A refundable long stay+ electric deposit of either 20,000 pesos,

must be paid to my staff in cash on check in arrival date at the apartment ,

and this will be 100 % fully refunded to you on check out date ,


in full in the same currency that you had paid ,


at the very moment of leaving the apartment ,

provided if you did not shorten your stay from the length of stay that you had booked on this website .

For a stay
of 6 to 27 days ,the refundable long stay+ electric deposit,
is reduced to 12,000 Philippine pesos or US $ 260,

but for super short stay tenants staying for only 1 to 5 days ,
the refundable long stay and electric deposit ,
remains at 20,000 pesos or US$ 434.

In case of items damaged or lost from apartment,

or in case of over excessive use of electricity ,

any outstanding excess electric usage fee,

or cost of items damaged or missing ,

must be paid before checking out from apartment ,

but if the above

are still not paid by tenants,

on check out date,

they will be deducted from this long stay + electric deposit .

Tenants that refuse to
pay this refundable long stay + electric deposit must not book this apartment ,

and tenants that book this apartment,
and yet refuses to pay this refundable long stay+electric deposit ,
on arrival at the apartment ,

will be refused entry into the apartment ,
with no compensation .

If you want to,

You are allowed to bring in your family members or friends or relatives to come visit you at the apartment,

or even stay there over night ,

or even stay for the whole period booked ,
if you want to,
and there is no extra charge for that .

You can choose your own check in time ,
BUT IT IS A MUST THAT your CHECK IN TIME MUST BE FIXED with us early,
and preferably not later than 3 DAYS BEFORE CHECK IN DATE.

When you are finally at the apartment with my staff on check in date ,

my staff will go through with you all the items in the apartment ,

and explain to you the use of the items ,

and also will pass you the keys to the apartment ,

and this is the best time to ask questions about the use of the items in the apartment,

and also the best time to test out the items in the apartment together with my staff,

to make sure the items are working fine.


Before arrival date we need


EITHER

1 PHILIPPINE ID OR PHILIPPINE PASSPORT (FOR FILIPINOS ).


OR

1 foreign passport (FOR FOREIGNERS )


of any 1 adult guest in the arriving party to be emailed to us,

PLUS

NAME AND AGE OF

ALL THE TENANTS COMING TO STAY ,

so that we can do the paper work in advance for you all ,

on your behalf before your arrival,

to register all of you as the new residents for this period of stay.


In case you do not have scanner to scan that passport or ID then just use a camera to take a photo of the passport or ID and then email us that passport or ID to us.The words on that passport or ID must be readable or legible.


Please email to us the passport or ID ,
preferably not later than 5 business days before arrival date as we need time to process the move in paper work.

If the tenant fails to turn up on check in date and time then the stay will be considered as a no show and rent paid will not be refundable and the tenant will not be allowed to check in on another day.


Please try to be punctual for the check in and check out meeting up.

After check out procedures have been done at the apartment,

the guests need to immediately leave the apartment and not stay on ,

since other new guests need to move in ,

soon after your check out from the apartment .

Even if the stay is shortened,the rent already agreed upon cannot be reduced.


In case of equipment deliberately damaged or missing from apartments,tenants need to pay for the cost of replacement or repair of items in Philippine pesos cash before leaving the apartment.

Guests will not be charged for items in apartment that break down or that stop working ,if the cause of the break down has got nothing to do with the guests.

If an appliance mulfunction due to internal problems in the appliances that is not the fault of the guest/tenant then to be fair , we should not charge the guest/tenant any charge.

So far almost all of our guests do not need to pay damage or missing items charge.

No smoking inside apartment except at balconey or window area

No pets allowed

No cats and no dogs allowed.

During the stay,
everyday please tie up all waste food or food substance into the trash bags that you can buy at nearby supermarket,
and everyday please throw the trash at the rubbish collection point ,
and everyday please wash all used plates and cups,
to remove all food stains and food particles,
so that pests cannot have access to any waste food so this way we can avoid attracting pests into the apartment.

Tenants are not allowed to use the pretext or excuse that there is one ant or one insect or a few ants or a few insects inside the apartment,
or that there are a few specks or a few grains of dirt inside the apartment,
or that the apartment is not clean enough for your liking,
or because you have managed to find a lower priced apartment elsewhere,
or because you decided you prefer to stay in another location,

to ask for a refund of the rent paid,
or to ask for a price discount,

and tenants that are not able to agree with the above terms and conditions,
must never never make a booking of this apartment,

and tenants that book this apartment ,

and yet still use the above excuses or pretexts,
to ask for a rent refund,
or price discount,
will not be entertained .

Extra tenants or guests need to use the extra mattresses (maximum of 2 extra mattresses for sleeping.)

Since this is an apartment and not a hotel so cleaning of apartment by my staff will be done before your arrival but during your stay,there will be no daily changing of bed sheets and no daily cleaning of apartment but you can request my staff to do that for you for an extra fee if you like to.

Electricity is free as long as it does not exceed 12 KWH per day.For example if you stay for 10 days then you will get 120 KWH of free electricity,

and most guests DO NOT NEED TO pay for excess electric usage as long as you turn off the aircon and electric appliances when you leave the apartment or when not using the electric appliances ,

and in the very very rare case of excess electric usage, then the electric rate is 12 pesos per KWH electricity for any excess usage that goes over the limit ,and excess usage fee,if any , will need to be paid in Philippine pesos cash before checking out from apartment.


For long stay tenants, every 2 months, my staff will come to the apartment to check the amount of excess electric usage fee if any, and to collect the excess electric usage fee if any, but from past experience, the amount of excess electric usage fee for most guests is usually zero or very low since the cost of stay already includes a generous amount of free electricity .

Stays of 1 or 2 or 3 or 4 days will be charged same total cost as stays of 5 days.

FOR A STAY NEAR OR WITHIN PERIOD OF 20 DECEMBER TILL 5 JANUARY, IF THE STAY IS EXTREMELY SHORT,THEN RENT PER DAY WILL BE MUCH HIGHER THAN NORMAL RENT PER DAY RATE .

Any stay that includes a check in date on christmas eve or christmas day or day after christmas or check in date on new year eve or new year day or day after new year ,
will have an extra 2000 pesos surcharge fee.

Any stay that includes a check out date on christmas eve or christmas day or day after christmas or check out date on new year eve or new year day or day after new year ,
will have an extra 2000 pesos surcharge fee.

A super short stay,

in the middle or near the middle of the

empty part of the calendar,

will be charged an extra surcharge fee of

5000 pesos or more per stay.

My family and I stayed in this condo unit for 6 weeks comfortably. We found the place to be safe, the reception downstairs was very helpful and accommodating to any of our visitors. The host, Teo quickly replies to any of our inquires. The condo unit is as it looked in the pictures provided. We were a family of 6 including a toddler. The host did not hesitate to allow 6 people to stay in the unit. For other hosts, they don't suggest more than 4 people for a 1 Bedroom Condo Unit. It worked for us but if you are not used to small place, this accommodation may not be for you.

I really wanted to like this place because the location is great (lots of taxis go through the area and there's a 7-11 next to the lobby), but the unit didn't live up to the description of the pictures. The unit and the furnishings are in considerably worse shape than was let on in the ad: * Broken dining room chair, plus the rest had several stains on the cushions * Stove was rusted and rather dirty looking * Stand fan didn't work * Toilet bidet attachment was leaking and flooding the bathroom * Kitchet faucet had a constant drip Teo and his staff were quick to reply to my issues and offer solutions, but I discovered these problems (and one other that's considerably more serious) the day I stepped in; I don't think it's too much to ask for the unit to be in order before the tenant arrives for his/her stay. But the one thing that literally drove me away from the unit was the cockroach infestation. This was also evident the moment I stepped in, as the first thing that greeted me, other than Teo's staff, was the noxious smell of a heavy application of pesticide. Initially, I thought that maybe a few roaches managed to make their way into the unit and that we'd seen the last of them, but it soon became clear that they were everywhere: inside the fridge, the cupboards, under the couch, in the bedroom and even in the shower curtains. The host offered to send his staff to plant roach bait, which to me was unreasonable as this should have been done when the unit was empty! Needless to say, I immediately wanted out of the unit. I expected the host to be understanding of my concerns but instead was met with resistance despite providing photo proof of the constant presence of roaches. My request for a full refund minus the two days I spent in the unit was immediately rejected and the host didn't budge until I mentioned involving Airbnb in the resolution process. In the end, we settled of half of the money to be refunded. It was not what I wanted, as I felt that it was not my fault that the unit had issues with sanitation, but I needed to get out of the place immediately and did not want to wait until Airbnb provided a resolution. This unit is a classic case of a investment that has had none of the profits invested back into it. Though it was one of the lower priced rentals in the area, that is not an excuse for the lack of proper sanitation and cleanliness that any reasonable tenant would expect.

Thomas is a nice person but unfortunately he was sensitive to a certain common household insect so he left after just a short stay,but I did gave him some refunds even though the terms and conditions stated no refunds if guests left before the end of stay. A certain type of insect is attracted to the apartment if previous tenants leave their food waste uncovered so that is why I will need to remind again tenants to please tie up their food waste inside trash bags as a preventive measures. I also called in a professional pest control firm,just after Thomas left and hopefully there will be not even one single insect or ant after today but in my opinion, the long term solution will still depend on tenants to cooperate with me by tying up their food waste in trash bags to avoid attracting insects or ants into the apartment for the next incoming guests. I do not mind spending money on professional services to improve the apartment as long as the guests coming here to stay -feel happy. Hopefully the next incoming guests will feel happy not seeing even one single ant or one other insect in apartment. I will continue to improve the management of this and my 7 other manila apartments even though i know we are not perfect. Overall, i feel that Thomas is a nice guy.
