Check-in time: 3:00pm (1500 hours), however access may be gained earlier when possible, at the discretion of the Owner.

Check-out time: 10:00am (1000 hours) - however this time may be flexible if no changeover is required due to the arrival of new guests on the same day.

*Abhaile Cottage will be inspected after departure of Guest(s). Upon
confirmation that the Property and its contents are undamaged, and that it has been left in a **reasonably clean state, the security deposit will be
refunded in full (less costs incurred to effect transfer of monies) to the
Guest(s). *** As booked through Airbnb, security deposit is not deducted prior to stay but available for hosts to claim against if damages are sustained. ***

(**Reasonably clean state means that pots, pans and crockery have been washed and put away; oven, microwave, toaster and tea/coffee pots cleaned; all rubbish contained in closed refuse sacks and placed in the large plastic bin in the back garden; refrigerator emptied and the Property is left as it was found. The Guest is not responsible for washing bedclothes or making beds upon departure.)

The Guest(s) remains responsible for all loss from the Property of its
inventory during the Rental Period. Where loss or damage is sustained to the Property, the inventory or equipment, deductions will be made from the security deposit to cover cost of replacement or repair. Where the loss or damage exceeds €250, the Owner will bill the Guest(s) for the shortfall and the Guest(s) agrees to pay within 14 days. In the event that the Guest(s) fails to pay such a shortfall, the Owner reserves the right to exercise any legal remedies to pursue the amount owed by the Guest(s).

Smoking is not permitted inside the Property. The cost of restoring the
Property to a smoke-free condition is significant and will be charged to
the Guest(s) if the Owner finds signs of smoking following the Guest(s)' departure.

Where the Owner finds damage or loss following the Guest(s)' departure that, in the view of the Owner, constitutes malicious or wanton damage, the Owner reserves the right to notify law enforcement authorities and prosecute, in addition to billing the Guest(s) for the full amount of the
repair or replacement, and the Guest(s) agrees to pay within 14 days.

BASIS OF RENTAL: Abhaile Cottage is offered on a self-catering basis.

LIMITATION OF LIABILITY:

The Owner accepts no liability for personal injury to the Guest(s) during
the rental period. The Guest(s) must ensure that they have adequate
insurance coverage.

The Owner does not accept responsibility for lost or stolen property of the Guest(s) from the Property during the rental period.

The Guest(s) must ensure that children are supervised at all times. It is
the policy of the Owner that children under the age of 18 years of age are not left in the Property unsupervised during the rental period.

The Guest(s) hereby fully and effectually indemnify the Owner against all claims, loss and damages howsoever arising in connection with the Guest(s)' use of the Premises.

The Guest(s) are responsible for their own health, safety and welfare in their use of the Premises and contents and no liability whatsoever shall
attach to the Owner in respect of any loss or injury to the Guest(s) in
their use of the Premises and contents.

The Premises may only be used for residential purposes and may not be used for any other purpose.

Guest(s) will not assign, sub-let or part with or share possession of the
Premises or any part thereof nor permit any other person or company to occupy the Premises as a Licencee or otherwise.

The Guest(s) will not make any alterations to the Premises.

The Guest(s) will permit the Owner to enter the Premises at all reasonable times.

The Guest(s) will not keep any dog or other animal in or upon the Premises.

The Guest(s) will keep the Premises clean and tidy and will dispose of all rubbish and waste appropriately.

The Guest(s) must never leave the fireplace unsupervised while the stove doors are open and must ensure that the stove doors are closed and the fire-guard in place when leaving the Property. Ashes must be disposed of using the metal bucket provided and never use the hoover (vacuum cleaner) to clean ashes. The glove provided, or any other protection for the hands, must be used at all times when opening the doors to refuel. As the stove is cast-iron, the outside surfaces become very hot, so care must be taken not to touch it at any time. Special care must be taken with children and the fire-guard provided may be used around the stove to ensure their safety. Any doubts about the use of the stove must be conveyed to the Owner who will explain its safe use.

The Guest(s) must ensure that all appliances are switched off, and all
windows and doors securely closed when leaving the Property unoccupied.

The mezzanine in the living room is not for the use of Guest(s).

The Guest(s) must never throw chemicals down the drains, nor use excessive amounts toilet paper which may damage or block the septic tank system.

The Owner has left books, magazines and DVDs in the Property which the Guest(s) are welcome to enjoy during their stay. Please ensure that they remain in the Property upon your departure.

The Property's boundary walls are dry stone walls which are not suitable for climbing on or over.

The Guest(s) will immediately notify the Owner of any difficulties which they encounter with the Premises and shall not attempt to repair or modify any part of the Premises or its contents.

Failure to comply with any of the terms herein will, at the sole discretion of the Owner, result in eviction of the Guest(s) from the Property, without recompense or refund.

Things were great and well organized! We loved the house. While you can walk to Doolin we would recommend a car. The house is quant and well equipped. Don't forget to visit the donkey and horse in the backyard! There is no wifi, just FYI: we really enjoyed our time here!

Stay at Abhaile Cottage and you'll feel like you're a local! We love historic places and being more than 100 years old, this one has tons of character. There was plenty of room for our family of three and the kitchen allowed for us to eat at "home" one of the nigths we stayed. We also enjoyed reading by the fireplace in the evening. The location is fantastic - close to all kinds of attractions in the area - the town of Doolin (pub food is great!) and Doolin pier, the Cliffs of Moher, the Aran Islands, and The Burren. If you like horses and cows, like we do, you'll enjoy seeing the horse and donkey in the field behind the house, and cows in the field in front. The neighbor, Ted, who supplied us with the keys for the place, was a pleasure to meet and we loved seeing him sing at O'Connor's.

This cottage is so lovely! THe only heat was a wood(coal) stove that heated the radiators. This may not be for all but we loved it. Hosts include details instructions for those that aren't used to starting fires. The location is great-Really close to doolin but also out in the country. Also close to a few castles and great costal drive. We had a great time!

We had a lovely time at the cottage, and wished we stayed for an extra night or two! It had everything we needed including a cot and highchair for our daughter. It's really cosy, clean and comfortable. There were great clear instructions for everything in a handy folder, and the host sent us a great and helpful email before our visit. The cottage was really well situated with lots of places to visit a short drive away. The Cliffs of Moher are close by, and Ennistymon was lovely for a wonder round (Ginger Lou's cafe gave us the best brunch ever!) The neighbour Ted who sorted out the keys was fabulous, really welcoming and checked in on us after we had arrived. We would highly recommend Gus O'Connors pub in Doolin (5 min drive away) for great food, fab atmosphere, family friendly and the local musicians in the evening were wonderful.
