We accept only 7-night Saturday to Saturday weekly rentals from May 1 - September 15.

3. Stays involving national holidays, Thanksgiving, Christmas or Easter must be on a seven (7) night stay basis.


5. Check-in time is 4:00 PM. House keys and Sea Pines Plantation auto gate passes must be picked up at SEA BREEZE VACATION RENTALS, 78 ARROW ROAD, SUITE “B", HILTON HEAD ISLAND, SC 29928

4. Sea Pines Plantation is a gated community. An automobile pass will be required for any vehicle entering the Plantation. Up to three (3) passes are available (Additional car passes are available for $15 each); car passes must be displayed at all times on the driver's side windshield. All gate pass will be provided in the name of the Renter. Please notify the Owner when making a reservation of the number of auto passes required. Provide the names of persons in whose name the passes should be issued.

5. Renter shall make no alterations of any kind in the premises.

6. Renter shall permit the Owner or Owner's agents to enter the premises at reasonable times upon reasonable notice to inspect the premises or make necessary repairs. Renter shall not unreasonably deny the Owner the right to enter the premises. The Owner or Owner's agents may enter the premises at any time in case of any emergency.

7. Upon the termination of this Rental, Renter shall surrender the premises and any furniture or furnishings to the Owner in as good condition as they were at the beginning of this Lease, reasonable use, wear thereof, and damage by the elements excepted.

8. Weekly rentals all over Hilton Head begin and end on Saturday. When we do accept reservations for less than a full week it is with the provision that the guest's departure date must be within the same 7-day (Saturday to Saturday) rental week, so that departure does not "spill over" into the following rental week. WE DO NOT ACCEPT A SUNDAY DEPARTURE AS IT WOULD OVERLAP WITH THE FOLLOWING RENTAL WEEK.

Beautiful home - slept 11 as described. Perfect location in Sea Pines - 5-10 minute walk to an uncrowded beach. Close to Coligny & it's stores & restaurants. Loved it that there were beach chairs available for us to use because we ran out of space in our car to bring our own. The owner was quick to respond to concerns regarding a previous visitor's stay - explained what he did to address them. Our vacation was wonderful -it went too fast.

Call me and I will fill them in if airbnb does not inspect the unit and list it as not sleeping 11 and inform them about the spiders, grill and garage conditions

We take the cleanliness of the house as well as the comfort of our guests very seriously. We acknowledge here that the guest that left this review was regretfully , in fact, correct. Ever since the big hurricane hit the island last October (first time Hilton Head Island took a direct hit in more than 100 years) we've been hearing stories that service industries of all types on the island have been over-stressed and some have not yet fully recovered. In May of this year (2017), having been dis-satisfied with the service quality we had been receiving from the previous cleaning service, we switched, at considerably higher cost each week, to a new cleaning service that came recommended to us. We fully expected that change would result in substantially improved cleaning service that came up to our own high standards. The renter who wrote the AIRBNB review you saw was the first notification we received that there was a problem with the newt cleaning service. AND AS IT TURNS OUT, THEY WERE CORRECT. To resolve that issue WE HAVE FIRED THE CURRENT CLEANING and are switching to cleaning service we had previously used that did a good job. Their first order of business will be to do a “DEEP CLEAN” and to get the house back on track. Sleeping accommodations are clearly stated on the webpage; I literally have no idea what they meant when they stated “I will fill them in if airbnb does not inspect the unit and list it as not sleeping 11”. 1.The master bedroom has a king-size bed = 2 persons 2.The other bedroom on the second floor has a queen bed = 2 persons 3.The first floor bedroom has 2 x twin bed(URL HIDDEN)persons 4.The second floor hallway has to oversized arm chairs, each of which opens into a twin bed = 2 persons 5.Third floor loft features 3 x twin beds (great for kids) = 3 persons TOTAL = 11 persons The house is regularly serviced by our professional exterminator for bugs and spiders, etc. That said, being located very close to the ocean, Hilton Head is a humid, essentially tropical environment in the summer. I have personally removed spider webs there, only to see them return within a matter of days; it is virtually impossible to avoid it entirely. On the subject of the garage / car port, they commented that there were some rusty paint cans in a closed carport closet. They were correct but those paint cans were stored in a closet intended for maintenance materials, not for renter use. There are some folding chairs left in the carport as a courtesy that can be taken by guests to the beach if they choose to do so, or guests can supply their own beach chairs; they receive hard wear and tear from frequent exposure to corrosive salt air. We used to keep some bikes there as well but gave up on that as well because they became unusable quickly and it was hard to keep up with that. deep clean is very much different from a typical Saturday “turn-over cleaning” that occurs during the busy beach season, when there is not a lot of time between the departure of one group on a Saturday and the arrival of the next group. A turn-over cleaning essentially involves linen / towel exchange, vacuuming, clean the kitchen and bathrooms, basic dusting and cleaning, generally tidy up the house and empty waste containers and get out.

Wonderful place to stay. The house inside and out was as great and as large as the pictures made it look. Our extended family of 8-10 (we had some people there for only a couple of days) was extremely comfortable. The four real bedrooms easily slept 9 in quiet and privacy. The couple of nights we needed to sleep more one of our girls slept on the pullouts in the upper loft - comfortable but not quite as private. The living area was huge and very comfortable. The free WIFI was hit with our children. The location of the house was extremely convenient. We could walk to the beach in minutes. Half of the time the beach was all ours. We could drive into town for restaurants or grocery stores in just a couple minutes, and could ride bikes in, on either the bike trails or the beach, just as easily. I would highly recommend staying here. We are already talking about doing it again.

We loved our stay at this home on Hilton Head. Is was a great fit for us with it's big open plan living /dining area and renovated kitchen. Plenty of room for us to be together or find a quieter spot in the house with numerous seating areas. Access to the beach was close and easy to get to. We carried the the folding chairs that were available to the beach to sit and watch the sunset in the evenings - gorgeous memories were made! Steve was a very gracious host, responding quickly and helping out with any inquiries and even providing the necessary car passes. We would not hesitate to stay here agin!
