On the top floor, it has a large and cozy double and twin bedrooms (both en-suite), while down below, on the ground floor, there is a comfortable double bedroom (suitable for persons with restricted mobility); the kitchen and lovely stone dining area, is situated beside the old mill. The house has a unique and warm atmosphere created from a combination of traditional old stone and colourful interiors, decorated using wood and metal furniture, materials and decorations from from Katmandu, Nepal.

Spread out over three floors, the house is also spacious for guests to enjoy quiet and private corners to read a book, do nothing, fall asleep, … while other parts of the house are more spacious and well-equipped for larger groups to enjoy the living, dining and outdoor areas during morning and evening meals, preparing BBQs, sunsets and other gatherings.

OUTSIDE
The house is located in the charming town of Marovici, with its stone houses,small streets and peace and quiet; The house has 2 terraces and a small garden and all surrounded by old stone walls. Outside there is private car parking.

The house and kitchen are well equipped with ample space and equipment to prepare locally caught fish and fresh salads (from the many markets) on our solid stone kitchen work areas, a hob/stove, oven, fridge/freezer, microwave, dishwasher. ACTIVITIES

If you like walking or swimming, the town is surrounded by delightful paths, and the beaches of Mirista and Zanice are a short stroll away. Both beaches have facilities, such as restaurants, cafes and shops and as well as chairs, umbrellas (to hire) and a lifeguard to keep an eye on things.

From the small harbours, boats go back and forth to the island-Orthodox church, the fort at Manula, the coastal fort of Azur, and the Blue Cave which is large enough for boats to go in and out, but not before stopping to allow bathers to take a dip in its famous blue waters. During season, boats also regularly sail the waters between these beaches and the larger towns of Herzeg Novi, Igalo, Zelenika, and Rosa.

The Lustica Mill House is an old restored Olive mill house and we ask that guests are careful with the many old features retained in its renovation. Given the house is on a small village we ask that guest respect other people's right to peace and quiet, especially late at night. The owner request that visitors respect the non smoking rule within the house. however, there are plenty of nice comfortable places to smoke on the terraces and elsewhere around the house exterior.

To keep the house at its coolest during the hot summer months, especially in August, it is best to keep the wooden shutters closed during the day. You can freely open in the evenings as all windows are fitted with mesh preventing insects getting in.

Water is a precious commodity on Lustica and all water is collected from rain. We particularly ask you to start to think of the environment when staying at the house , by considering the amount of water you use when washing and cleaning.


Facilities

Kitchen: Is fully tastefully furnished with the solid oak wood finishes, granite counter tops and a four ring cooker, oven, microwave, dishwasher and fridge/freezer. The kitchen is ideally located to serve meals inside or outside on either of the terraces.

Dining The house is equipped with ample kitchen wear including utensils, pots and pans, serving dishes, and plates, knives, forks etc for up to 9 persons. Large jugs are provided for water. There are two dining areas inside on the kitchen-living room (6 persons), and on the first floor (8 persons). A BBQ is located outside.

Seating. There is ample comfortable sofas and chairs inside (10 persons) and a spacious seating area outside.

Utility Room: Washing machine, ironing board and iron, hoover, and cleaning equipment, electric heaters and fans are available if required. The two upper bedrooms have a/c facilities.

Bathroom towels are provided at the property - but not beach towels which you must bring yourself.


Internet A wireless internet connection is provided at the house with unlimited data usage.

Phone- we provide you with a local mobile phone for use while staying at the house- this can be useful in making local calls- booking restaurants and trips, family and friends calling you in Montenegro and other requirements - The phone has a certain amount of credit ( left by the previous guests) and can easily be topped up at a local shope or Mtel outlet.

Lighting. Both inside and out are fitted with bright and low lighting for relaxing evenings in a convivial atmosphere and there is a light outside the main entrance beside the intercom/ house bell.

Parking.

There is secure car parking behind exterior gates which are kept closed most of the day and always in the evening.

Accessibility

With a large double bedroom on the ground floor, kitchen, comfortable dining area and large ground terrace area, this floor is idea for persons with restricted mobility.

The Montenegrin Government requests that you register with them within 24 hours after arrival- Depending on the time of year, this can be done at the local beach, at Radovici or at Herzeg Novi. We had a really great time at Jas' place! We enjoyed sunny breakfasts on the terasse and also nice evenings sitting besides the fireplace. The house suited the eight of us perfect with enough place to be togehter as well as having some private space now and then. We thank Rosa a lot. She was just wonderful. We loved the nearby beaches als well as the trips to Kotor, the national Park Lovcen, a boat trip to the blue cave, hiking in the mountains, and so on. We had a great time an thank Jas a lot for having us at his place!

We had a great time at the Villa. Jas was very easy to work with, the house was exactly as described. When we first arrived Rosa greeted us with a bottle of homemade wine, cheese and smoked meats. Whenever we had any questions Jas and Rosa were very prompt in their replies. It was a wonderful experience and I highly recommend the property.

The Lustica house was a perfect retreat for myself and my family. We were a group of 7 adults and one almost 2-year-old child. The house was beautiful, clean, had everything that we needed, and was located in a peaceful, serene setting. The locals (neighbors) were kind and helpful throughout our trip, particularly Rosa (the house manager in Jas's absence). Jas was an extremely helpful host and responded immediately with detailed and researched responses when I emailed him. Overall, the house and village were a dream come true! We had a relaxing and lovely vacation, primarily due to the location of the house, the house itself, and our hosts. The beaches and surrounding area were beautiful gems just waiting to be explored. I and my family would definitely return to this house and the Lustica peninsula!

We had a wonderful 3 day stay in Montenegro and the stay at Lustica Mill House was indeed part of the great experience. The stone house is located in a secluded village which for us was great as we wanted a true local experience of Montenegro. From there, we drove around and explored the coast. Jas was a great host - his detailed and very good recommendations were very useful. We fell in love with Montenegro!

I am the "lucky" owner of the Lustica Mill House, an old stone house, on the Peninsula of Lustica. I bought the house in 2005 while working in tourism in Croatia, Montenegro, and Bosnia between 2000 and 2006. For someone who was familiar with the beautiful Adriatic coastline, I was pleasantly surprised (nay, shocked), to stumble upon somewhere so beautiful, yet seemingly "invisible" - to all but a few local and international visitors - while, at the same time, located directly beside Tivat airport, and also near Dubrovnik airport. Two years later, the house was fully renovated with the help of Tivat based architects, Axum ( Ivan and Nevin), who combined sensitive restoration with modern facilities. The house was tastefully decorated later using genuine furnishings and brightly coloured materials I brought from Katmandu in Nepal. To date, I have had numerous guest who appreciate the unique stone house, the peaceful and natural surrounds of the village and peninsula, and the fresh and inviting, deep blue open seas. The local people are very friendly and often make and sell their own home made produce such as olive oil, cheese, wines and grappa. Finally, the peninsula is nothing short of a 'gem'- still quite undiscovered, surrounded by rolling green hills and wild nature, the sea water and beaches lovely and finally, close to all the main towns on the coast- Kotor, Tivat, Herzeg Novi ( all within 30 mins by car or boat), and Budva and Dubrovnik.
