Unlike most beach condos that offer a "shotgun" style layout with one onward view of the beach, my condo's beach view runs its entire width, offering views from the bedroom, dining room/kitchen and living room. The low-density unit means no waits for elevators and a short walk to a private beach access.

I can be contacted via cell with any questions or concerns, though I do not live on or near the property. I have a personal greeter who will meet you at check-in with your keys and up to two parking passes.

DURING PEAK SEASON, Memorial Day to Labor Day there is a 7-day Saturday to Saturday minimum stay. At all other times, there is a 3-day minimum stay.

All rentals are charged a $125 cleaning fee and 11.5% sales tax.

In addition, a fully refundable damage deposit is required and will be refunded within 48 hours of your checking out.

ALL RULES AND REGULATIONS APPLY TO OWNERS, GUESTS, AND RENTERS, AND WILL BE ENFORCED BY REQUEST TO LEAVE OR EVICT.

NO SMOKING ALLOWED IN ANY INDOOR AND OUTDOOR COMMON AREAS.

PROHIBITED: FIREWORKS, SKATES, SKATE BOARDS, ROLLER BLADES, WATER BALLOONS AND SPORTS ACTIVITIES DISTURBING TO OTHERS OR DAMAGING TO PROPERTY.

ELEVATORS: Use only as intended. Children playing in elevators will NOT be tolerated.

ENTRANCES: Keep doors closed unless loading or unloading.

LOBBIES: Children are prohibited from playing in lobbies.

QUIET TIME: 10:00 P.M. to 9:00 A.M.

POOL: Swim at your own risk. Hours - 9:00 A.M. to 10:00 P.M. o No glass containers or food at poolside. o Children 12 & under must be accompanied by an adult. o Large rafts, and boogie or surf boards are prohibited. Running, rough games, smoking, or hanging on pool rope are prohibited.

GRILLS: Only electric grills or gas grills utilizing disposable LP gas containers with a capacity of no greater than 1lb. or 0.5kg are allowed on unit balconies or patios. Charcoal grills are prohibited on Regency Towers premises.

WALKS, STAIRS: Do NOT leave any items in walkways, stairwells or common areas. Beach equipment, toys, etc., will be removed by Association personnel.

BALCONIES/PATIOS: Do NOT feed birds from balconies or hang towels, banners, or clothing from balcony railing.

TRASH CHUTES: Located on each floor (in hallway between elevators). Garbage and glass containers must be placed in plastic bags and securely tied. Seafood garbage must be sealed in plastic bags and disposed of in dumpsters at the northwest corner of the parking lot.

PARKING: All vehicles, including trailers, boats, RVs, and mobile homes require parking permits that must be clearly displayed. Violations will result in towing at owners expense.

CARTS/LUGGAGE RACKS: RETURN THESE TO LOBBY LOCATIONS PROMPTLY. Do not leave in units, elevators, or in common areas.
BEACH: Swim at your own risk. PAY ATTENTION TO ISLAND FLAG SYSTEM. Glass in any form, pets, fireworks and bonfires are prohibited on the beach. Call (850)932-SURF for surf report.

DUNES: Do NOT walk on dunes or pick sea oats. No items, tents, chairs may be left unattended on the beach overnight. ITS' FLORIDA LAW

BICYCLES: Bicycles should be parked in designated areas on the ground floor only.

TENNIS COURTS: Unit door keys open court locks. Courts are for tennis only, and tennis shoes are required. Children 12 & under must be accompanied by an adult. Ask in advance of arrival if you plan to use courts.

NO EARLY CHECK-IN OR LATE CHECK-OUTS. Unless prior arrangement is made and remuneration exchanged. Fees are charged by cleaning firm.

DAMAGE DEPOSIT RETURN. Dependent upon no damage to unit or damage or removal of its contents; removal of all garbage; refrigerator cleaned out, soiled dishes washed; compliance with all other terms of rental, building rules and local laws.

Check in and check out was so easy! I really liked using a key code instead of an actual key. The condo was very large and had a beautiful balcony.

We had a fun time at Kimberly's place. The view is amazing and the unit was nice. We had issues with getting into the unit for check in, but Kimberly answered my call right away and got someone out there immediately. Overall, it was an awesome place to stay.

Kimberlys condo was just as described...perfect! Check in was so easy and the condo suited us wonderfully. Easy access to the beach and pool right outside the condo and the view was spectacular. There's a lot of fun restaurants on the beach and a cute boardwalk to hangout on. We will definitely be back again!

Kimberly's place is simply beautiful and the view is incomparable! We got up early several days to see the sunrise from the balcony, we watched dolphins swimming, and just relaxed. The balcony is huge and the view can be seen from each room. The kitchen is equipped with everything you need to make a full meal. The beach was right outside the door of the building. We loved it and cannot wait to come back again!!

Great place to stay in a secure building. Private and easy beach access. Enjoy the sights and sounds of the beach from your personal balcony. Owners are prompt to respond when communicating as was property manager. Would definitely stay again!
