This converted 1940's-era metal sign factory is now a 2000+ sf open format loft with a modern industrial vibe. Skylights provide plenty of light. Enjoy the view onto your private courtyard from the windows that make up the majority of the back wall of the common kitchen/living/dining space. Chill out on the couch or cook a gourmet meal with family and friends. Two large en-suite bedrooms welcome you to your nightly rest. And even though we are downtown, noise is nearly always minimal.

You'll be very close (walking distance for most) to Knoxville's best downtown eateries, shops, and theaters (The Tennessee Theater and Bijou are only a couple of blocks away. Mill and Mine, and the Civic Coliseum are walking distance for most healthy adults and children.) Market Square with its shops, restaurants, entertainment, festivals and farmer's markets are a short 6 block walk . The Old City is 6 blocks. Neyland Stadium is 1 mile on foot or a brief Uber or bus-ride away. We also have a private one-car garage , so parking any standard vehicle is not an issue. If you have a second vehicle, there is metered parking Monday through Saturday in front of the building at 30 cents per hour or $3 for the entire day. Yes, you can use your credit or debit card in the meters! Street parking is free from 6pm to 8am daily and all days Sundays and most holidays.

We are officially registered with the City of Knoxville, and have a Short Term Rental Permit with them which is displayed in our house manual.

You have full private access to the entire condo, garage, and yard with a coded door entrance to the building. There is a shared access hallway with only one other condo in the building.

We wish you a wonderful stay. We also wish to be sure that our house rules are clear to potential guests:
*NO SMOKING on the premises. There is city sidewalk at the entrance and an empty outdoor area across the street , if you are a smoker.
*NO PARTIES/EVENT WITHOUT OWNER APPROVAL. NO LOUD PARTYING EVER.
*QUIET HOURS are 11pm to 7am Sunday thru Thursday and midnight to 8am on Friday and Saturday.
*NO PETS. Non-exotic service animals permitted.
*NO ACTIVITY ILLEGAL IN THE STATE OF TENNESSEE, INCLUDING ILLEGAL SUBSTANCES, INTERNET AND MISDEMEANOR BEHAVIORS.

A special amenity we add for those guests staying longer periods: At no additional cost, we'll do a light cleaning (at a convenient time, of course) of the entire condo every 14 days if you choose to do an extended stay.

There are 6 stairs with a sturdy handrail upon initial access to the apartment. The majority of the space (including the king bedroom) are all on one level. If the second bedroom is used in the upstairs loft, guests need ability to walk up a flight of stairs. We regret that the space is not fully handicapped accessible.

The space is available for parties or events only with prior approval. Dependent on the number of guests and type of event, additional cleaning fee may apply, but this would be discussed in advance. No wild parties. Been there, done that and over it.

The primary renter must be 25 or older.

Infants (less than 12 months) and children over 3 years of age are welcome. The unit has stairs and we follow the advice of the American Academy of Pediatrics for toddlers. The safety of your children is very important to us and no rental price is worth creating a potentially unsafe situation.

Also, we are 2 blocks east of the "central hub" of Downtown (which is both Gay St. and Market Square). Both are literally minutes away on foot, but there is a hill to traverse if you take the most direct route. Helathy adults won't find it difficult. Recently the State Street Garage located on level ground 2 blocks away installed an elevator which will get you to Gay Street under cover with a bridge to the heart of the action without much physical effort. And there's alway Uber, Lyft and taxi service as well as well placed downtown garages which are typically free in the evenings.

TELEVISION ACCESS: There is a large screen TV in the living area. There are no TVs in other spaces. The TV is connected to the internet and a ROKU device and has Netflix and SLING TV ORANGE channels free of charge. For access to other channels such as AMAZON and CBS ALL ACCESS, you are welcome to login to your personal accounts for usage.

Downtown Knoxville has seen a joyful resurgence . It seems that EVERYONE wants to be back here and part of the excitement, which is why so many new apartments and condos are popping up all over the place.
We are near both Gay Street, and Market Square . Both are literally minutes away on foot, but there is a fairly steep hill to traverse if you walk the most direct route. However, we'll happily show you a route that makes it as effortless as possible (and, of course, there's always Uber!).
Our building is a converted industrial space that has 2 condos on the left side and 1 small business firm operating in the other half during normal business hours. While our street itself is not particularly exciting, it's location IS! As mentioned, we're just 2 blocks from all the action of downtown, and 6 blocks right down the road (and all on grade!) to the Old City - which has a unique flavor all of its own.

We hope to have the opportunity to host you in our quiet, comfortable condo with 30 foot ceilings, skylights, private yard and garage!
